Landlord or Investor, huge difference between the two. Perception is reality, you can convince yourself you are somewhere in the middle, but the truth is they are different. When speaking with others, how do you want to feel and be viewed by others, as a landlord (not honest work, though you might be honest/ethical/fair) or an investor (not even connected to tenants and toilets), more of a business person others admire?

When I think of Investing, I don't think "laboring/managing my own stuff and creating a job for myself". There is definitely a Landlord vs Investor here. Investors leverage professionals to take care of it, use money for minimal tasks, keep an eye on them, but the labor is on them. If not, you run the risk of turning an asset into a liability (taking money from you) in the LONG-RUN. In the long-run, self- managing has to be a loss when you compare it to having professionals do it for you. It's what you don't realize from not seeing the A) comparison, and B) numbers over all that gets ya. Professionals learned those lessons (reputable companies) and will free you from a job. So many self-manage not realizing their time is more valuable than that. Know the difference between an investor and a self-job-making landlord.

I bought my first rental at 20 years old, I've been renting properties for 40 years now. You are pretty darn good for being so young. Nice Job. I found you as I am looking to change software from QuickBooks. I use Zillow to collect and list. QuickBooks desktop was great now it's an expensive online only.

Thanks for a great video! I have been using Innago and although I have had a few hiccups with it's Quickbooks integration, I really love the app, nice graphics on home screen and I am able to have maintenance requests and payments through the app. There is a $2 fee to collect from the tenants bank account but I choose to pay it as the software is free. It's a great value. It looks like you quit making videos, I hope you reconsider as I have really appreciated your content.

Ok Everyone! If you’re a small landlord coming to these KZbin channels for advice from other small landlords…. I beg you to stop listening to these…There are so many things wrong with this! Your screening criteria need to be “objective” and “measurable” … Now, before I go into my explanation, I’ll let you know where I’m coming from… unlike these KZbin content creators, I’m not a small landlord. Instead, I come from decades of working at the large national and statewide property management organizations. I’m noticing a lot of advice being given to small landlords that would never fly over at these big companies. Most of the small landlords are similar to what I call the “Bob’s auto sales” level. I come from the Toyota and Chrysler side of things if you will to large national management companies. Now with that said, you want to stay away from saying things like must have good credit, or must have good rental history. What the heck does good credit mean? Instead, you need to actually be specific as to what you’re looking for in the credit report or what type of things you’re looking for in the rental history. So for example, you need to be saying things such as “must not have been late on rent more than two times in the past 12 months”. That is objective and measurable having “good rental history“ is neither measurable nor objective and therefore puts for the image that you are evaluating applicants on a subjective means. Another one I hear small landlords say is “if they have a dirty car” … A “dirty car” is neither “objective” nor is it “measurable”. This again would indicate that the landlord is evaluating the applicant on “subjective” means and is just looking for trouble. When I hear landlords giving advice to other landlords, such as this, it raises red flags to me that this landlord doesn’t know what they’re doing. amazing information! A good property management charges 10 percent plus the comissions they get from repair people. The other type of property managers that charge 5 percent you really don't get good things. They do what they want with your property, meaning your money. They will always do the short cut that MEANS MORE MONEY FOR THEM. They do not answer all phone calls when the property is listed. The clauses in the lease are very poor and the do the lease simple leading to future problems to the landlord. So far i haven't had a good experience with realtors or property managements that charge 5 % and sometimes with the ones that charge higher.

One thing that I've done for years is I have actually contacted the prior landlord as a furniture rental company Whether I'm selling something on an option I contact them that their renter has listed them as a credit listing I didn't ask them would you co-sign for them I have got all kinds of answers but usually whenever there's a trouble tenant in place they tell you the whole story and it has very very fruitful and useful don't know if it's totally legal so please use care thanks so much for your videos😊

I have and I do require that they tell me where they live and they agree that I can come through and do an inspection of the property. In one property, the daughter wanted to move in next door to her mother in a duplex of mine. I was reluctant but got the interior inspection and allowed her and her cat into my duplex, and after about 3 years I helped her and walked her through buying her own home Doing a walk-through inspection of a rental Can tell you whether you do want them or don't want them Your screening criteria is one thing that should be posted in multiple places inside of the unit in the window and on the back of the application if they don't sign that for me, that file is not considered your video is great

This is a solid video. TAKE HER ADVICE LITERALLY and this is why. If a previous landlord had at least an 80% positive ex-tenant, you will hear it in their words and voice inflection. And this percentage goes up with the percentage the tenant was awesome. The more positive they are about a tenant, the more positive and OPEN they will sound and the more positive things they will say. I have told other landlords "to ink the deal before they get away" on my great ex-tenants. You do not forget your great tenants!!! The opposite is also true. If they had an average or worse experience, during this conversation it may show up as hesitation, they will say they don't remember or need to check their records, apathy, boredom, indirectness, change the subject, say something cryptic like going off topic and talking about people with poor character, excuses like fax/email their permission for me to talk to you haha. Or if the landlord is glowing but then contradicts himself by saying something ridiculous like, they were great tenants and I only had to repaint and recarpet the whole house when they moved out. THIS IS LANDLORD CODE FOR READ BETWEEN THE LINES AND DO NOT RENT TO THEM. Sometimes this is because your state lawn ties your hands or worse yet, you fear retaliation. Another tip is if they are not first-time renters, like college students, but they already have co-signers ready to "alleviate" the risk of putting them into your property. Management company's share very little, so weigh anything negative they say more heavily than you would a private landlord.

Sorry I am 4 years late on the comments, but just fyi "Per Annum" and "Per Year" are the same thing...neither variation means simple versus compound interest. One is more formal and the other is more informal, however they both are used in contracts and both of them do not mean compound versus simple interest, they simply mean "Per Year".

Question for the community...I have a friend that received a 30 day notice to vacate (after she submitted a complaint of possible mold in the apartment). She found a condo for rent and the new landlord wants to contact the current landlord as a reference but the current landlord refuse to assist the tenant. They have ceased ALL communication with the tenant. Is this legal? What other options does the tenant have in this situation? Any recommendations and suggestions are greatly appreciated!
