Keep up the great content👍 fun fact instead of using a utility knife to cut the tip, your caulk gun actually has a tube cutter already on it- you simply insert the tip of the caulk tube part way in the small hole in the handle then squeeze the handle as if you were pumping and it cuts it like a scissors. Always enjoy your videos

Typically, the way to identify a bad capacitor, is the top of it where the wires connect will be domed up. A new or good one is flat on top. If you look at the one you were holding, you can see how the top is popped up. Also, capacitors are relatively inexpensive. Depending on what you need, they average around $20-25. Very simple to change. If you can change one in a ceiling fan, you can do an a/c unit. There's loads of information on KZbin.

Regarding your struggle with the drill, try an impact driver out. I promise it is worth paying for if you do little repairs like this often. It taps the screws axially and frees them rather than a drill slipping out of the screw head and canning out the screw. I also highly recommend the following brands: Milwaukee, Hitachi/Metabo(very affordable on ebay), and of course DeWalt. I use a Hitachi 18v impact driver and I absolutely LOVE the tool. Cost me $80 new for both that, a drill, and 2 batteries.

Yes, I think you are right. My drill did fine for the deck with those screws, but since then I've had another job where I was screwing down plywood and my wouldn't work at all. Thank you for the recommendation!

Hi Mandy. Your videos are so helpful. Amazing how you self manage so much! A question on tenant screening - how do you screen financial strength of a potential tenant if they do not have a credit record (they never used a credit card or loan)? Keep making more of these videos....very helpful!

I look at what their income is compared to the rent. I require a minimum income of 3x the rent, but honestly the higher the better. Not to say low income tenants can't be great, but the higher the income the easier it will be for them to pay rent. I also look at their job history to see if their income has been steady and consistent. If they are only holding jobs for a month at a time then that is a red flag for me. Then I call their past and current landlords and ask how many times they paid rent late (and if they owe any rent currently) - hopefully the answer to this is never. I think it is generally safe to assume they will pay on time if they have a good amount of rental history and they have always paid on time previously.

How did your properties fare with this record cold weather? I have spent the last 5 days at my mobile home park dealing with frozen pipes and other cold-related issues. Also, I have to mention that the Big Stretch caulking is great. Pretty much any product from Sascho is a go-to for me.

Oh man I hate that for you! My pipes froze and my parent's pipes froze even with the water running. But somehow none of the rent houses had any issues with frozen pipes. I did have one heat pump go out, but luckily my heat and air guy had the part so we were able to get it fixed pretty quickly. Super glad it's finally over with though!

Hi Mandy! Just found your channel and its boosting my confidence quite a bit, as I am getting ready to start my own property management and rental business. QUESTION: I dont see any videos on how your business is organized and wondering if you could do a video on that. Is it an LLC? Do you create an LLC for each individual house? Is it an S-Corp? Just curious how you and your father have it organized. Thanks!

My properties are all owned by a single S-crop. I think generally LLCs are preferred though. My dad already had the S-corp so I just kept it.

I think it is a very good idea. If it were standard in my area to do so I definitely would. You can probably talk to your insurance company about why they recommend requiring renters insurance. Of course they will be biased, but probably still helpful.

Thank you for your response. I am new to all this, my tenant just move in last week, but after I gave him the keys I realized that I forgot about asking for the renters insurance. Now my dilemma is to ask him for it or just be ok without. I have it as a requirement in the lease, I gave him the lease to check 2 days before signing, but he said nothing about that. I feel bad now if I ask, what should I do in this situation. It is a condo and other units are asking for it. On the lease I am asking for proof of insurance within the first week, but I have received nothing.
