I am looking to move next spring and I have emails coming daily of the home availability - in the last month at least 2 x as many are coming through with price reductions, some of them in the 5 figure amount and I am looking at a $450K top amount....beg to differ with your assessment

We are seeing more and more price reductions on homes under the $425k mark. Especially with the large builders such as CBH in their communities in Nampa, Kuna and Caldwell.

When home builders offer incentive programs, it's not the same as directly lowering costs, though it can have a similar effect for *some* buyers (especially those who are relying on financing opposed to paying cash).

I don’t live here but visiting a friend. I feel that if officials don’t start loosening zoning laws to meet the housing demand in order to make homes more affordable with the wages, Boise will soon be your next California crisis with homelessness with the amount of of people moving in. There are a lot of out of state investors in the Treasure Valley and they will cause homes to be out of reach for many families. If that’s all people care about is making money off of homes, then best of luck getting homeless people off the streets.

Thanks for sharing your perspective! You've raised some important points about the challenges Boise and the Treasure Valley are facing. The rapid influx of people and out-of-state investors is definitely putting pressure on our housing market. If homes continue to become less affordable for the average family, the gap between available housing and the needs of the community will (of course) only grow as well, and that is definitely concerning. It's a pivotal time for our valley, and we need our local officials to strike a balance between accommodating growth and maintaining affordability or our region could definitely face some tough challenges ahead.

Predicting a housing crash is going to happen is just as dumb as predicting one isn’t going to happen. Unless you have a crystal ball or PhD, don’t predict.
