First the Laundry on the first floor, I like to have a bedroom with two single beds for the crew, One cook and one more for the cleaning the house with small full bathroom, laundry outside with one more freeze, and upright freezer. More closets in the two bedrooms, and one stove with exhaust fan to discharge all the fumes out of the living area. you have to know i love this house, and the presentation, Good job. TY

I only really have one comment to add and that is that this was a very professional and entertaining presentation. I am sure that one concern people may have is maintenance with such high ceilings but I am sure contractors are available to handle that.

Wanted to, but amazing how fast 8 weeks goes by and limits how many places one can get to. 380,000 gets you very little where we live in Las Vegas. Probably one of the best places in Pattaya I've seen. Spacious, sexy, modern. In my area $380K would get you a townhouse/condo, 2 bedrooms 1 bath, never furnished, the area will be decent, there will also be a condo fee of $400 or more a month, no pool, no gym, thin walls and 1 parking space.

It is pretty good for the price, for where I live but I thought the dollar stretched even further in Thailand. There's some great things about this home you guys did a good job on the video although I would really like to know what is in walking distance and how far is the beach I think 98% of us potential buyers are considering moving there for the cheapers costs snd beaches. Regarding the home it's very well put together for the price although the upstairs living area needs to have a railing to talk down to family not a window. Window in the room is fine but its a waiste of the upstairs being able to communicate with people on the downstairs. Maybe when you talk about pool depths you can give is feet as well as meeters so we dont have to google it hete in the US we dont know anything about how much a meter is. The pool looks nice but only for small kids. Me and my kids are tall and 4ft and boing do tiny its almost unusable. But I unberstand its not a million dollar home. Property yard/land super small. Well done video and I would consider it if it was in walking distance to the beach but that pool is just for little kids so un usable so would need beach.

The apartment units are very nice, but the only complaint I have with the developer is that you don't always have private apartments. The units are stuck very close to each other, and this would discourage me from buying. I like privacy and not someone looking into my property from next door

Hey Chef! Not directly in your name unfortunately but here’s how it’s done with us: 1. Our lawyers set up a company with you holding 49% shares - BUT 100% voting rights in the company 2. 4 Thai lawyers from the same firm are placed on the company at at 51% (each have 12.75%) - they will have 0% voting rights in the company! Completely legal, but that’s the loophole on how expats are buying land through a Thai company! 👨🏻🍳

You can own the property freehold through your Thai company. Just to mention at 49% you’re actually the majority shareholder giving you all the control within your company, you cannot be voted out of the company, no one else can make decisions in the company without your signature. The other 51% is split between a minimum of 2 Thai share holders 25.5% + 25.5% This is a condensed explanation but hope that helps!

Do Thai people get cheaper prices than foreigners in this development? Thai property depreciates fast, and it is a bigger problem if you paid 20% more than other residents. Renting is very attractive in Thailand as owners don't get much of a return.

Nope! Thai people don’t get a special price at this project, to get the best price it depends on the quality of your agent. One of the main reasons why people are choosing Pattaya to invest their money is because it’s a rapidly growing city with tourism & the government funding this expansion - if you’re looking for appreciation, Pattaya is a good bet in most areas. I’d have to disagree with the rental return, of course it comes down to the individual project but if owners didn’t make much returns, there wouldn’t be so many rentals on offer (6-10% is the average yearly yield) 😁

I agree people are hospitable but when it comes to real estate there are too many crooks!
