This makes me so, so happy. Any move that Janelle makes that permanently distances her from The Kodster is a good thing. The Kodster has been able to sweet talk and love bomb her into returning to him in the past. Every tangible step she takes away from him makes it unlikely she can be swayed back this time.

Yayyyy Janelle get it lady!!! Kodi is absolutely losing his mind. I wonder sadly this is sad. But I wonder what will happen with Garrisons home. Please do not let Kody get anything pertaining to and dealing with Garrison!!! He deserves Robbyn. He wanted it he got it. Now both of you go get jobs! Because no more freebies from the other wives! Kody better get moving. Can Janelle sell her portion of coyote pass??? If so I would sell it!!

Exactly & so appreciate you saying this. I don’t know if Katie realizes that she came off as kind of critical about an area she has never been to & only knows from a Google search. It felt a bit judgmental & I hope Katie will not continue focusing on potential negatives & instead, wait & see what happens & just be happy for Janelle. No need to rush to conclusions, many which weren’t accurate/the full picture. I live in Wilmington, NC, which is 45 minutes from Beaufort, & it’s a charming town w/ lots of beautiful architecture & history. Plus, there are still plenty of people engaged in different levels of farming & growing in every part of the state. NC has always had a strong agricultural background.

I am beyond thrilled for Janelle, Maddie and Caleb. In the beginning, Janelle could do a greenhouse and sell seedlings and gardening supplies, outdoor decorations, hanging baskets, etc. If the land is swampyish, she could have diversion ditches constructed. I know of a woman who started this way and she made enough money in her first year that her husband could "retire" and they both ran the Garden Center. Go Janelle.

Much of the land is protected due to endangered species of wildlife, reptiles, amphibians, native trees, and native plants. A lot of the land is part of the national forest management system and the Great Dismal Swamp. Having natural estuaries, swamps, and marshes protects eastern and central North Carolina from flooding year around AND protects wildlife. All timber cutting and dredging of waterways cannot be done without permits from the state and US Forestry Service. Our oyster natural reefs and man-made farms are nearly non-existent due to improper management of natural resources. That was a very important industry employing a large coastal population that is now little more than a handful harvested by hobbyists on the weekend.

She most likely bought a combo property that includes wooded acreage & farmland. There are various types of farms all across NC. Including where Janelle bought land along the Coastal Plain. The fact that she was able to buy 156 acres for only a few hundred thousand dollars is amazing.

Lumber can bring a good price depending on where you are. Some people have their own companies to cut lumber and take it from your land. My Grandfather did that and made a hefty sum with just100 acres in Northwest Ala. 5 miles from a Miss swamp. It seems to me that since there is obviously water all around irrigation is a good possibility. Lots of work if you’re willing to roll up your sleeves. Lumbar prices and greenhouse harvests could be a way to start her restaurant. I hope so much for Janelle. It would be a blessing to live her dream. She deserves it. I hope it gives Kody nightmares and dollar signs rolling backwards in Robyn’s head.

There are some amazing market gardeners in NC. That’s cheap price for land. It’s $5-6k/acre here. She may actually have some aquifers she can tap or underground springs for wells. You can raise woodland hogs and turn the wild woods into something park like, too. If there’s a waterway nearby, she can put it tile to control the wetlands, if they aren’t protected. Enhancing wetlands could open up all kinds of hunting possibilities. Put in a half dozen cabins for leased hunting and the property would pay itself off quickly. Go Janelle and Maddie!

I just did a brief look, my mother’s family farmed in SC, this area in NC looks like a fair amount of lowlands.. she can clear some of the timber; it looks like corn, cotton, trees and peanuts plus oysters are a main product of the area. I’m hoping she has studied the unique lowland farming where she is. It would be great if they sold trees and closer to the ocean, oysters. It’s a lot of hard work, no doubt. But leave it to Janelle to figure it out. I’m thinking of some of the Massachusetts cranberry bogs, there’s always something to grow in lowlands. At first I thought of rice, but it looks to have a fair share of saltwater. I’m pretty sure she’d get some assistance from the government and local agriculture department in order to develop it if necessary. Wouldn’t it be great if she became successful out there? If not, it’s beautiful still country and I’d be more concerned about cottonmouths and copperheads - my grandmother dealt with that moving back to the South Carolina lowlands, but she still had a nice house and personal garden. It’s a mystery. I wish her success.

Of course not. She most likely received a settlement in her son’s estate. (Life insurance, savings, retirement account, etc)

That is my thoughts, too. I doubt Garrison would have left anything to his dad. Janelle would be my guess as his sole beneficiary.

Garrison loved his mom, and it was so sad when he passed. He was far too young. I really hope this farm was from his Insurance to Janelle so she can live a full life without Kody and sobbin interfering and taking her money

North Carolina is the furniture manufacturing capital for a reason. All that lumber! Maybe she's going to clear some of the forest to convert to lumber. Beaufort County isn't far from the coast, but you'd be surprised how fertile that soil can be. Good luck to Janelle, no matter what she chooses. Anything is better than her being in the clutches of that malignant narcissist.

My boyfriend and I are moving to North Carolina next year! We’re retiring there because the taxes in New York are sky high! We’re moving to Wilmington which is right on the water. Where Janelle is going it is beautiful because the more West you go into the state, the more rural it gets. There’s lots of hiking and rafting as well. There’s also lots of mountains in that area. I’m happy for her.

The area where she will be is primarily forest, swamps, marshes, estuaries, and rivers. The other side of Greenville is more cropland. Rafting is west of Raleigh and Greensboro--closer to the foothills.

I grew up in that area. Chocowinity, NC is super rural and the area is big in farming for tobacco, corn, and cotton. It's not that swampy like Florida. Tons of waterways.

If they have cleared some of the land and depending on the types of trees, quite a bit of money can be made selling the tree logs.

Fantastic. Good for her. She got a great deal because of the wetlands. Bet she puts a house up in the middle of the trees and plants a big garden and sits there to look at it for a few years. She needs to enjoy it. Hope she has a great time with her kids and they enjoy the land together. She doesn't have to farm to have a great experience living in a nice quiet place. She doesn't have to clear the land, she can log it and make A LOT of money on that! Happy for her! Now these women can see who they are on their own two feet... they never needed Kody to begin with.

So happy for Janelle to have something of her own. There are logging companies who will come in and pay her to clear some of that land for future use. She may want to just put a house there for now, place for her and Christine's children to meet. Making new memories!!

Proud of Janelle. Smart lady. Low drama. She has a plan without any doubt. Tree farms..or what they call tree plantations, timber farms seems most likely. We have them here in Western, PA. Very lucrative. I look forward to seeing what she'll do. Good for her!

Nice! I like that area of NC. I live in Johnston County. How is the Coastal Plain today? Did you get any of the bad storms over the weekend? It was bad here on Friday. Btw, I need to visit Washington aka Little Washington soon. It has grown a lot. It is also a cute town.

I hope she did research on farming in this area. I'm a native to North Carolina that area is easily flooding by hurricanes and tropical storms. It also is a poor area in N.C. that's why they got the land so cheap.

200K/150acres is ‘dirt cheap’ as compared to land where I live. We bought a farm that had been allowed to revert to wild (100% invasive blackberries) 20+ years ago. The learning curve was STEEP, but I wouldn’t live any other way. Go, team Janelle!

The "woods" could be fruit or nut trees too. Lots of farms have trees. Whatever they are doing, I am glad for Jannell and her daughter. I hope they have a lot of fun too. I am glad she is getting away from Flagstaff, Kody and Robyn and being close with her kids and grandkids. I wish them well.

She almost certainly has no plans to make all these acres into farmland, as it would cost a small fortune. Plus, land that has supported a forest has acidic soil as a result of the tree debris. Perhaps they just want a small 'gentleman's farm' on the small amount of land that is already cleared.

My friend has the KZbin channel stoneyridge farmer. He bought about that much property in NC. It looked similar when he bought it. He cleared lots of trees, raises cows, chickens, garden, bees, orchard and there are still lots of trees. He makes most of his money from KZbin. I think they are planning on KZbin, etc.

So happy for Janelle! Who knows what she has planned for the property, but just an FYI, you can have a successful flower farming business on just an handful of acres… Maybe she has something like that in mind that would be fairly low impact on her land and the seasonal nature would potentially work in with her travels.
