@sarahmunas6595 All but one fix is done which they will be addressing in the next month or so. We like the house and the warranty process has been pretty good overall. Blue tape free at this point :)

As our first home, yes. We had to do a lot of follow up with warranty to get everything in a good place. We’ve now been here for just over a year and no regrets about the house. The only thing we’d change is the lot we chose. Our next house won’t be a Ryan Homes build as we’d like to have more custom features. But again, we’re happy with the house. What model did you choose?

I'd love to know what the issues are on the wall where there's blue tape? It looks like some patch work has been done? There's just so many so I'm wondering if it's drywall dings, marks, etc? Also would love a video on the warranty process!

It’s a wide mix. Some areas have dings/dents that need patching, paint runs (a lot), not enough paint, marks, etc. The project manager said they actually changed paint vendors after our house due to the quality of their work. Warranty sent out their team last week and started on the patching process. Once they’re done, the new paint crew is going to come through.

We added ethernet runs in every room. 2 tv ports (living room and basement). I believe it was around $375/ tv run and a total of $500 for the ethernet runs.

We’re closing on a Lehigh model with Ryan Homes in 6 weeks. Just wondering if you still love your home a year later? Also, were they still building homes on your street when you moved in? There are about 5 unsold lots on my street, so wondering what it’s like living in a construction zone.

Congratulations on the new home! We are very happy with the home. They are still doing some warranty work but nothing major. There were still about 15 lots left after we moved in and they just finished up construction a few months ago. I’d expect it to be loud at times but it wasn’t bad for us. The biggest thing was the dirt in the air and on the streets from the equipment. There was a light dirt film on the house for a bit.

I had all intentions to do that and may still at some point. Unifi has been rock solid. We use the networking and cameras. The network hardware is essentially set it and forget it with how stable it has been.

Awesome, I plan on going the same route. Not a full NVR but the Cloud Key for cameras and full network switch as well. Moving into our new place at the end of this year. Hopefully yours has been awesome since they did all the fixes!

And btw are the toilets ok as my friends say that they are not good so we should get new and more powerful ones as I think he said there some brand called Sterling. Congrats on the home! I definitely recommend an inspector. Ours found some issues. Ryan Homes didn’t address everything with the inspection but there were some important items to get fixed. We haven’t had any issues with our toilets.

would love to hear about the warranty process. As we're getting a Corsica built right now, there's a concern I have where one of the plumbing pipes isn't covered by the drywall and I'm curious how they're actually going to patch it up. We went to visit it today and they've started installing the interior trims and how those things with the cabinets are going in terms of replacements. I noticed some from today that not all the doors are flush against the cabinet, but i'm also wondering if it's temporary and they'll be adjusted down the line as they continue the work. thanks for the videos!

Definitely keep track of the items sticking out to you that just don’t seem “right”. The project manager is the one responsible to ensure everything is perfect. I’d probably be proactive and reach out to them. From our experience, we noticed the little things (and big things) and were generally proactive calling them out with the PM. They sometimes hear about issues first from us and also helps keep them accountable since they’re generally building more than one house at a time.

Hi Rick - Most issues are resolved. We are currently still waiting on our front porch concrete, replacement of a scratched hood vent (they’ve tried multiple times but they keep arriving damaged), and a leak issue with our back sliding door.

We did the Gladstone package with the dark Dowing cabinets (my hubs fav). We got the recess lighting as well. We haven’t selected exterior yet!

Overall, we’re satisfied with Ryan Homes for our first house. They’ve been good about warranty items. In the future, we’d prefer to go with a different builder that would allow for more custom features.

Good question…It came down to timing. We were promised everything would be fixed by the builder and we had everything lined up from movers, our desire to leave our old house, etc. If there were non-cosmetic issues we likely would have waited.

Mainly paint issues. Some areas which weren’t smooth. They wound up sanding/repainting the entire house

@@RichGrillo That's great that they did that. This is the second house we had built. The first one was back in 1996. Builders usually just give you a primer they call paint, and expect you to paint it. We plan on painting ourselves and upgrading much of everything as soon a we move in. We're in the process of building a Hazel with Ryan. Sounds like you had a few more serious issues with the siding, roof and concrete though. Did your inspector catch those? Your videos were very helpful.

@MetalSciProf Nice! I hope you don’t run into the same issues. Our inspector did catch everything which was part of why we addressed them. The painter was supposed to have primer and then 2 additional layers of paint…but they didn’t. Glad the videos have helped!

Thanks, Adina! We did blue tape along with the project manager prior to closing. The trim and paint crew simply removed the blue tape and didn’t do anything. My understanding is Ryan Homes stopped using them as a vendor after that. I’ve been working with the warranty department and they’ve been great. All of the blue tape is now gone.

I have so many questions because I can't see the builder repairing all of that. Usually, before closing you are given the opportunity to blue tape any imperfections before you buy. Did you have the opportunity to inspect before closing? Did Ryan Homes repair all of the imperfections? Also, did I see blue tape on your robotic vacuum🤣

Haha good eye on the vacuum! We did go through with the project manager and blue tape prior to close. It turned out that they simply removed the blue tape and didn’t fix anything. Ryan Homes ultimately stopped using the painters who did our house. A new paint vendor came out this past week and took care of everything. They used a sander hooked up to a vacuum on all of the walls/trim and repainted the entire house. The blue tape is gone and it’s now how it should have been originally. I’m going to make a follow up video soon discussing everything they’ve fixed but they determined that our house had many imperfections that were not the norm for Ryan Homes.

Thanks, Sonal! Good luck with your inspection tomorrow. The best advice I can give is to either take a video or pictures of everything so you can look back to see what’s behind the walls later. The PM should explain things as you go. The washer/dryer are Samsung’s new Bespoke series with auto-dispense and AI. We’ve liked them so far but the delivery/installation experience was terrible.

The cinematic mode creates a bit of a dizzying effect. I don’t know if that’s because you are spamming the camera around but it definitely feels a bit dizzying when you go upstairs. Maybe it’s just me! 😂 but as I watch a lot of KZbinrs I have noticed the difference. Beautiful house and I’m really enjoying the way you do your videos. Looking forward to more 👍🏼

I am in the process of building my home. I have two months to go. The builder I am going through requires the house to sit for 30 days after completion to work on all the blue tape. Taking this approach allows the owner to avoid what you all went through. But I must say you have me a great attitude. 😊

It was a mix of us/the Ryan Homes project manager. Missing paint, paint runs, etc. The vendor did a terrible job and we were told they were no longer being used due to our/other houses. They wound up bringing in another vendor who used a machine to sand down the current walls and repaint 2 coats.

You can’t just replace one plank - you gotta pull up the whole damn floor to fix that. Did they do that for you?

@@justinstewart3248 yeah…they wound up replacing about 30 planks. They cut out/ripped up the originals and dropped in/glued down the new. We were not happy with this and thought they’d pull the rest up to make sure the grooves connected, etc. It turned out ok but would have rather them remove/replace it all.

A bit much with the blue tape. I am sure some things need fixed and would be but this is extremely petty. Must have gone through the house with the Hubble Telescope looking for absolutely every little tiny imperfection. Next time build it yourself cry baby.
