@@ZachPayneSarasotaRealEstate agreed. people can’t list their house for 2022 prices anymore. average home price went from 280k in 2020 to 470k in 2022 to 450k today. Average prices have not come down nearly enough yet to bring buyers back to the market.

OK, to prove that officials are not being honest about what went on, I have looked at the official rainfall records from the National Weather Service records from 5-1-1965 thru 9-3-2024. What they love to do is throw the term 'record rainfall' around. What they do not say is that the recent storm was a record for that calendar day, not a 24-hour rainfall record. They will also throw in 'record' 15-minute rainfall or one-hour rainfall. This data is useless because records such as these have only recently been kept. But here are the top 15, 24-hour rainfalls at the official Bradenton airport NWS gauge: 1 - Aug 26, 2017 - 11.65"; 2 - Mar 30, 2001 - 8.45"; 3 - June 26, 1992 - 7.67"; 4 - Sept 28, 2022 - 7.09"; 5 - Sept 27, 1997 - 7.08"; 6 - Aug 4, 2024 - 7.0"; 7 - May 4, 2016 - 6.74"; 8 - Aug 31, 2016 - 6.71"; 9 - Aug 5, 2024 - 6.3"; 10 - Aug 8, 2010 - 6.12"; 11 - Jan 24, 1998 - 6.10"; 12 - June 24, 1992 - 6.05"; T13 - Sept 12, 2009 - 6.03"; T13 - Jun 3, 2020 - 6.03"; 15 - July 22, 2021 - 6.00". So, this shows that this event was not an anomaly as the officials would have you believe. 2017 had nearly as much rain (11.65") in 24 hours as the recent storms produced (13.30") in 48 hours. Also, a similar event occurred in 1992 when 15" fell in 72 hours. And to have standing water for a week is bizarre for them to defend. Did this area flood in 2017? In 1992? Any of the other years listed? IDK, I live a couple thousand miles away, but I know when I'm being lied to. Water monitoring systems are very complex, and they have constant real-time data and alarm triggers fed to a central computer via SCADA systems. The administrators know what happened and the people that were flooded deserve to see that flow data to find out what really happened in real time, during the storm event. This would include any alarms triggered for operators.

I really liked Sarasota. So much so that I visited it several times over the years to check out the area, the last time being last week. I stayed in Venice for four days and everyday in the afternoon there would be a thundershower. The deal breaker was on the 3rd day several blocks of Tamiami in Venice was completely flooded. It was horrible. I was driving a 4runner and had to pull into higher ground. Several vehicles stalled out. Sure, the beaches are beautiful, but if this happens on a regular basis in Sarasota this is no place to call home.

Buyer's beware..in X flood zone areas the homes are going to cost more.. Sellers are going to start raising the price of their homes.. cause realtors and sellers are going to start price gouging buyers...

@@odessajackson4551 nope hasn’t been an issue before so why would it be now? Flood zones change constantly so that doesn’t even make sense. Everything in a real estate transaction is negotiable if you don’t like the price just go somewhere else 🤷🏼♂️
