From the information told, let me guess the location. Pune Upper Kharadi township riverside facing flats. Please don't invest unless the disputed land is cleared. It is pending from 2018-2019. Developers are telling lies to everyone. There is no proper road. I repeat no proper road to support the township.

बिल्डर फसांकर फ्री कि फंडिंग ले रहा है प्रोजेक्ट के लिए । हजारों मकान के प्रोजेक्ट दिल्ली NCR में 10 साल से फसे पड़े हैं । कृपया, सिर्फ रेडी टू मूव फ्लैट मकान को ही खरीदें । वो भी वकील और दूसरे लोगों से सलाह लेकर ही 🙏 सेल्समैन या बिल्डर की बातों के चक्कर में न पड़ें । हर चीज लिखित में भी होना चाहिए 🤔

What will someone who sells stock and mutual fund recommendation service say about real estate invesment? Same as a real estate broker would say about investing in shares and MF. Conflict of interest. MF guys also sing the same song of power of compounding and direct funds, index funds etc etc

Real estate as an investment not a good, first of all location, society people , property tax, society, electricity charge, maintainence problems, price you are buying and if you want to sale finding seller, negotiation and dealing with brokers, lawyers, long term/short term taxation many problems. If Property is not in good location or society, not good builder then its surely loss. Think 10 times before booking

Real estate is like buying stock with 33-50 PE ( Because rental yields in India is around 2-3%). 50 PE stock has sometimes growth to justify that valuation. Real estate usually does not have that growth.

Your Customer is not revealing his full financials to you.. As he is retiring soon, he is bound to receive a huge sum of gratuity from employer possibly in the range of 80l to 1.5cr or even more. As per UAE rules, employers need to pay 1 full months salary x total years employed as gratuity.

Apna ghar lena life mai bahut jarrori hai ,in sab yuotubero ka ghar stock or mf ka promotion karke hi chal raha hai ,mutual fund or share market ka koi bharosa nahi ,aaj jo ghar bana loge to social security hogi ,population lagatar bad rahi hai land limited hai aaj nahi liya to life mai kabhi nahi le paoge ,agar market 60% crash ho gaya 2008 ki tarah ,or fir 10 sal tak recover nahi hua to kya karoge ,japan ka market 40 saal baad recover hua yaad rekhna.

Put this money in real estate if you wish to live there yourself. Investing in real estate is not a sensible idea. You lock your money that cannot be liquidate as and when required. Better be invested in market for a long term and see the miracle it creates.

Sir, there is one more perspective to the decision on whether one should have MFs or stocks or both, apart from return- accumulation. If I have MFs only and SIP in it, I will save only the SIP amount and any extra money will go into spends. But if I have a stock portfolio also, then my target would be to accumulate stocks from that extra money. SIPs will continue. So, this behavioral aspect should also be considered. For me, SIPs bring continuity in accumulation and stocks brings aggressiveness in accumulation.

Not possible. Real estate rates increase at actual inflation rate. Also, the base investment is ten times than the money you hold at starting point. (Due to loan).

Loan mortgage on house will have rate of 9-10%. Sip plan does not necessarily guarantee that return in that time frame. But an attempt can be done for a smaller amount and Lump sum investments at suitable times
