@@gemmgibbs I wouldn’t say anywhere in Florida is “safe” from hurricanes but gulf gate in general holds up pretty well during storms. Because gulf gate is an older area and most of their power lines are still above ground (opposed to buried lines) that area is usually the first place to lose power during heavy weather.

In my previous HOA home for boaters, my yard service people began to neglect trimming the grass around the driveway. I was fined over $1000 a few months laterfor a 2 to 3-inch overgrowth of greenery onto the driveway. Also, someone hit the mail box and knocked it off its base. The company that originally made those mailboxes no longer exist, so I had to pay a welder several hundred dollars to weld it back on rather than just replacing the box itself. If you belong to an HOA, particularly one that values appearances, your experience of owning that home will be made a living hell. You will wind up being a slave to your own home just to satisfy tyrant HOA bylaws and the unyielding knuckleheads that enforce them.

I am a Floridian in Sarasota and no Palmer is not the best place to live , please keep in mind that FL says alot but please do not believe everything you hear, especially in FL. This Floridian is leaving thos state which is no longer free in spite of what our new wrlcome signs say. We used to be a Free state when it was not necessary to say we were . Because we just were , not anymore . Our govonor is on the side of provate insurance companoes not the peoples side , he jas taken big campaign funds to sign bills in favor of those big companies . You will find that all insurance premiums are very high in FL and its not just because of our hurricanes , its not goid when govonors sign bills letting the bog insurance companies call the shots . But I guess my fellow Floridians Don don't seem to mind corruption in our state and actually elects to keep corruption. So welcome to Free Florida where everyone gets ripped off some time

Climate change and rising sea levels will make properties in low lying areas and coastal areas impossible to insure. Banks will be reluctant to give a mortgage for 15 or 30 years because the property may be under water. Selling properties to average buyers will become impossible in the future as banks and mortgage companies stop making loans for these properties. Coastal areas are a high risk for insurance and extreme weather like hurricanes. People will have to self insure and take the risk of loss. Condo associations are losing their insurance and if they find a new higher cost policy they will be passing on the higher costs to association members. Flooded cars from hurricanes fill the salvage lots. Insurance companies will raise rates and pass on the costs and risks to policy holders next year. Coastal properties will be confined to wealthy individuals that can buy properties with cash and self insure for losses from hurricanes or rising sea levels.

Climate Change is making weather events more extreme. This will impact the worlds food supply. Floods, droughts, fires, excessive heat, snow storms and low water levels in reservoirs and in ground water storage are becoming more common. We must stop adding more fossil fuels to the climate fire. India, China, Brazil, Japan, US, Europe, Indonesia, Canada, Germany and Australia need to do more to reduce use of fossil fuels. They must stop building and financing more coal fossil fuels power plants. Time to go all in on wind and solar energy, battery storage and electric vehicles. Fossil fuels are a bad investment for people and the planet. Investors are divesting from fossil fuels. wind and solar energy investing is growing. The cost of dealing with the impact of climate change will be greater than the cost of reducing the impact. The world population is expected to grow by another billion people. Where will the food come from ?

@@danagiammancojesussaves4655 it depends. I love the amenities that Skye ranch has over Talon Preserve. I also prefer the location of Skye ranch over Talon preserve. Don’t get me wrong Talon is a great community, but to me it still feels just a little bit out of the way from things. Depending on who you are that might be a good thing.

@@purplesocks9745 if your asking for my personal opinion I like the location of Palmer ranch a bit more as it’s closer to the beach (only by a few minutes) and closer to everyday shopping and dining. But honestly it’s a personal preference. I believe that the area Skye ranch is in is going to explode soon and we will see a lot more commercial space out there!

Storage, we have a new concept called a storage shed. Shaky. Overcrowding, I was born here before there was Siesta Beach. I will absolutely not go on the interstate period. Agree. Summer Heat, is what I live for. I have always used summer for pre Ringling Redskins and wrestling weight cutting. Best time for getting in shape. Iffy. Hurricanes, they are scary as crap. It never gets easy. The anticipation is incredibly stressfull. My first was Donna 1960. Strongly agree. Cost of living, for natives like we are, not so much as we bought in cheaply. Homes in high and dry and non hoa are super premium if only for the lots. Bayou oaks weathered Milton fabulously. It is zone D. Just below SRQ. and north of Myrtle east of #41 west of Central Ave. Close to Central behind Succulent Society garden gets soggy from Whitakker Bayou. Strongly Agree. 1954 native 1972 Riverview Ram

I'd be interested as to what damage was done to the communities south of the eye wall, with the storm surge. Oh well. I might guess Rick Scott's house in Naples might have done okay. I don't know what kind of damage was done in that area. Fortunately, we in Tampa I guess did alright. My backyard has less shade for now, but it could improve. I don't know how other neighborhoods did. We just got back from a trip up to Boston. We left following a week or so after Helene.

Over the next year, a lot of properties all over Florida will come to the market as those seeking leave and go back to to Indiana, New Jersey or wherever. Insurance going forward will be difficult. Fortunately those who sit on the sides can wait for homes that come to market priced as land value will swoop in buy the houses up, demolish and build new homes that are elevated.

@@jamesdiaz I’ve never heard of that. As a matter of fact I drive a pickup truck and I was perfectly fine during my stay. Most HOA don’t allow work vehicles thought. Ones with company branding and machinery attached to it.

@@ZachPayneSarasotaRealEstate I live here in turtle Rock and have been sent letters for parking my truck without any company logos just a regular truck no lifts or anything crazy in my own driveway. It's part of the HOA restrictions you could read about it on the HOA website. Florida passed a law hb1203 which prevents HOAs from doing this but they continue and have some kind of loophole.

Lakewood Ranch's downtown is actually located in Bradenton, within Manatee County, not Sarasota County. Only a small section of Lakewood Ranch, primarily east of Nathan Benderson Park, extends into Sarasota County. It’s also worth highlighting the unique lifestyle found on the Keys, such as Siesta Key and Longboat Key. When generalizing most of Sarasota's older neighborhoods as the "Big Middle," you mentioned Gulf Gate, which could indeed be considered part of that area. It might be helpful to clarify which neighborhoods fall within the "Big Middle," such as North and South Sarasota, Bee Ridge, Sarasota Springs, Fruitville, The Meadows, and others.

Anyone know how well the "Umbrella House" withstood the storm? It was originally built in 1960 or so and part of the "Sarasota School" of modern mid century architecture which is distinctive to that area.

IMO it wasnt a cat 3 fortunately because the highest recorded winds were gusts to maybe 102. It didn't have sustained winds of 120 or the damage would have been exponentially worse. The storm got sheared and the southern eyewall didnt exist. Still loads of damage including my house.

5:45 am. South Srq. Heading out for clean up! Lets go Srq! It's about neighbors being neighbors. Besides, I pretty much lost my career and need to keep going. I was NUMB last week after Helene. Watching tens of thousands of dollars float away in 4 ft. Surge. Then Milton had to make sure I took every inch of being screwed. The main reason i still push on is because there's THOUSANDS of people here that truly lost ten times what I did. Complete homes, lives were lost . Prayer ls for all of Srq. Btw.... so much for you morons saying Sarasota is safe because some indian put the safe curse. Protecting us! HA... Someone must have plowed over their sacred land and built a condo on it... OOPS !!!! BTW... The trailer parks that went thru the eye... On Lime. Orange, Tuttle.... Get some drone footage of that. There's some serious damage. Besides.... Please, let the media do its job.. I PRAY this will help keep the morons from NY, Ohio, Massholes. ( Sorry. Boston folk are the worst ) from moving here.... And besides that, they DRIVE like entitled NY douchenozzles.. PSA... Hurricane Milton did exactly what the meteorologists said it would do. Lots of damage up and down the coast near the water. The winds dropped to cat 2, low 3 as it hit land and moved in. The worst wind and rain were on the north side of the storm which was closer to Tampa. Additional damage came from the heavy rains that resulted in flooding , again north of sarasota. The "main stream media" explained that this is what would happen with this storm. Showing the areas of sarasota that didn't get hit ignores the winds, flooding and surge damage further up the coast. It also ignores the 2 million people currently without power across the center of the state. This isn't "hype" or exaggeration for clicks if your house got flooded by surge or rain , your business got ruined, or your tree fell through your roof as happened to many homes further up the state. It's also not hype to those people who know their insurance is about to get canceled or significantly increase because these repairs aren't free.

@@sco0tpa you might not be aware because you’ve never lived through one, but the worst winds are directly on the eye wall. Which is what Sarasota got. Not Tampa. Ignoring people without power? That’s the least of my worries during a hurricane. The fact that this was said it was going to be the most devastating storm of our lifetime. And that people you need to write your name on your arm in sharpie so your body can be identified is absurd.

​@@ZachPayneSarasotaRealEstateif somebody stayed in those homes that are now filled with beach sand or in the many homes that are flooded from rising freshwater do you think they would have lived? Do you think the people that rescue people for a living want to go out and find dead people in their homes? Or do you think they would prefer to tell people to get the hell out so they don't have to spend the next two weeks trying to unbury people from the sand in their homes or find people in their attics with no power and no cell service and their homes flooded with water. This is the reality that rescuers have faced for longer than you've been alive. So yes some older people might get a little absurd and tell people to write their names on their arms because they'd rather do that than try to rescue them or find them dead. There are still homes that are flooded with water. So to say that is a liveable and safe condition is absurd. The power grid problem is an indication of the trees and poles down. In my block we have three trees that went through power lines and one that went through a roof. A good percent of our street lights are out. Including Hillsborough a person died from a crash at an intersection with no light. So, it's not just power. It actually affects real people. And I've lived here my whole life so I know a little bit about hurricanes. I was your age when Andrew hit and saw all of the code changes that probably make your home a lot safer. Yes the eyewall is where the strongest wind is the meteorologist said for days and days prior to this hurricane the winds were not the problem with this hurricane. The main concerns were rising gulf tide to the south and center of the eye and rising freshwater from the heavy rains in the north side of the eye. Sarasota may be unscathed by wind but to understand the damage, you need to look at the entire population of damage not a small sample. Furthermore, don't listen to me. Listen to the insurance companies that are going to raise rates or leave the state. As a real estate agent you're going to have to sell around that because the word is out for buyers considering Florida. I like Florida, I think it's a great place to live but we do face the reality that hurricanes do a lot of damage. In this storm, people paid attention and evacuated and that save a lot of lives. A lot of people are now dealing with the financial and other aftermath which is very real.

It was pretty freakin devastating in Englewood zone A is the worst. Zone B took a hit. C seems good. If peeps had stayed in A, they'd be collecting bodies....so yeah, not as bad as Ian but pretty brutal for many!!!

Oak trees have enormously wide root systems. I have four 100 year old ones around my house, and I swear these trees actually protect our property from the winds. My home had ZERO damage from wind or water in South Sarasota, 2 miles from the coast. Yes, I've got a couple days of yard cleanup from branches and leaves - but my oak trees and palm trees are now completely "thinned out" with all dead frons taken off...saved me $1000 in this year in tree trimming.

I’ve got three very old oak trees on my property and they drop branches if you even look at them the wrong way and I know I have four small branches on the roof because I heard them hit when I stayed awake while Milton came through. But the shade they provide during the afternoon is a godsend I think to my energy bill and they are beautiful to look at.

I agree, My first hurricane on the Gulf Coast was Charlie in the North Port area, I think the damage with it was far more severe. We got very lucky all, in all. I have part of a roof torn off, but I really expected my whole place to be gone. Very thankful.
