Most of you may know about Mumbai Highway, but for those who don't know it in brief:
NH 65 or Mumbai Highway - This highway is 900 km long and connects the cities of Machilipatnam and Pune passing through Andhra Pradesh, Telangana, Karnataka and Maharashtra.
Mumbai Highway is an important 4 lane national highway for Hyderabad - Mumbai. Both Hyderabad and Mumbai are fast developing cities and there are many business transactions between them. Major areas connected by NH 65 in Telangana are: Zaheerabad, Sangareddy, Hyderabad, Chautuppal, Narket Pally & Suryapet.
NH65 is a very important highway for Telangana and a lot of industrial development has taken place along this road from Hyderabad to Zaheerabad. Earlier only heavy vehicles used this road mostly for interstate travel. But in recent times the number of private and personal vehicles has increased.
Several days ago, the Prime Minister started development programs in Telangana with 7,200 crores. Some of this was allotted to Sangareddy.
NH 65 from Madinaguda to Sangareddy x Road has been raised as a Six Lane Road and a cone has been laid. This will make commuting between Pashamailaram Industrial Center - Madinaguda easier.
Apart from this Kandi - Ramsanipally NH 161 is also being developed.
These add more value to the area.
As we can see, Hyderabad-Mumbai highway has seen a remarkable development in the last few years. Establishment of international organizations especially in industrial sector, food processing, distribution centers, pharma SEZ, IT institutes and also establishment of leading educational institutes etc.
But it has gained some momentum due to the policies of the previous government, with which the investors who have already invested are seeing a good development.
I will look at this area in 3 parts.
1. Kukat Palli, Miyapur - Pathan Junction (starting from Madinaguda)
2. Pathan Cheru - Sangareddy
3. Sangareddy - Sadashivapet, Budhera and Kankol above it
Now let's take a look at the first part, Miyapur, Madinaguda - Pathan Cheru in brief:
It is a developed area and has a lot of traffic. A 20 years ago it was like a small adiv. A yard today is worth millions. No need to talk much about it.
Now the second part: Pathan Cheru - Sangareddy: It can be said that this area was somewhat accessible till last 3-4 years.
However, now it is not available to the middle class.
Here are some important areas: Isnapur, Pashamailaram, Bachuguda, Kaulampeta, Kandi, Pothareddypalle, Bhanoor, and a little further away Eddumailaram, Shankarpalli, Mokkila etc. are also areas in high demand. ORR runs between Pashamailaram - Patancheruvu. It connects Sangareddy - Financial District - International Airport.
Also setting up an IT Park in 100 acres at Sangareddy, Flipcart fulfillment center, Sultanpur Industrial Park, Toshiba, Rajesh Exports, Food Processing Companies - PepsiCo, Parle, Heritage, Bambino, etc. Some important educational institutes and companies are: IIT Hyderabad, Geetham University, Voxen International Business School.
Just 15 km from ORR. (The area has mostly residential and industrial growth).
Mumbai Highway, National Highway 161 s

20 km from Shankar Pally
Extension of Metro Extension to Isnapur
Isnapur Pharma SEZ
Being able to reach places like BHEL, Financial district within 20 minutes.
Water Availability : Manjira, Singur, Aminapur Lake etc
Sadashivapet is just 30 kms from Isnapur and takes you 35-40 min on Mumbai highway. held It can't be said to be far these days.
That is why even though the rates have increased, Sangareddy remains low compared to other parts of Hyderabad.
Before discussing this we have to ask a question, why are investors going beyond Sangareddy?
Some of the reasons I know are:
- Affordable prices (compared to Sangareddy, Isnapur areas).
- Growth opportunities
- Highway connectivity
- Industrial Development etc
- Metro extension up to Sangareddy
And what are the reasons for these prices and development?
A development based on the Mumbai Highway.

Zaheerabad - Sadashivapet Development
But based on these four-five things, can we set such a rate? Let's examine these points.

As far as we know, it is still in Proposal stage only, it has long way to go, some experts says that we might take upto 2030. Will update or make another video when we know about it.

Yes, we believe generally, it is good investment, but it also depends on various other factors, so please explore it more and get a advice / analysis from local real estate experts.

Hi Sir, Is it ok to invest in Sadashivapet (4.5 km from highway) now if we get it @11k per square yard considering the government change in Andhra Pradesh??

Hi Raghu, As we mentioned in the Video, pl. take the decision based on your investment profile and waiting capability. As per our research, the current resale value is around 12-15K, if you are getting it for 11K, then it is good price. Pl. evaluate the below before you invest: - Check the approach roads - Growth opportunities - Check legal validity (don't compromise on the lawyer expenses). - Waiting capability - How far from proposed RRR (it will make lot of difference). Hi shankar, based on our sources, it is just announced as part of the election campaign, it has to go through multiple processes, like budget allocation, contract bidding and identifying the contractor, then actual work. We are also hoping that it might start by the end of 2024 and complete in 2025.
