I think a better way to study agent volume is through IRS records. Lots of agents that show zero deals are on teams where the entire transaction goes under the rainmakers name.

At about the 20:25 James claims he ordered some real estate practice tests and passed easily with no study whatsoever. I'm calling a little bit of BS here. Not so much that the practice tests were easy as many of them are designed to be simplified, but to characterize all real estate exams as easy is a bit disingenuous. I don't believe he ever took the actual exams so he not making a very good claim based on actual experience. For full disclosure, I passed the AZ and CA real estate tests on my first try. I didn't find them difficult but I had to study. The failure rate on the CA real estate exam is around 50% and AZ is around 30%. Most examinees find the tests to be difficult. Perhaps James is a genius with a 200 IQ or he just doesn't know what he is talking about. I would bet on the latter.

@@BushyTop08 I agree its not rocket science and I don't have a degree either. I think the example he used in the video was just a bit lazy. If he actually completed the courses and took the actual test then he would have a much better idea of the process. You are right, its not that hard but it does take work.
