Waterway Terraces at Punggol is definitely one of the more iconic HDBs in Singapore, with its rice terrace-inspired design and ambitions to be as eco-friendly as possible (part of the vision of making Punggol Singapore's first Eco-Town). It isn't all just about its architecture, however, as Waterway Terraces location is about as good as it gets. It is situated just opposite Watertown, which is an integrated development. So you get access to a shopping mall (which is well equipped) as well as the MRT/LRT and bus interchange (temp location for now).
That said, Waterway Terraces is not without its quirks. Its elongated design means that it has reverted back to a common corridor situation, which isn't the best for privacy. Plus, maintenance in places does leave much to be desired.

I stay in punggol and whenever i see this estate, it reminds me of a large worker dormitory with its longish design and especially clothes hangin g outside. As many have said, its too overhyped.

Thanks for your insights! Oh yes the clothes hanging outside does have the dormitory effect 👀 This happens to a few HDBs as well, but because it has a traditional design, it doesn't remind you of a dorm. But the longish nature of this building + clothes hanging does leave thoughts of a dormitory.

Waterway terrace is seriously overhyped. The artist impression looked impressive back then but the actual blocks looked very claustrophobic and industrial. I’ve visited one unit before and the balcony is tiny. Also, the facade has this gentle slope which accumulates dirt.

😂 Thanks for sharing your insights. Yes this was what we've uncovered during our review as well. We are impressed with the eco-friendly features of the place, but the expectations and reality in other aspects did fall short, a major one being the lack of maintenance and the overall look of the place after just 5 years.

Anyone can use one Service App to feedback to town council as resident pay conservency charges for housing maintenance. Don't let the surrounding rots with untrimmed grass, litterings of thrash and overgrown plants. People must play their part too in keeping the surrounding clean as cleaners cannot be made 24H availability to upkeep all loops and corners.

I personally think WT was a step in the right direction for HDB. They've perfected the point-block HDB form and the individual apartment layout to suit that form, but it's important not to oversaturate the urban environment with the same building facade and shapes, especially for the residential typology which is so ubiquitous. Yeah there're many things to improve on, but I believe in the larger scheme of things, in terms of innovation, I really like that they're open to trying out new forms and facades as well as addressing the big big issue of the tropical climate and environmentalism through facilitating ventilation.

Nice. Jus a point to note. Keeping the neighbourhood clean is everyone's responsibility. It is not the cleaner's fault if your estate is dirty.

Ghib, hope u can also stream 27 years old Five- Room Flats and Executive Apartments in Bedok Reservoir Rd that comes with children and adult playgrounds, a badminton court, multi purpose hall. A lots of overgrown mango trees along the walk paths. The side lights are not of same shape designs. Really hope the AJ town council can replace the tiles that are not evenly laid to prevent people from falling down. Similarly, though older than punggol flats, residents living here have been hoping and wairing for the past long years to see further enhancements on the estate void deck peeling paint works & surrounding areas .Very 😞 lor!!

Honestly, I do agree this HDB gets dirty easily and the service yard is so dark and humid, my laundry smelled the next day but apart from that this HDB still has its pros, it’s quite kampong IMO neighbours are friendly and the place is breezy. About the half window, it’s actually fine, in fact it blocks most of the heat hence making the inside cooler, I have 2 rooms with full height window and it heats up the whole room like an oven during hotter days, other days it’s cool.

Waterway Terrace (WT)is a real disgrace to HDB in terms poor thoughts into the public Housing design. Since it’s inception in 1967, HDB’s design has gone through many rounds of improvements but WT’s design is a regression. The state of cleanliness & lack of good maintenance is appalling. Hope HDB and the relevant town council pull up their socks. Sigh.

Ya god. I’ve went for viewing there and it looks really dirty for a 5 years old+ hdb. Wouldn’t purchase them at that prices.... Sellers there should see this video and reconsider reprising their selling prices. 400k for a 3 room flat? I would rather purchase from Tampines, Ang Mo Kio, all the better mature estate.

I personally think the building is well designed. The river and the greenery/landscape looks like much effort had been put into it. Theres sustainbility consideration too with the water catchment. Have visited the building several times was at the void deck admiring the design. The clothes hanging outside may be a bit unpleasent for some, but for me the aforementioned pros outweigh it. Oh and Windiness is always a good plus walking up to your doorstep everytime.

Can't expect much from town council servicing with the standard conservancy charges... Which is not enough given that some of the landscaping are almost condo standard... Here's also why HDB don't like providing balcony and reserving only for 5 room flats - hoping that higher income earners would behave appropriately - which is not always the case...

Yes that's true, the standard conservancy charges wouldn't apply to cleaning the balconies as it's quite unique to Waterway Terraces due to the design, not so much that there is a balcony per se. The dirt accumulates where the curve is unfortunately, so it's a matter of looking nice but not quite practical. The rest of the development in the public area, however, is quite badly maintained and unseen in other HDBs - not really the resident's fault especially the benches and the white facades around the common area.

Punggol Emerald is slightly older but quite near from waterway point. I admit it was poorly maintained. Even when I go there one year after their TOP, it is starting to grow mould.

@@StackedHomes Personally I think WWT is nice but high maintenance. Emerald also have some area need improvement but not as bad. I heard upgrading working will be coming soon for that estate.

Anyone feels the same where this looks like one of those non-habited buildings in Pyongyang from far? Especially with the bridge. I think the reason could be not a lot of people walking around and the streets seem empty at times (except for vehicles)?

Hey! From what we know, the bridge isn't so well-utilised given the park connector is already there. It's also unsheltered, so it's really more for vehicles 👀

Likewise, i have similar feel for this development. Maintenance is really bad here. Lots of rubbish all over, especially in the dark yard area and ac ledges.. All mouldy and full of tissue papers, rubbishs...

I wished HDB will stop trying to create hype and just focus on actually caring about its tenants. I stay in a DBSS plagued with problems and up till today there have been no answers as to how HDB could allow such shoddy developments to be approved. And seriously in the case of Waterway Terraces, money could have been better spent on functional designs than some funnily shaped concrete blocks that is there for no apparent reason other than to make a building look like a wave.

To have a fair review of a project, instead of only critiquing the common areas, please try to get an owner to open up his unit to view the interiors (esp the balcony since it was mentioned) and get the owner's perspective and comments on living there.
