Hmm - interesting take. Our current bankruptcy rate (across Ada County) and in all 9 of the communities we toured you through is less than .009%… so… 🤷‍♀️

There are still lots of trees (so Boise can thankfully keep its namesake, ha) - the newer construction neighborhoods sometimes have that “plucked chicken” look for the first few years.

You’re not wrong. Our housing prices have exploded over recent years due to our market’s imbalance of demand and supply. Typically, the retirees we’re currently working with have a budget of over $450k.

Thanks for watching! And great question - we are still struggling with lower inventory than demand. If/when rates go down, we will likely see an uptick in inventory (as we also have a large number of wouldbe sellers who are currently locked in with rates under the 3% mark & can't stomach swapping those rates for today's current rates (which are in some cases double that). That said, if rates go down - then of course the hopeful buyers who are holding out to buy will also multiple exponentially. So, that increased demand would likely keep prices at their current level (or we could even see prices increase). That all said - oh to have a crystal ball right!? Interestingly, we are also seeing homes sit on the market for a longer period of time, which is certainly telling. And that's partly due to the time of year (the market always cools down and slows up around the holidays). Additionally, we're seeing a number of our large builders drop their prices and/or offer some pretty great incentives and concessions at close... and well, the builders have their finger on the market's pulse, so their actions and incentives are definitely worth watching. @Livinginboiseidaho-candid Pretty State wide really. Lots in the Salt Lake Valley. Housing prices have sky rocketed here as well. Resources, mainly water are really getting pressured as well. We have always been the 2nd driest State in the nation but the housing explosion has taken that to near critical.
