hopefully The Fed gets mortgage rates to national average of 4% within first 180 Days of the new administration.

I just can’t get over the fact that property taxes and insurance is almost more than the mortgage! I bought my house in 2023 and want to refinance if rates ever get back down.

great points, buy what you can afford NOW and in the future. I like to error on the side of assuming the rates never go down. If you can afford it now for the foreseeable future and rates go up you are still good. if they go down, you can refinance and get the lower rate later. Never buy assuming rates will go down, you are setting yourself up for failure. I have two friends who bought outside their budget last year assuming rates will drop...jokes on them.

Other factors that owners and buyers should not lose sight of are factors other than interest rates. Tariff threats have already caused a rise in SOME lumber prices in my home state of Maine (specifically cedar), and an aging out of career builder, trades people, and craftsman coupled with an already "older" population has helped to keep supply low and prices elevated.

But is a refinance even worth it for a 0.5% decrease? Refinancing has closing costs so it seems like overall there isn't a difference

You get screwed either way..in order for it to be worth it you will have to wait for a significant drop like a whole point or more..sometimes even a whole point is not worth it when you realize that you refinanced for a whole point but the rate kept dropping further after you refinanced …it’s a guessing game to be honest.

We purchased our home in Murrieta California in April of 2022 at 4.5%. We waited and waited until we could buy. We finally made the jump right before the rate shot up. Great points and definitely agree with just focusing on what you can control when buying.

It took 10 days for 2025 to show it's direction and it isn't lower. Rates are most certainly not going down. It is easy to see that the 10 yr treasury is headed back over 5% and rates will test the highs of a few years ago. Add in all the 2 trillion+ dollars that the California fires and rebuild just added to the economy and rates could hit 8.5 to 9% this year. LA real estate is certainly going up as people now have to find new places to live .

well Jeb, if you loan is tied to the prime rate (most HELOC's) then the Fed does control your rate

Yes, that's correct but at the pace they are moving, very little impact.

Can you explain how you were able to refinance twice in a year? Isn't it typical that it's ~2-4% the cost of a new loan to refinance? I appreciate the video! Just bought a house contingent on our home sale.

The key is to find a lender that isn’t charging you fees to refinance. You’re always going to have things like Thailand Escrow that you have to pay, but you can also take a slightly higher interest rate to get a credit back to cover those fees so it’s essentially a no cost refinance. That’s exactly what I did, two different times which you don’t wanna do is build the cost into your loan or have to pay the fees out of pocket.

Fed overnight funds rates and Treasury yield rates are two different things. Mortgage rates follow Treasury yield. Sometimes the Fed funds rates and Treasury yield movie in the same direction but right now is not one of those times

Do you think it’s right to offer the working class advice like this? It sounds like a realtor’s pitch? Oh don’t worry you can just refinance…cut to a year later and you’re about to lose your home because you can’t afford a 7.25 interest rate on a 350k home. (Almost $2400 a month). Maybe if we were a wealthy you tuber we could afford to sit on high interest rate payments…but with a family of four and grocery prices sky rocketing as well as all other household expenses-this doesn’t seem like good advice.
