I don’t think the current rate is so bad given the history of rates as much as the cost of the expenditures relative to the rate. For example, a house which cost 150% of annual income with a 10% rate was tolerable many years ago whereas today, a house which costs 400% of annual income at 6% rate is intolerable.

Why? Reality is no one knows what the market is going to do. Everyone just makes educated guesses at best. Those who guess correctly get to brag they called it later on in hindsight.
