Progress is progress, some people don’t see the planning part very often and think the 30 minute HGTV is reality. When at times the process to get it right takes 1/2 a day or more, roofing for 30+ years, there’s been many times I’ve had a plan then opened up a repair and had to redo everything I had planned to. Taking the time to get it worked out so things flow better next time is needed sometimes. Loving the build, glad people show when things are real and they take time.

I totally see value in what you’re doing. I bought a small 750 Sq ft house for $19k, totally remodeled it for about $40k. Got rent on it for 10 years and just recently sold it for $155k. I got another for $24k, same remodel and rent and it’s set to sell for $170k. So if anybody thinks you’re wasting your time, they are just ignorant.

Doug, here's a tip on estimating for lumber, from your drawings, measure the feet distance you need for walls, example: 20 feet ,so get 20 studs and add 25% to that number to account for blocking, a stud pack, or anything else you need to complete the framing. Also, for the angle of the ceiling, measure from one end of the side wall to the opposite side wall, write that measurement down, then measure from the bottom plate to the peak of the ceiling minus the thickness of your top plate, write that measurement down, lay out your partition walls, transfer your side wall measurement to the studs, then the center peak measurement to your studs, with a straight 2x4 connect the two marks and draw a line, which will be a diagonal cut to perfectly match the peak of the ceiling. You'll have to make a deep cut on all the studs, but this will save you so much time instead of measuring and cutting each one separately!!, just take your time and have your wife help you lay everything out! Great job!, ( sometimes I wish I could call you and give you some tips !)

It's all looking very nice and professional. You both should feel very proud of the work you've done so far. Eevee, I'm sorry to hear about your ankle, but it looks like you're doing good now. In 96 when I was pregnant with my youngest son I twisted my ankle. It felt fine at first so I continued to walk normally without nursing it. That evening however, there was the most agonizing throbbing pain I'd ever felt in my life. It hurt all night, even resting on a soft pillow. Pain meds didn't even take the edge off. By morning it felt fine. I've twisted it the same way two or three times the same way since then and thought omg, not again. But nothing happened. Weird. Anyway, glad you're okay! Take care and have fun this weekend! Bye Maverick 👋 Say hi to your sister. Have fun this weekend!

You are very wise to add an added source of income. I know two brothers that have been aquiring cheap small homes and cabins here in Tennessee and are doing very well with AIRBNB. We live approx half way between Nashville and Knoxville and they have no problem. Mainly renting to traveling Nurses and business travelers. I wish I had been able to do something in my youth to prepare me better to live on very little in old age. I admire your hard work and planning. You have young children still to educate to adulthood. This reminds me of making a home in a container. It takes planning. You have an empty canvas. Not like a remodel. I look forward to seeing your finished interior.
