I regret that I failed to mention this in the video, but this condo faces a few high end bars and night clubs. So the ability to see what girls line up in front of these venues each night is exactly the kind of view a bachelor would want 😉

Lots of potential here: cover up all the exposed concrete, get rid of the ancient choco machine, expand the loft, etc. But the biggest drawback is the location: put this on top of a 50 story building and it would be super cool because as is, I'd never pay for a property with no view.

The only problem with being near the hottest nightclub venues in Bangkok, as many of them won’t let you in if you’re over 30 years old! Facts! And since no one under 30 is going to be able to afford that bachelor pad, the nicesness of the bachelor pad and its proximity to great nightclubs doesn’t necessarily correspond with each other!

You either have very good luck or great network to land these units. I'm leaning towards connection. I'm nervous just thinking how are you gonna keep raising the bar. I didn't think it could get better than the 007 penthouse, my favorite all time! Great production and presentation. Night drone shot was a nice touch btw. Happy holidays in advance!

Nice presentation and nice condo. I know that development. The building is old and a bit dingy (although it looks fine from the outside). The immediately area has experienced a bit of a bump post-pandemic. Pre-pandemic there wasn't much going on other than a short walk to Big C (don't recall if Jett mentioned that). I recall seeing units of similar size pre-pandemic (not renovated) for around $700,000. But they were pure ugly and old looking. This unit has been renovated nicely but is ridiculously priced in my opinion. Imagine buying an old unit for $700,000, spending $200,000 to renovate it and then selling it for nearly $1.8 million. What many people fail to consider is that the building amenities determine a good amount of the condo value. This building does not have good amenities because it's old. I'd say the unit is worth about $1M. But hey, all it takes is one sucker!

Soi 24 is in the heart of the Phrom Phong area, which has been a highly developed and vibrant neighborhood for quite some time. “The building amenities determine a good amount of the condo value” This building offers a variety of amenities that are quite unique, including a tennis court, basketball court, kid’s playground, and even a dedicated area to walk pets without needing to visit another park. These are features not commonly found in newer developments. Also, it’s worth considering the maintenance costs for amenities in newer condos. It’s rare to find a new development that charges only 41 THB per sqm while offering this level of amenities. “I’d say the unit is worth about $1M” It’s important to account for the effort and risk involved in transforming an older unit into a thoughtfully renovated home. This includes taking on the investment risk, managing architectural and interior design work, and working with contractors-which can be quite a challenge in Thailand. Expecting the seller to price the unit just above the renovation and purchase costs might not fully reflect the value of their work and the risks they’ve taken. Additionally, it’s worth considering how many comparable units with similar features and quality are available in Bangkok-it’s not something you come across every day.

@@JettGunther Hey Jett. I'm quite sure Big C is (or was) down the end of the street past (take a left) off Rama IV. Maybe not so short of a walk, but for me it was. When I was staying in that area the Emporio Place was the hottest property on that Soi and the Bright had just been built. If you think the amenities are attractive the you should show them remove any doubt. I have not seen them, but I would not expect too much given the age of the building. Point is this. People who might like the unit because it looks new might not like (possibly) rundown or old looking amenities. So next time, to clear up any you should show amenities in these pricy units so people can see for themselves. And I understand the "effort and risk" factors, but I still think they're asking way too much. Ever since people got this crazy idea that they could get rich buying old units and renovating them to sell, property prices have soared. Too many middlemen in real estate now and it's not good for the industry.

Doing fixer uppers in Thailand is not as easy as people think. You need solid connections with the best contractors and high level project management skills. That's why successful renovations fetch a premium. Regarding the price. Let's see. I've gotten a few direct inquiries. The final price is up to my sales team to negotiate.

If you don’t like the industrial loft style, that’s fine. But a powder room toilet is almost always located at the front of a residence because it’s for the guests to use. And how would someone walk in and see the person doing their business? It’s hidden behind a door just like all toilets.

Nice but has a lot of wasted space and is somewhat dangerous. Anyone who'd let their kids play on that netting, shouldn't be raising kids. I wonder just how far the fall is from the netting to the landing and that open loft is another accident waiting to happen. Still, if it wasn't $830k over my budget, I wouldn't mind taking up the challenge.

Usually the furnishings in these kinds of units is to give a general idea of what could be done with the space. It’s never smart to fully furnish a place because it’s impossible to please all and buyers would want to change things anyway. The nets are very easy to remove. Places like the loft and the secondary bedrooms are left open on purpose to allow for the buyer’s own choices.
