Investing in REITs & InvITs | The 4-tier framework to pick the best REITs and InvITs

REITs or real-estate investment trusts and InvITs or infrastructure investment trusts are unique investment products. They pool together money from investors and invest it in commercial real estate and infrastructure projects, respectively. A majority of cash flows from these projects are distributed to investors periodically. And investors also stand to benefit from the rise in the unit price of the REIT or the InvIT. As of now, there are 4 listed REITs and 4 listed public InvITs in India. In this video, we discuss how you can analyse these REITs and InvITs.
We have prepared a four-legged framework to analyse REITs and InvITs. It includes assessing the portfolio, financials, distributions and valuations. The REIT or InvIT portfolio means the assets that a REIT/InvIT has invested in. Financials are normal statements like the income statement and key ratios. Distributions are the periodic payouts from REITs/InvITs. And valuations are about assessing if a REIT or InvIT is fairly priced.

How do we find the NaV of REIT/INVITS? Other than going thru annual report?

Hello, since the NAV calculation requires assessment of the value of the assets of a REIT or InvIT, experts and industry valuers undertake this task. For this reason, NAVs of REITs/InvITs are not calculated on a daily basis unlike mutual funds. They are assessed periodically or on a half-yearly basis.

Hello, unfortunately, as of now, REITs and InvITs are not available on ET Money. However, you can consider mutual funds investing in overseas REITs, which are available on ET Money. There are two such funds: Mahindra Manulife Asia Pacific REITs FoF and Kotak International REIT FoF.
