Many condos have a separate filtered water faucet in the kitchen. I've tested mine and it's definitely potable.

The view is definitely nice and the owner knows it, given how nice the balcony is. That said, it's unfortunate that appliances are not built-in high end appliances (Gaggenau/Wolf/Miele), especially the fridge, and that the master bath lacks a tub.

Sorry but the cheap looking plants in front of the condo and the white and orange tiles are so homely and cheap, it doesn't befit a million dollar condo. Not a good first impression, no curb appeal. Definitely not a million plus condo, overpriced.

I’ll take the glass half-full approach: Rather than the typical dark, echoey elevator hallway with doors to other people’s rooms, this unit’s hallway has no neighbors, opens out to a wide unobstructed view, and has a fire hydrant literally at your doorstep. Not sure many other condos can match that.

This thing is a rare gem in krungthep. They do not build the condo like this anymore with a wide and spacious balcony and 4 bedrooms, and the build of an older building tends to be sturdier, and the infrastructure is well-built. the new one similar to this with 4 beds, 3 parking spaces, and prime locations, you are looking at 80-100 million THB or more. if you're lucky enough to find a free-hold property similar to this.

Good understanding of great lighting is just one of your many strengths given its a cloudy day. There seems to be quite a few of these really nice renovated big units catered to the high networth individuals. If they could somehow find a way to put a huge round tub in the unit to simulate a jacuzzi or mini pool it might just give the place a whole new dimension. Just a thought.

My question is, in the example of long-term leasing and house ownership situation by a foreign national, what can one legally stipulate within a lease agreement? For example, can we agree to an auto renewal if the original owner of the land is still in possession of the land or any particular circumstances? Can we agree to have an appraisal done by a reputable company and sold to the owner of the land for the apprased price or sold to a third party at that price within a prearranged timeframe? I have no experience with this and am curious what my options would be as a house owner on leased land. I also need advice on these exact scenarios, only being married to a thai wife. Can i lease the land from her and own the house, and what happens in the event of a divorce?

I think the bad feeling does not come mainly or only from paying tax. It is to pay taxes and remain an eternal alien with dual pricing, 90 days reporting and so on. The feeling of being scam with this new tax policy comes from the gap between Thailand playing a universalist fiscal policy, while staying a nativist country, borderline with xenophobia, for everyday life. Before that we were guest with no rights, even if married with Thai national or speaking Thai, but at least not paying tax. Now it seems we will remain undesired aliens, but paying taxes... Looks like dhimmis in ancient muslim ottoman empire. I hope all countries will have the balls to apply a strict reciprocity on thai assets, savings and revenues of Thai residents around the world if they change the understanding of DTA's

I think one of the main problems with these newer style condo complexes is the fact that all of the hallways and living spaces are usually fitted with tiles or other form of hard materials. This can give a lot of noise from other neighbors, especially those with kids making noise. It resonates a lot through the hallways and walls. Would be great to highlight that as well. I understand tiles and marble keep the house cool but it usually comes with a lot of noise.

For someone who worked in Aus for 5 years he should know that superannuation, over age 60, is completely tax free in Australia . So to suggest it is a win to be taxed in Thailand is a worry.

Could Jeff or Thomas please clarify this - Is the Thai expat taxation laws based only on Inward Remittance, meaning any and all remittances brought into Thailand becomes assessable to Tax, whether remitted through bank or wire transfer, or ATM & credit cards (not now but soon this loophole will close). If so, then what is the need to classify whether remittance was from federal pension, or interests, or capital gains from house sale, or just plain past savings? Such classification will be required only if there is DTA credit available in tax return, not otherwise. Is this understanding correct?

The current tax form (Eng) does not mention remittances and the officer at the CM revenue department said remittances don't matter, only our earnings. Serious problem.
