It’s difficult to pick a favorite with so many lovely pieces. I really like your trestle table and think it works great with the brick walls/loft vibe. It has contemporary lines but with a warmth of years gone by with that substantially thick, chunky wood. I think it will wear great under whatever stressors it might encounter in a rental situation. I’m sure you’ve researched all the dos and don’t of rental property. Speaking from secondhand experience... my sister and brother-in-law bought a lake house and put it on a vacation rentals program. I met them at the lake house and we had several days and so much (exhausting) fun of non-stop picking out all the furniture and accessories! It’s definitely a bit overwhelming when outfitting an entire house all at once. Later we realized we should have bought backups of things like glassware, dishes, cutlery, spatulas and yes, even measuring cups. 🤷🏻‍♀️🤦🏻‍♀️🤷🏻‍♀️Luckily she found matching pieces/sets still in stock to makeup up for missing and broken pieces. Anyhoo... the point being don’t have anything too precious that you won’t be devastated if broken, ruined or gone missing. If I were you, I might be finding a sweet spot for that lovely antique triangular bowl at your home! I love that piece and it would definitely be difficult to duplicate. Something you might want Butch to do is make an inventory spreadsheet, room by room of EVERYTHING that’s not nailed down. I can easily see a Dyson hair tool accidentally getting wrapped up in a makeup artist’s bags if her assistant didn’t realize they were using the property’s Dyson (you may also want to put labels on things like your Dyson items). After the rental session and either before or after the cleaning process, check off the inventory list and count any missing coffee spoons that accidentally got thrown in the trash can or left with somebody in a coffee mug. Immediately charge it to the credit card on file with that rental and be more than accommodating to refund it when the item in question is returned. Of course you may want a nominal fee for a missing fork but definitely a replacement fee for a missing Dyson hairdryer! You decide whatever works for you. If that white sofa ends up with red wine stains, or a black smudge from a dirty C-stand, you may need a charge for a cleaning or replacement covers. 🤷🏻‍♀️ Having spent years in the professional film and video production industry, I know there can be accidents and mishaps when on location, no matter how careful people try to be. Chipped edges, corners, door jams, smudged walls, etc. that require repainting and repairs should be listed on the rental agreement as well as being responsible for any lost/broken/ruined items. Of course this is only effective if an inventory is done each time. Take pictures before the rental guests arrive (with current date and/or timecode)... not only for the current condition but a huge help in putting things back in place after a big shoot! Not all set decorators/art departments are diligent and remember to take their own before pictures to get everything back in the proper place before they leave. You’ve done such a wonderful job and think this lovely space can be such a great income property but just prepare yourselves for mishaps. We all have accidents in our own homes and we’d like to think people are even more careful in other’s homes... but accidents still happen! Being prepared is your best defense... whether prepared by having backups and replacements or being prepared for it not to hurt your heart too much if a favorite piece gets damaged. When you put so much into making everything fabulous it often hurts the heart more than the wallet! ❤️💔❤️ Looking forward to part two when everything is in place and ready for rental! Great job everyone! 😍😍😍

Incredible aesthetic! A wonderfully unique mix of different designs, colors and shapes that on the whole reflect personality in space which I have always found absolutely essential for any home! The marble effect of the coffee table alongside the stunning lamp and green armchair are stunning! The vintage cabinet with this amazing retro style orange lamp look a marsh made in heaven! I live the country-like feel of the big dining table and I love the colors and textures I’d the bed settings! As I said, one’s home should exude personality, interest, uniqueness in tandem with functionality and fun!! A very aesthetically pleasing result!! Apartment is as I expected gorrgeous - love the dining table & chairs, green armchair & cushions love - grt shade of green, the bendy glass lamp. I love glass - I have lots of Murano glasswear, cannot resist it, most bought in Italy , but your piece for £60 is an absolute bargin. I have a piece like that , same size bought many years ago in Venice it was £250. It can be difficult to make a property stylish as well as homely & welcoming, because something very stylish which your apartment is can feel as though nothing should be touched or sat on. You have managed both - uber style & a welcoming vibe.
