Hi, Hope you are doing well! Nice video and I must say very informative and insightful. Just a minor correction or query from my side on the example of Home loan. You have explained that we made 1.5cr (2cr as house selling amount minus 50L to bank) from just putting 30L (owned fund) and in this case we made a profit of 1.2cr. But as per my limited knowledge this whole 1.2cr is not a pure profit we have to deduct additional 20L as principle and plus all the interest amount I have paid to the bank as a part of the EMI during those 7 years. Note: bank charge interest very high in the initial period of loan (Banks simple don’t reduce our principle amount so easily, if they are reducing our principle amount of 20L then I must say we have already paid double or may be triple amount of interest on this 20L (so have to consider this amount also while calculating pure profit). Plus house maintainance charges for those 7 years and capital gain tax during this transaction. So, in this case we hardly made attractive profit. Ya, I am agree we are in surplus/positive side but these things to be consider to calculate exact/core profit. I am your big fan and thats why putting this much efforts, I just want that your video don’t mislead anyone. Thanks
