I built this 600 square feet ft.² tiny home for $18,000 pre-Covid in this video I’m going to take you step-by-step procedures on how you can build your tiny home and how I built the foundation for this home/cottage to be extremely structurally safe and will last 100 years or more. I’m also going to tell you how I lead the plumbing, electrical waterline and gas line along with cable in this tiny home. By building this home in the manner in which I did, it is extremely energy efficient with little cost during the summer months in winter months the exterior of this tiny home is made out of pole barn metal with a 40 year paint warranty. This is going to be the first video of a three series video of this entire build, the other two videos that I will be posting soon will include structural information, insulation, electrical, building materials, etc. in the third video is going to include room measurements and even some mistakes that I made. I built the same thing 24x24 x 10' tall interior ceiling height . I am mortgage free . I then put a 12 x24 edition off back . 100 percent done by my hands !!!!!!

I’ve had this dream to buy a piece of land and about build about 5-10 small bare bones homes out of 20 ft shipping containers. Just basically a living area with a small bathroom/ shower. Affordable living to rent out

The only permit that I had to get was the building permit through the county tax assessors office and it was free. The best thing that I could tell you to do is visit your tax assessors office usually at the courthouse and they should be able to give you all information regarding permits, etc.. I built this cottage myself within a 10 month period of working a full-time job and raising a family. I hope this answers your question. Please feel free to ask anymore. Thanks for watching!!

My family lived in a 600 sq/ft 3-bedroom house for a little over a year. It was hard at first but honestly it was some of our best times. We grew so close together and it was easy to clean as well.

No one can really plan for such a situation nor do you really know what to do until your in this time in life. God says to honor your mother and father and for me I really didn’t understand the true meaning of that until that time came for us. The both of you hang in there and take one day at a time. To be fair, building codes and permits were implemented because of shady contractors who don't think twice about taking shortcuts just to save a couple of bucks and some time. Unfortunately the building industry attracts sleazy people. This build is fantastic, I have no doubt any city inspector would give you the approval once he saw the structural integrity you implemented. You clearly have building skills and knowledge beyond the average DIY'er...I look forward to the next chapter of this walkthrough, your work here is very inspiring. Thank you for sharing!

Buildings codes were implemented so a house could be safe enough and structurally sound enough for a mortgage company to make a loan on it and an insurance company could insure it. They have the most liability.

​@rodm5830 it is a circular argument. Contractors have to Meet the codes or the other things do not happen. I work in catastrophic property claims, you wouldn't believe how many people get ripped off by the vulture roofing contractors that swarm the areas that are damaged.

@@retha1875 there are sleazeballs in every industry including insurance. The building department and their codes were not in response to vulture contractors. They are to make the industry more uniform with better and safe building practices so building are more structurally sound for habitation.

Thanks for the videos! I like affordable housing and feel like people should have the freedom to have it. The percentage of people that live alone is growing all of the time and if you are able to cover your housing cheaper, you can have less income and have a better work/life balance. I really like your idea of having your utility area behind your washer/dryer, smart.

I just bought a circa 1900 house on a 83×160 lot, village water and sewer for 9,900 dollars cash. To knock it down and rebuild, zoning says i have to build 1,000 square feet. The main part of my old dilapidated house is...surprise...20×30. I am going to tear off the junk additions, strip the main part of the house down to the studs, and "remodel" the "existing house" into basically what you have. Thats a workaround on the zoning for me. Then i have the 600 sqare feet house that i want. My arguement to the village is why to i have to build AND PAY TAXES ON more house than i want.

There are areas of town here that undergo gentrification. Developers buy houses in blighted areas, get money from the government, rehab the houses and sell them to people that want to live in a house they own that is not huge. There's lots of money to be made if you "know" the right people. Anyway, I was looking at buying a house they didn't want to rehab and partitioning off a tiny living space. They make that hard to do. I was putting in time and money just to get bad news from the listing agent when I seemed to be getting close. I finally came to the realization that I didn't want to live in an area with the high vandalism, theft and other crimes, lots of random shootings lately. Sounds like you have a much better situation going in your "village". Good luck, I hope you make it.

I want to build one of these for my 98 yr old grandma I care for so she can live closer to me and taking care of her is getting harder being a drive away instead of just a few steps. I would put the 24 x 36 because if you use block for the foundation then 24 feet will come out even with 18 inch blocks 16 to be exact there will not be any partial blocks. If you choose 20 you would need 13 and one-third blocks. 21 would take 14 blocks. To figure in multiples of 18 inches you multiply the length times 12 then divide by 18. That will give you the block amount. 73

Awesome! One thing I would add: small A frame roof over the front door. It will save the door from weather down the road and shade the porch from weather too.

Thank you for sharing. I want to build a small home on my property here in Oregon. It gets zoned as an ADU (a set of new zoning rules that's supposed to make it more affordable for people to put a second small unit on their property) However, permits to the city alone are over $30,000 Yes, over $30k before any construction costs. I also want to build it myself, however, they will not even issue a permit unless I have a contractor assigned to the project. So much for my opportunity to do this affordably :(

If I'm in the US, I want to live close to where I live now but, I want to live in a tiny house (14x20, stick built, on a basement) with a yard, garden and garage. There's no way a tiny house or building with a small living area inside passes code on a lot by itself. Although they said a couple of years ago planning and code enforcement was looking at ADUs, currently almost every piece of residential property is SFD (single family dwelling). I can't at any price build what I want and the small houses that are grandfathered in sell before you can find them. A few years ago, a couple of local movers and shakers started a project to show how affordable housing was possible (not a rental, no HOA fees). They bought a parcel of land and wanted to put 4 to 6 container houses on it. It was zoned residential with 6 units. Really quick they learned a single 8x40 container was too small to ever pass code so they went to stacking 2 containers. The county said they had to have a metallurgical engineer to plan and be on sight for the stacked containers. They got months in and lots of money when they figured the cost per unit to build was over $250,000 and rising. They hadn't even started any development on the lot. My opinion is, the system has people from real estate and construction backgrounds controlling what gets built and affordable housing takes money out of their pocket. I know people that are hiding their tiny space either in rural areas or inside a commercial building they own but, sometimes they get caught. I'm thinking expat may be the option for me. There are a lot of places you have the freedom to live the way you want.

That law is to keep people from building their own homes, and it was passed with lobbyists from big homebuilders. Most laws like that are passed to keep the big guys in business and keep others out. It is an infringement on our freedom and an interference with the market done using the government as the means.

My wife and I sold our 50 acres farm a year ago with plans to travel in our motor home for a year (done). Then live in it for two years while I build us a 1500 sq ft Barndo. But living in 273 sq ft has more challenges than we want to endure for the next couple of years. So we are getting quotes right now for a 580 sq ft tiny house to stay in until we build bigger. This is far better than we drew up ourselves. Thank you for sharing your experience and knowledge on this build.

I would suggest an awning or some sort of roof over the front porch. I would also make it bigger so that she can have some chairs & a small table so she can sit outside & enjoy the antics of nature. Being outdoors doing something quiet like enjoying a cup of tea or coffee in the morning or reading or sewing is good for her health, especially since she's fighting cancer.

You are correct on the porch I talk about why I didn’t build it in Part 3 of this build. My mother in law passed away with cancer just before I got it completed. I stopped the full front porch build with porch swing and ceiling fans for her comfort. Thanks for watching!!!

The only thing with building that holds a lot of people back these days post COVID is materials even if you’re a trained professional. You have done a professional job! I live in the country as well! I wouldn’t need or get a building permit! Only restrictions here would be a sewage approvals. Unless I tied it into my original like you did!

I'm doping the same but with a 20x40 or possible 50 footer. Also looking for a awning at the door so you do not get soak running in from the rain while unlocking the door.

First off ,kudos to you for helping Mom out with elderly living. First thing I noticed is,should place an awning over front door. Maybe a striking black an white ( striped sun proof ) would be attractive and save from rain out the door.

Love the content on this build! Excellent detail (foundation anchors, the specifics of running the drains underneath, etc.). Not sure if anyone has mentioned it yet, but I’m 95% sure you can flip the hinges and handles on that fridge very easily. Works on dryer doors as well. The basic appliance has symmetrical holes and anchors. Just remove the screws/bolt, flip everything, and make that $50 fridge a welcome addition for as many years as it will last you!

Ac is 120 volt 6000 btu no problem on 100 amp service, was going to go with mini split but wanted to keep cost down. This little ac unit cools this cottage great. Thanks

@@jeepmanking3577 I'm seeing a lot of people now that are saying mini splits aren't always all that great. If you're in a situation where you need the air supplied other than from an outside wall or you need to be concerned with the security risks of having a ac unit in a window, they solve problems. Other times what you have costs less to buy and to run.

Enjoyed this, Thx. In my experience designing house plans, the entry door would work better plan-wise, in the middle (side) of the rectangle. I know it might seem like an odd place, but it zones the floor plan better so you don’t have to walk through the living room to get to the back room(s). Also would be great to put a little porch over the entry door. But anyway, overall this is very cool. Cheers.

@@jeepmanking3577 I like where the door enters the living area, you wouldn't put it on the kitchen wall and you can see the door when seated in the living area. I'd argue that house design for 1 or 2 person households doesn't have to follow the same rules as houses where you might disturb other people by walking through.
