You know the reason that homebuilders are using rate incentives instead of discounts. Rate incentives don’t effect the recorded sales price, while discounts do. This makes a big difference to their balance sheets; the banks will write down their assets if home prices are recorded lower. They are also worried that visible discounts could upset recent buyers and cause potential buyers to become more price-conscious.

Rate incentives benefit buyers too though. If you lower the price by the same amount you would put towards a rate incentive. It doesn’t lower the monthly payment as much as a rate buy down because of the interest rate. You’d have to lower the price $100s of thousands of dollars in order to get the same amount of monthly mortgage saving with a rate incentive.

as an actual home owner, the price going down on the neighborhood doesn't bother me. You own a home, because you own a home. If you are planning to sell in nearby future, then it might upset you. but if you're buying anything bigger than a starter home, then you should have NO INTENTIONS to sell in fact, the price dropping works in your favor - ahem - taxes.

Several yrs ago, my husband and I were looking for a new home. We found a Lennar floor plan that we liked but they had carpet througout the house. We wanted hardwood floors. We asked them to install hardwood and we would pay the difference in the install cost. They refused. Take it or leave it they said. We left it and walked away. They overcharged for the home, also.

Yep, I've seen numerous videos about Lennar, PEOPLE TRASHING THEM. They are building tiny homes in parts of Texas, NO garages, homes only about 3-4 ' APART. Alot called them homeless housing, barracks homes etc and they start at ALMOST 200K!!!

@@dan-qe1tb It takes time to find the right house, we bought ours in 21, 1632 sq ft 3 bed room 2 bath, fenced yard, 4 mature trees, Moved in ZERO money NON VA for far less than 100k, My total mortgage payment is $404 a month. Have to know where to look, there's deals out there 🤷‍♀🤷‍♀🤷‍♀

You think they were "printing" the numbers? bro, a grand majority of transactions in the US are done through derivatives, contracts, credits, ACH, but RARELY hard money/cash. the reserve need not print anything, that's why they don't want bank runs, because the common folk will find out just how fake the system really is.

Exactly what happened to Boerne, Texas now the people who work in Boerne don’t live there because they can’t afford to live there. Also check out what DR Horton is doing in Floresville with the last remaining new construction houses on the golf course. Rate by downs, water systems, $50k price cuts and appliance packages thrown in. All for fall aparts.

Because so many people overpaid for homes even while loan rates were low, I believe there will be a housing catastrophe because these people are in debt. If housing costs continue to drop and, for whatever reason, they can no longer afford the property and it goes into foreclosure, they have no equity since, even if they try to sell, they will not make any money. I believe that many individuals will experience this, especially given the impending mass layoffs and rapidly rising living expenses.

I advise you to invest in stocks to balance out your real estate, Even the worst recessions offer wonderful buying opportunities in the markets if you're cautious. It is not even about "building too many houses." It is about building a bunch of houses that are still very expensive and beyond what most people can afford. Just my opinion based on what I am seeing.

I live in east coast central Florida about 2 miles from the ocean where we've seen home prices appreciate 120% from April 2020 to just October of 2022, where they've held steady until about 6 months ago. Now they've already fallen around 10-12% and still not selling, but I wanted to chime in since my side hobby is buying and selling used motorcycles, center console boats, campers, and certain trucks and cars. Values on used trucks, campers, and boats in particular have fallen 25% in the past 6-8 months and are still free-falling. For those who are new to economics, these more liquid assets (easier to sell quickly, as opposed to homes which can take months to close) falling in value ALWAYS precede a housing crash. They are an indicator that people no longer have the ability or the interest in paying top dollar for vehicles that were in a bubble relative to median income, and homes (particularly in FL and TX) are in the largest bubble in all of world history. I expect vehicle values to fall 60% like they did in 2008 and then homes will actually fall MORE than 60% here, because they're 4X what they cost in 2016 which is the last time home prices in FL were at historical averages in a healthy, low-unemployment economy of 2.5-3.5X the median income for the median priced home. In 2007 peak bubble, they hit 4.9X the median income, and they're 6.9X today accompanied by a simultaneous 50% rise in all other costs of living and a 200% rise in the cost of homeowners' insurance - the first time that's ever happened in history.

It is absolute garbage, from the foundation, the mechanicals ,cheap pvc for supple water lines, the very cheapest materials with unqualified subcontractors throwing them together as quickly as possible ,buy an older one in a good area even if you have to some work.the build quality 50 years ago was way better built than new ones that will be a total nightmare within 5 years guaranteed

The problem with Dr Horton for me is the association and CDD, which increases the tax. There's carpet in the bedrooms, and the bathroom showers are not nice. The cabinet has no handle. I went to see their Haines City, FL community. I was told about their interest rate in the 4.9% that quickly changed to 5.6%. I'm not buying until I'm really getting a good deal.

We definitely have at least 12 months of inventory here in Central Florida. New listings, BOM are still outpacing pending and even more on the closed sales end. I'm waiting and not worried about buying right now. To give more context on how new construction leads the way to price declines. Buyers agents will use new builds as comps in order to bring a resale home down in price, if their customers/clients are more interested in the resale home. Be cautious out here.

Unless I missed it, I don’t think he’s saying they are obligated to report their supply. I think he’s saying that buyers need to be aware that there is so much more supply than they are being told. Like buyers are creating a false sense of FOMO.

Lennar also only pays a 1% commission to buyer's agent, so that is basically an inverse incentive for the builder.

It's true that many people underestimate the importance of advisers until their own feelings burn them out. I really agree with your video. I tried to buy a new construction Lennar home, cash, in San Antonio. I asked for the cash value of concessions and mortgage buy-downs to reduce the listed price. Lennar offered 3% off the sales price, but I thought it should be more. I actually discovered, and went up, the management chain inside Lennar to push it because the local sales reps had no authority. I wasn't successful, so I'll just wait it out. I might peak the Lennar CEO via a few obnoxious Facebook posts and direct emails to push the issue. Who cares, these guys are clowns 🤡.

It’s a misrepresentation to imply they’re giving that much away. DHI Mortgage is their own lending company. They can typically make back the incentive they give on the loan itself.

If you want to see the impact of incentives and buy downs on value, then you need to research comps which have sold for cash. However you also need to make sure that the comps have similar view and builder upgrades. The process of valuation is not so simple as some would assume.

If builders reallocated some of that money they're spending on rate buy-downs to offering a competitive agent commission, their customer base would easily double.

16% average rate buydown in Tx doesn't sound remotely correct, most mortgage programs cap out at 9% that the seller can pay (and that maximum is for 25%+ down) coupled with the fact that over a 3% charge for all lender fees including points for a rate buydown generally make that loan illegal to lend due to Reg Z requirements. I do 100% share the same sentiment towards the tract builders though!

What would force a sell off though? That's the only reason prices would go down. Sellers right now can apparently afford waiting months to sell. So if anything, banks will wanna lend less, especially if they think prices will go down (higher risk to them). So even when process go down, they have to go down a lot before we can afford, and banks won't want to lend. And housing markets move slow, so this will take years. Which increases demand for rent. So the best time to buy will also be the hardest. Unless there's mass forced liquidation.

I Iive in central Florida and Lennar is building thousands of homes next to my community and they can’t keep up with demands and it’s the same in my community. I purchased my home 1 1/2 years ago at $585k and it’s now $725k base price not including the lot 🤷‍♂️

Do you have to pay a penalty if you use 401k money for a down-payment? Was looking at it last night, and it was 18% up this year. I expect the market to fall before the elections.

401ks can typically be accessed to purchase a house, pay medical bills or education. I believe the funds accessed become a debt you have to pay back. As long and it’s done through your payroll there is no penalty. Ask your plan administrator to verify the terms and loan limit

Lennars windows are very small, it feels like youre in a dollhouse inside Lennar homes. Their windows go down to your hip height, but they hide their tiny windows with the white trim on the outside to make them look bigger.

@@120weapons a well know agent/broker friend said things need to be priced 10% lower then similar houses to get sold. Agents are trying to get sellers to lower prices .

Too much competing information here.... Three downgrades on the home builders that have stare step their way down in the past 2 months due to interest rates hikes. The 2 downgrades were met 3 days ago by 10% rises in the stock due to Cost of lumber at a 4 year and low interest rates are on the way down??. I do agree with the reporting on inventory, though.

If you think that owning stocks is dangerous.. Shorting is far far more dangerous than that. You are exposed to time premium decay if you own puts, and you have the borrow cost if direct shorting and are also exposed to unlimited losses as well

that's why you hedge your shorts. Ladder attack downwards, and buy calls to tack the price. most amateurs will just follow sentiments foolishly and just keep shorting, not realizing that shorting isn't free. You pay a borrow fee on top of having a deadline to deliver.

They dont understand that because of the surges all builders did trying to do 4 month bids to sell to every sucker out there and make all that $$$ they skipped any type of quality. These homes are all pure crap built by guys doing the bare minimum because every day is another home that needs a job done now. I clean these suckers for 15 years and I see up close the good nuff mentality.

If the homebuilders in TX are building $400-$500k new homes then they will be completely fine. That's the price point most people in the middle are looking for. If it was $1mil+ homes then it would be a different story.

What I was saying is that there is a lack affordable housing for most Americans. $400-$500k is VERY affordable for most, so these homebuilders should have no problem selling these. How you could have misunderstood this so badly is shocking.
