There is a catch here, in 2nd scenario(where MF return is 6%), if we pay the amount extra 2000 in emi. We will not only save more than 5 lacs, but also save 5years. Because it will completed 5 years before, but when we start a SIP of 2000, we are paying for 20 years. I think you need to put this point in the video. Otherwise all good...LLA team is really doing a great job, keep it up 👍👍

Exactly, none of these videos covers all angles. What abt risk of losing job? Not only will you lose house but your investment could be worthless if market is not in our favor. Also, I dont understand how these finance guys say not to buy house. What would you do when you are retired? Go live with your kids?

Here, I have considered after paying loan in 15.5 years, We are investing 16700+2000Rs.for 4.5 years at interest of 10%. With this example, In 1st case of repayment in 15.5 years and then investing (10%) 18700Rs. for 4.5 years, you will get around 11 lakhs only in cash . The interest amount of 5.5 lakh you saved by prepayment, you will not get that money. Wherease, in 2nd case of investing (10%) 2000Rs. for 20 years, you will get 15.31 lakh rupees in cash.....and you have already paid the complete loan with interest.... So, after paying the complete LOAN with INTEREST you will get total CASH amount in --- 1st Case -- around 11 lakhs 2nd Case -- 15 lakhs+ So, you decide in which case you are getting more PROFIT.... Prepayment is better only when you will get LESS RETURNS in your Mutual Fund than the INTEREST in your loan... Hope u understood the complete scenario well... 👍🏼 😀

If Mutual Fund RETURNS are greater than the Loan INTEREST, then Investment is always BETTER..... But if the Mutual Fund Return is 6 % which is less than the loan interest of 8% , here in this case Prepayment is definitely BETTER.... 👍🏼

You need to pay tax while withdrawing the MF amount.. Hence we need to subtract that as well😅

only catch, if you choose Prepayment then principal paid is still 20L and saving of 5L. wherein investing 2k per month for 20 years means 4.8L additional then your earning comes of 15L. I find first case always better

Start investing (even in FD, RD Post) 100 Rs investment is better than no investment. I have seen people who earn 50-80K and keep thinking I will understand first and then invest and never invest.

thats true but home loan is an exception. it gives many tax benefits and interest rate is also very low and also no pre closure charges. yes it depends on case to case basis. but most people benefit from running home loan rather than closing it. we can keep extra funds in FD for peace of mind.

There is a fallacy in this argument. You haven't considered Prepayment penalty and Tax on mutual fund returns.

Bank wale itne frequently prepayment nhi krne dete,, aur krne bhi dete h toh interest settlement m shift ho jata h wo extra paisa,, unless you have a written statement from manager that it will be paid for your principal amount,, but manager ye krta nhi h jldi

Problem ye hai sir ki ye jo 20 lac sip se aayenge wo end me aayenge. Tab tak 20 lakh will be like 5 lakh rupees due to inflation. Jab ki ham sip aur loan tab pay kr re h jab inflation hit ni hua ha....

I think we are forgetting one thing..if we repay our loan in 15.5 years, we get 4.5 years to invest our full amount of emi i.e. 16700 rs in this example + 2000rs total 18700.and if we invest this 18.7k amount for 4.5 years with 10% returns we get around 11 lakhs.. we already saved 5.5 lakhs as interest.. so total 16.5 lakhs.. and if we invest 2k for 20 years with 10% returns we make around 15.31 lakhs which is slightly less.. I think repaying loan as early as possible is good option..

@@abhinavgupta6943 @Abhinav Gupta agree we would not get cash in hand but the total cost of house increases by 5.5 lakhs.. imagine the situation where both sell the house after 20 years. If the purchase amount is 25 lakhs, one paid 15 lakhs interest and other paid 9.5 lakhs interest..nd if both people sell it for 45 lakhs.. whoever has made the prepayment has slight better return..and yes one thing is right if mf gives 12% returns then one will get better return than prepayment..but again it's always better to get out of the loan Trap.. my personal preference

Better do maximum prepayment in the initial years to save interest, as initially major part of the emi will go to interest than capital.

If the invest that major part initially , then also you'll get better returns and interest paid for home loan. Home loan is expectation which one should never think of prepayment, else you'll be in loose. You can do comparison between emi calculator and sip/RD calculator ...

One more thing - Pls do not go for early settlement let's say anything after half of the tenure (i.e. lets say 20 year is you loan tenure then after 10 years) - Reason 👇, The interest component is usually high in in first few years - only a miniscule amount is reduced from your principle - So if you do early settlement after 10 years, it would mean, you have already paid the interest and now you are not using the money for the number of years you have asked for

There is a flaw in the calculation and not a like to like comparison. Prepayment was assumed to be done only half yearly and Mutual fund investment was assumed monthly. Hence you got a faulty outcome that MF at 6% return can be still beneficial. Always do a like to like comparison for accurate results.

Here you're paying less or saving money that goes towards loan interest over the tenure. So it will lower the burden of interest. But you needed to consider the inflation, which is what the team LLA didn't mention in this short.

Here, I have considered after paying loan in 15.5 years, We are investing 16700+2000Rs.for 4.5 years at interest of 10%. With this example, In 1st case of repayment in 15.5 years and then investing (10%) 18700Rs. for 4.5 years, you will get around 11 lakhs only in cash . The interest amount of 5.5 lakh you saved by prepayment, you will not get that money. Wherease, in 2nd case of investing (10%) 2000Rs. for 20 years, you will get 15.31 lakh rupees in cash.....and you have already paid the complete loan with interest.... So, after paying the complete LOAN with INTEREST you will get total CASH amount in --- 1st Case -- around 11 lakhs 2nd Case -- 15 lakhs+ So, you decide in which case you are getting more PROFIT.... Prepayment is better only when you will get LESS RETURNS in your Mutual Fund than the INTEREST in your loan... Hope u understood the complete scenario well... 👍🏼 😀

Not sure what was reason behind it. But anyways campare to other KZbinr their videos r more realistic and implementable solution r given. So overall work is appreciated.

A time factor makes things complex. This is correct for only one loan and no further loan required. Just assume you purchase a home in your 30's for 30 year of loan tenure and at the age of 45 you need to take huge loan for your child education the EMI of 20K will lower your loan capacity by 18-22 Lakh In that case if you had completed the loan early makes more sense.

Let do some calculation here in case of 6% example In case of prepayment we have to pay- 16,729*187 emi =31,28,323 + Prepayment 2000*186 =3,72,000 Total emi and prepayment= 35,00,323 In case we do sip 16,729* 240 emi= 40,14,912 2,000 *240 = 4,80,000 Total emi + sip investment= around 45,00,000 Extra paid is 45,00,000-35,00,000 = 10,00,000 And we have now total value of sip 9,28,700 And still it's 72,000 less and that too if we continue to do that for 20 years And with some other calculation we would save around 72,000+16,000 = 88,000 by prepayment not by sip Bhai basically proved how to make more with less interest rate

Agar 6% hi chahiye to ise acha govt. bonds ya post savings me paisa dal de. Dono 7-8% interest dete hei. Aur kuch nahi to koi 1-2 achi company pakad k usme paisa dal de to bhi wo average 10-12% return de dega agle 10 saalo me.

और जो 2000*20*12 = 5 lakh इतना पैसा mutual fund में लगाया, वो भी तो आपका था। मतलब 20-5 =15 लाख आप interest बचाओगे, 5 लाख तब भी देना पड़ेगा। और अगर 6% आया तो और ज्यादा
