First, thank you to EYL and Inside the Vault (Ash Cash)! Without this platform, I would have never seen this video. Ash Cash, you did a wonderful job interviewing Mrs. Dana Christian. Dana, you have a new customer in me. Thank you for your humble and gentle spirit in sharing this information. I've seen many people who have become millionaires who speak so arrogantly that I decided not to purchase any of their products. You are who I need at this moment in my life to reach the goals I've set. You are an answer to my prayers. Blessings upon blessings upon you, Dana!

My question is the on the 0% credit cards the interest rates are on 0% for a limited time for like 10-12 months how are you paying back these credit cards in that short amount of time before the interest rates move up after those introductory months pass by? That's alot of money to have to pay back in 10-12 months if your not flipping the property

I would like to know if I get approved for a business credit card am I buying the property under the same business name I used to get the funding, or am I using my personal name ? I’m approved for a home loan just getting a better understanding of this business credit, do I have to pay taxes on my cash flow? Is it better to just use my own money if I have it for the down payment and closing costs? Especially if I don’t have the best understanding of business credit?
@almmason7 Жыл бұрын
No, you are not using your personal name. You will buy under your business entity name for your protection. If you put it in your personal name, if you are sued by a tenant the courts could force you to pay money from personal money or take the property if you are found guilty. This will work if you keep all personal funds separate, do not comingle your personal money with your business money. Keep it all separate.
@almmason7 Жыл бұрын
Yes, you have to pay taxes on the profits but talk to an experienced cpa in real estate investing because if you do a buy & hold, your keeping the property becoming a landlord you can be considered a real estate professional and an active participant in the management of the property You can write off most of the taxes. If you do a fix & flip it's considered similar to a 9-5 tax rate, unless you do a live in fix & flip and live there while you fix it up. This is when it can be in your own name because then once you sell it you can take off the 1st $250k in capital gains tax/ profits & $500k if married. 😮
@almmason7 Жыл бұрын
I would say be careful and get professional advice from either an experienced real estate investor, real estate attorney or CPA because it depends on your situation. If you use the business credit cards make sure you do your research on the value of the property and the after repair value of the property and what you can actually sell for and profits after taxes. So, you can pay the cards back quickly. Otherwise, if you have the money you can fund your business and use the money under your business name to still use as a down payment and buy the property.
