What was on the inspection that was the most expensive to fix?....the problem is the new home builders in 2020-22- building these homes really crappy.

I'm just curious. I think you mentioned the house was fairly new. If so, why would there be major items at inspection? I know it's a misconception that new construction is flawless. Some contractors cut corners causing major problems leading to maintenance nightmares.

It was about 10 years old and many things needed to be fixed.

Quick question - when you say the "lender" you're referring to the buyers lender, right? At first I was thinking why is that stressful for you, its the buyers headache, but I get it with the deadline for short sale. I despise the loan process. Last time I did a mortgage, it was a complete nightmare and we continuously had to do, one or two "extensions" of the contract, if there was a deadline because of the short sale - my god, that would be a NIGHTMARE!

Yes. The buyers lender didn’t make the deadline set by the short sale holder. (Sellers mortgage holder)

This is why it's so important for a buyer to put enough money down when they buy a home. It gives them built in equity should something unforeseen happen, such as a divorce, death or loss of a job. I feel it's so unfair to offer some of these first time buyer programs to inexperienced buyers, they have no idea what could happen just putting 3% down for even less. Young buyers today feel they are being treated unfairly if they're asked to put 20% down - they have no idea its for their own protection. They should have financial classes in high school that teach practical skills for everyday living. 👍

I totally agree. My biggest frustration especially with college is there’s no financial courses unless you’re taking business.

Not sure I quite grasp your point. Having money in the bank is a much more liquid way to deal with unforeseen issues. Equity in a house - especially if it is only 20% - cannot be easily accessed. Why lock it all up in the house. A more balanced approach is the prudent one. A few years in, sure, hammer away at the mortgage, but holding back some funds where circumstances permit is the safer approach.

It’s crazy how this kind of manual human error is still happening today. Was the lender, or a person working for the lender, trying to create a scenario that could benefit them personally (short sale that they could get in front of themselves)? How does this actually happen? Lots of processes are being fixed/disrupted but for some real estate has stayed in the 80/90s. I personally used Better mortgage (I’m not a fan of the CEO but all the people that helped were great), and there weren’t too many manual steps/processes to go through. This situation is of course different but still, wondering how/why the lender would be the one to (almost) derail a transaction.

Honestly, I think the lender was not prepared to do the loan type that they chose them doing. The 203 construction loan is a unique loan. I don’t think the lender had experience with it.

Hey Jeremy! Man what a painful process you guys had to go through with the short sale! Curious looking back would you have pushed the seller to take one of the Subject To creative finance options that buyers were presenting to avoid the Short Sale hassle? Love your channel!

It was so stressful! For so many reasons. I’m not going to lie, there were so many things I left out that would’ve said too much about my clients.

Those caught sitting on their property not selling need to be told up front that's not how you do business. I understand "it's my Family Farm" but if it's not sitting on these things is the worst idea ever #house_flipping_disasters

@@JeremyAKnight That sucks, I think your best content was just you and Ian talking about what you see. Articles manipulate data, but boots on the ground is an invaluable source of information. For instance, lakeside meadows now has paved roads.

@@JeremyAKnight I like your content a lot, but if you feel burned out... stop it for a few months and recover. Sure, KZbin will punish you, but what is more worth? Your overall happiness or irrelevant views on a video? Come back when you feel ready. On a different platform, I was somewhat famous, but I do not care anymore. Social media is addictive, but it can destroy what you love and like. -> That is why... if you feel social media is stress, quit it at least for a while. Most famous content creators I personally know have this phase. Sure, it comes with a price in terms of lower revenue, but money is not everything.
