Golf homes phase 1 and kigswood are also completed by Varindera only, news are full of people complaining of missing amenities. No DG, locked and incomplete clubhouse, even boundary wall is broken at many places. They also built many DDA societies in dwarka and nearby. Go and see the finish and quality. They will not deliver the same quality for m3m and nbcc due to obvious reasons.

@ u have to check the quality vs price of those construction. None of the old ones are mivan . Mivan construction itself offers inherent quality … btw kingswood and golf 1 are good if u consider the price wrt construction quality … at rs 3.5k per square feet initial cost kingswood and golf homes1 are excellent properties …..u won’t get anything below 6.5k per square feet even with old brick construction in these old brick societies now…. Every society even the most luxurious ones takes a minimum 1 to 2 years to settle down. However, quite a few middle class societies and dda societies suffer more because of cheap mindset of residents there who are generally unwilling to pay maintainance charges

@@abhishekmehrotra123 I own one unit in Gnida west at 3.5k rate... Bought in 2021. Excellent quality delivered. Price and mivan construction is never an excuse for missing amenities or bad finish of tiles, bath fittings, kitchen counter all scratched up etc... You know what I suspect NBCC will make same excuse at delivery of these flats. "Market price se 30% discount me mile hain aapko" thoda upar neeche to hoga. Just putting it out there so people don't get trapped and analyze all perspectives. These may not be bad units altogether, as location is good, delivery is guaranteed and registry will happen 100%. But expectations have to be managed on quality, finishes and maintenance. Some of these aspects brokers like White Hat reality miss to tell people.....

I am interested, but I have some concerns regarding aspects such as upcoming towers availability to purchase units, exit plans, construction quality, timely project delivery, post-completion management, penalty clauses, etc. I’m unsure how straightforward it would be to deal with NBCC. As this will be the developer's first project to launch and build from scratch in Greater Noida West or even Noida, it is indeed challenging to predict how it will perform post-possession. That said, their recent developments, like Crystal Homes in Noida and Enchant Towers in Greater Noida West, have received positive feedback for their improved construction quality, which is encouraging. Regarding NBCC's involvement, they are acting as the Project Management Consultant (PMC) here. After a few years, the society's maintenance will be handed over to the Apartment Owners Association (AOA), which will then have the authority to decide on the maintenance agency.

EOI date has been extended 3 times now.... Something tells me that there is very less demand for this.... NBCC should quit the EOI route and do open sale with applicable discounts. Open up the entire inventory and not try to sell less premium towers first... Maybe they will start seeing good numbers then.

They have received 307 Expressions of Interest (EOIs) over the past 1.5 months out of a total of 500 units. This response is not very encouraging, as EOIs rarely translate into 100% sales. They have changed the strategy for bulk sale to some partner firms.

Whitehat Reality, They are bulk auctioning of the project. I believe here firms will buy the bulk units and sale in higher price as retail. However they were able to get EOI for 307 units out of 500 units opened for EOI around 1.5 months back. This is not that much of the great response as 100% EOI never turns into sale. Being an individual can I see opportunity to buy the unit at lower price in retail sale or there is a setback and can expect higher price?

@@sourabhaggarwal7812 No. As I understand it, NBCC launched project on price they thought will be sold with minimal effort. Post more than a month, they were not able to sold the designated 500 units completely which they planned initially. The reason is that still many buyers hesitate to enter into NBCC projects due to many factors which @Whitehat Reality explained in their previous videos. As NBCC do not have proper marketing team like other builders to make an effort to sell the units, they are going to involve private marking team with bulk auction. So private marketing team will sell the remaining units as soon they are authorised after the bulk auction. Whatever rules regarding resale will be applied to end the users but not the marketing team.

Only EOIs are being taken for now. Even if 200 EOIs are received (which I doubt), not all will convert to bookings.

I am in touch with nbcc marketing team till date 350 + eoi is received and in term of extra charges only ifms and edc are charge extra which come around 3-4 lakh , gst will not be charged as disccussed by depend of court,

NBCC is very slow. Project will take at least 10 years to complete. Go for it if you can wait for that long.

Whitehat Reality, They initially sent an email extending the EOI deadline to January 28, 2025 and updated on their portal as well, but have now abruptly closed it and decided to auction the project in bulk. This behavior is unprofessional and raises doubts about the consistency between their words and actions. Such conduct at the beginning of the process is concerning, and they should prioritize professionalism. After all, there are end-users who will ultimately purchase the units, but their focus seems to have shifted elsewhere. This inconsistency raises further concerns about their reliability. It's uncertain how they will handle matters once they have the buyers' money.

120-150 EOI's already received without any marketing by fake real estate agents. Location is super premium as the connectivity to noida is going to be improved via new under pass and connectivity to nh24 is going to improve via elevated road. Both these developments going to happen near gaur city mall very soon.

Moreover, considering NBCC's Phase I, which still has many unsold units (or ready for re-sale) with comparatively lower price and loading, achieving full sales seems unlikely. That said, I fully agree about the location advantage. However, I believe the price should be slightly lower.

NBCC is playing a practical joke here. Bulk sale through auction not only limits the chances for end users, but also creates confusion, doubt and raises many questions around the un professional and hit and trial approach. Auction will not doubt be a failure, but will give pain to people who gave emd in the initial phases of sale. The price there was 7550/- per sqft. But in auction you could potentially get the unit at 6500/- all inclusive... So people who gave emd money should ideally not go through with allotment at 7550/- and go for auction for a chance to get it cheaper. Else they will feel cheated.

I think in auction chances of price shooting up are more because big investors will get into the game now. 6500 is base price and by the end of auction price can easily be 10K. Price manipulation will happen and I dont think auction will settle at 6500 only. Also registration fee for eauction is around 11k and that too non refundable so normal people will not jump into, its just for the benfit of investors

The quality issue was there in multiple Gurgaon properties including highly premium ones like Chintels / Experion and M3m because of water mafia supplying chlorine swimming pool water to construction sites which resulted in corrosion of concrete and saria . However mivan construction has precast blocks so no such quality issue can arise in new properties… nowadays nbcc gives construction contract to gaur / tata etc so just chill …..

How absolutely useless is this content! I can bet that nobody from their team has even visited this project site. The photos and drone shots are used are from last year. I visited this property a week back and this looks pathetic. No entry/exit is manned. Anyone can enter and exit at their free will. No greenery, no club house. It just looks like a government community center. That’s all.

We sincerely hope this project turns out to be better than their previous ones, especially since it’s being built from scratch and without the funding issues that plagued earlier developments. NBCC has been delivering some commendable projects in Noida and Noida Extension for the prices they are being traded at. Even Golf Homes isn’t a bad project considering the price it was initially sold for. However, buying Golf Homes at prices above ₹6,000 per square foot doesn’t make much sense. Our team has visited the project multiple times, and we have a deep understanding of the real estate market. If you don’t appreciate the effort and insights we bring to our reviews, we’d kindly ask you to refrain from commenting negatively. Rest nbcc construction has improved considerably after Mivan technology use … pls see the quality of crystal homes towers with mivan construction. aThe initial booking was at Rs 2900 psf and now sold at 10k to 11k psf
