Maybe put a 5% per year cost of market adjustment right into your leases, and then any year you don’t feel the market justifies the 5% increase you get to be the good guy and say no increases or 2% increase this year

Yes, leave the laundry open. If you were renting it out by the room instead of to a family I think I would have provided the dishwasher and laundry machine upfront. But I particularly like how you walk through your rationale of what you do.

I wish the approval in Cleveland was only 2-3 weeks. They have a minimum of 45 days just to get an inspection. Then they low ball you on rents.

The landlord \ tenant relationship tends to sour over time. It doesn't matter how nice you are to the tenant. They always seem to take advantage of that kindness. But, at the end of the day, you have to treat being a landlord like a business. The tenant knows what they are doing. They have read and agreed to the terms, but get upset when you enforce them?

That spiral staircase is brutal. They’re dangerous, almost impossible to get things up and down. I would tear it out somehow and put in regular stairs wouldn’t be that expensive

The property is yours. The septic tank is your responsibility. The tenant has no say so in this matter. Issue closed - no further discussion. As a landlord, you should shut down this type of nonsense ASAP so it doesn't get blown out of control and snowballs into 10 other issues ! ! !

You know, NOT ALL Section 8 tenants are bad, SOME of them are actually CAREFUL with properties Just because you had a number of failures where you are doesn't necessarily mean it's going to turn out to be everyone If you have a completely covered voucher holder, you could have designated places just for them where the utilities are included in the rent Just make sure, though, that the tenants are reasonable with utility usage

Be mindful of renting to people who have challenges with alcohol addiction...I've experienced lots of property damage from a renter who had an alcohol addiction. People worry about folks with addictions to illegal drugs, but alcohol is the worst.

I wish I'd known about the "moving out urgently" red flag cuz this guy had to find a place pretty urgently. He told me he was emplyed and My real estate agent did the employment check for this guy and he was given the all clear (I'm head tenant and he was to take the spare room). Told me he didn't have the bond but would pay over the first few weeks. After he moved in it became apparent that he was unemployed, never paid the bond, started missing rent within the first month and from there it was just hell, chasing him for rent all the time, and having to wait until his unemployment check came through every second week and hoping he pays for the past 2 weeks. Him having no money for bills... Dude turned out to be a real piece of garbage.

Landlord or Investor, huge difference between the two. Perception is reality, you can convince yourself you are somewhere in the middle, but the truth is they are different. When speaking with others, how do you want to feel and be viewed by others, as a landlord (not honest work, though you might be honest/ethical/fair) or an investor (not even connected to tenants and toilets), more of a business person others admire?

When I think of Investing, I don't think "laboring/managing my own stuff and creating a job for myself". There is definitely a Landlord vs Investor here. Investors leverage professionals to take care of it, use money for minimal tasks, keep an eye on them, but the labor is on them. If not, you run the risk of turning an asset into a liability (taking money from you) in the LONG-RUN. In the long-run, self- managing has to be a loss when you compare it to having professionals do it for you. It's what you don't realize from not seeing the A) comparison, and B) numbers over all that gets ya. Professionals learned those lessons (reputable companies) and will free you from a job. So many self-manage not realizing their time is more valuable than that. Know the difference between an investor and a self-job-making landlord.

I bought my first rental at 20 years old, I've been renting properties for 40 years now. You are pretty darn good for being so young. Nice Job. I found you as I am looking to change software from QuickBooks. I use Zillow to collect and list. QuickBooks desktop was great now it's an expensive online only.

Thanks for a great video! I have been using Innago and although I have had a few hiccups with it's Quickbooks integration, I really love the app, nice graphics on home screen and I am able to have maintenance requests and payments through the app. There is a $2 fee to collect from the tenants bank account but I choose to pay it as the software is free. It's a great value. It looks like you quit making videos, I hope you reconsider as I have really appreciated your content.

Ok Everyone! If you’re a small landlord coming to these KZbin channels for advice from other small landlords…. I beg you to stop listening to these…There are so many things wrong with this! Your screening criteria need to be “objective” and “measurable” … Now, before I go into my explanation, I’ll let you know where I’m coming from… unlike these KZbin content creators, I’m not a small landlord. Instead, I come from decades of working at the large national and statewide property management organizations. I’m noticing a lot of advice being given to small landlords that would never fly over at these big companies. Most of the small landlords are similar to what I call the “Bob’s auto sales” level. I come from the Toyota and Chrysler side of things if you will to large national management companies. Now with that said, you want to stay away from saying things like must have good credit, or must have good rental history. What the heck does good credit mean? Instead, you need to actually be specific as to what you’re looking for in the credit report or what type of things you’re looking for in the rental history. So for example, you need to be saying things such as “must not have been late on rent more than two times in the past 12 months”. That is objective and measurable having “good rental history“ is neither measurable nor objective and therefore puts for the image that you are evaluating applicants on a subjective means. Another one I hear small landlords say is “if they have a dirty car” … A “dirty car” is neither “objective” nor is it “measurable”. This again would indicate that the landlord is evaluating the applicant on “subjective” means and is just looking for trouble. When I hear landlords giving advice to other landlords, such as this, it raises red flags to me that this landlord doesn’t know what they’re doing. I cover things like this along with a whole bunch of other dues and don’ts when it comes to processing applications. jppropertyconsulting.com.

amazing information! A good property management charges 10 percent plus the comissions they get from repair people. The other type of property managers that charge 5 percent you really don't get good things. They do what they want with your property, meaning your money. They will always do the short cut that MEANS MORE MONEY FOR THEM. They do not answer all phone calls when the property is listed. The clauses in the lease are very poor and the do the lease simple leading to future problems to the landlord. So far i haven't had a good experience with realtors or property managements that charge 5 % and sometimes with the ones that charge higher.

One thing that I've done for years is I have actually contacted the prior landlord as a furniture rental company Whether I'm selling something on an option I contact them that their renter has listed them as a credit listing I didn't ask them would you co-sign for them I have got all kinds of answers but usually whenever there's a trouble tenant in place they tell you the whole story and it has very very fruitful and useful don't know if it's totally legal so please use care thanks so much for your videos😊
