I love Alabama! Home sweet home Alabama ❤️. I live in Alabama but we have eyed this vision for a while. Looks beautiful! Jim and Annette are real people who I met thru the purchase of our rustic trail teardrop, polar bear and then joined their camping group. They are good people! My husband and I need to come check it out in person. Best of luck!

My vote is no TV. Sit outside with your neighbors, and look at the lake, or a campfire. Great video guys!

I'd go with a 40 to 55 inch TV. 81" would be too big for that short of distance from the sofa unless you have eye issues and need the magnification. There are charts that show the recommended sitting distances for different sized TVs. A TV ix good to hsve for those bad weather days you don't want to be outside. I don't follow on FB but have followed Hans on YT from the start as I love seeing his vision become reality!

For those concerned about the road noise, you don't really notice it once you're seated next to your house having a conversation with the fountain tinkling in the background. That's what I experienced when visiting with Jim and Annette at their house which is right up front along the lake.

I agree, the unreasonable wait time to getting your home is stressful! Many people are being forced to make other decisions, and still out the money invested in ITH....😮

@user-xy3qn2ko7n ALWAYS ALWAYS get "everything in writing", signed & dated by both parties, buyer, seller. IS THE LAND OWNED OUTRIGHT BY THE SELLER? ** If a developer says I'd like to do this or I am going to do this "Verbally", but not in writing one can't hold them accountable. (In any situation) Out of the money invested, you see that's where the problem will always lay (IF IF) one has the key money to invest (help an individual to get all the infrastructure in place) and they want to believe in that person , that's totally upon them, however what i don't understand is why why didn't these people get something in writing as to where all this money would be spent & a general time line with a clause in the contract ** depending on unforseen circumstances out of our control...weather, materials, fire, etc... If they had something such as this in writing signed & dated & notorized all these people would not be out of anything Money nor living out of their cars now. But because "they" made a very unwise business decision this is the results. And it's absolutely terrible & something ive never heard of, just as ITH states I do something alittle unorthodox, thats not bad or good - depending on its outcome. Comparison check box: PINE LAKES OF ALABAMA- HANS COMMUNITY KEY MONEY - INFRASTRUCTURE 15-20-30k (Do you have something in "writing"stating all that will be done with your 15-20-30k?) An ETC? (estimated time of completion) * with a clause stating exceptions pertaining to material delivery delays, contractor delays, weather. (things out of there control) LAND LEASE CONTRACT in writing signed-dated on the terms outlined + what all the rules-guidelines are + what all comes with that rented space..ie water,gas,septic,electric, etc... Written outline of all the rules-guidelines signed-dated & terms. ITH - INCREDIBLE TINY HOMES COMMUNITY KEY MONEY- INFRASTRUCTURE -6-10-15-20-30k (do you have something in "writing" signed-dated stating all that will be done with your 10-20-30k? (An ETC? * with the exceptions pertaining to material delivery delays, contractor delays, weather. (things out of there control) LAND LEASE CONTRACT in writing signed-dated with terms outlined + what will be supplied for that spot ie..water,gas,electric. CONTRACT HOME - signed-dated, all the spec outlined? Do you have an (ETC) estimated time of completion in writing? CONTRACT LAND LEASE lease signed-dated, terms An (ETC) estimated time of completion signed-dated? Written outline of all the rules-guidelines signed-dated & terms. So just do your check off list, what's been done & by whom. And what hasn't & by whom. And what part of all of it was your fault for not doing.

@user-xy3qn2ko7n The stress, the financial, the displacement you folks are experiencing "truly" fits the term called mental pain & suffering.. A huge financial credit should at least be extended to those individuals...based on a monthly dividend per case.

@@LisaSwindall not an ITH fan. Too many red flags for me. Made me suspicious of tiny home communities in general. I decided to give this one a go. I want to listen to the conversation and see how it goes with the community. At my age,69, it would be devastating to my husband and I to make a really costly mistake. This property is so pretty.

Thank you Hans and crew for working so hard in this heat! For an Airbnb, you're gonna want a bathroom sink. Most people are grossed out washing their potty hands in the kitchen sink. There are toilets with a small sink on top, I've used those with no problem in Tiny Airbnb's before. I came to the first cookout to have a look around and meet the people. What Awesome people!! I'm coming up with everything I can think of to convince my husband to do this kind of thing, too. It's only 2 hours from us, so great for vacation, and a landing spot for the other if we find ourselves a widow. We'll already know the people and the area.

@@gotinybefree yes, we've vacationed in Tiny Homes before. It's a different way of doing things, and he's the one who has trouble letting things go or being unconventional. I'll do my best, but respect his decision.

❤ Good to see a face behind a name. Hey Hans I thought the air bnbs were going to be at the front, not on the lake with residents? I'm guessing the air bnbs are facing the lake... Randy Jones of ITH, Incredible tiny homes idea & dream of what he's created & thus allowing/offering others to do the same (such as yourself) is a win win for everyone... However as Jim stated as a buyer of ITH tiny homes the downfall I think for Randy is the excessively unreasonable wait time for a home/land. This will be the downfall I believe, he as a carpenter should stick to just building homes going forward to stay afloat & not continue to loose his credibility. This is what's hurt him & in essence you as well by not having spots available for people but the homes still not ready years later..😢😢 It's good that you finally saw this was effecting your income as well as people's need to have their home in a reasonable time frame, thus you decided you'd accept any builders tiny home & not restricted the builds to only ITH's & I'm sure ITH realizes & understands this. With all that being said, it's still the ideas of ITH's module of "KEY MONEY" down 10k, 15k for something you don't own, nor will ever get back but used for the amenities being put in place, that you use as ITH does. ALOT of people just don't have that + the cost of a home all up front therefore it's not affordable because now there still under debt to financing which defeats the whole purpose of living free "debt free" However, most developers already have all this in place, the rents just higher to offset the upkeep & costs. Have you given it any consideration of having some who don't pay the key money, (ones who simple dont have) & charging higher rents? I believe you'd then have 100% full capacity very quickly...just a thought. Looking really tranquil there Hans❤

The Airbnb lots are in the front of the property which is on the lake. The way we have this development set up from the beginning is funding the infrastructure & amenities development through key money. This also keeps the monthly lot rent very low, which is what people want and attracts the kind of people who want to be here for a long time (better deal the longer you’re here). And while it’s not for everyone, we’re thrilled with the residents who have joined us and the future residents in process and we only have so many lots anyway. There are RV parks that people can go to that don’t require key money, although lot rent is more and you don’t get this community and amenities and activities, etc. Everything has its price I guess. Hope that helps

@@gotinybefree bingo ... people dont seem to understand , the 10-15k key money acts as a filter , to keep short term renters out of the community which makes it more valuable to the long-term tenants ... as you pointed out , if you wanna pay higher rent because you cant afford 10-15k down , just rent a spot at any rv park or trailer park anywhere in the country .... those kind of places are literally everywhere ... but everyone complains about their high prices for lot rent ... somehow people expect a cheap lot rent in a private community , with no money down invested ... you cant have it both ways

If you can afford two places, and turning these communities into Airbnbs, is a deception to affordable living for people that really need an affordable place to live, that live on a small fixed income. This place is beautiful, shouldn't be a money maker that is taking away from low income that would be an answer to their prayer. I wish yall would advertise it differently!

Hans is only allowing 8 units of 54 to be Airbnb, and they're placed at the front, with a gate between the two sections. It's not a bad thing, as Residents will be able to have family gatherings with those. Most Tiny Homes can only host an additional one or two extra people, so an Airbnb allows the others a place to stay close by. The nearest hotels/motels are 15+ minutes away.

This community isn’t for everyone unfortunately. ITH sells homes right now for as low as $20k for example, which is probably the most affordable home I know of. But if someone can buy one to rent out and produce some income to pay their rent, utilities, groceries, is there something wrong with that? When people need a place to stay when visiting? We are about providing solutions but we don’t have all the solutions. And I feel this property and what we’re offering is a great solution for those looking for what we have to offer

@@gotinybefree these people are actually mad that someone can put 40k into a tiny home and lot in the first place ... so when they realize someone can actually put 80k into two homes and lots , they act like that person is an evil billionaire 😂 ... God forbid someone may sell their house and/or have accumulated 40k or 80k in their lifetime and be able to do such a crazy , evil thing 🤣 ... the moment they say someone shouldnt be able to make money doing something legal by renting a lot from you that you need to rent out to keep your business going , you realize what type of person they are ... they wanna tell you how to run your business that you are trying to earn a living from as a non-profit , which either will not work and you'll go bankrupt , or at best you'll be just another RV/trailer park with high rent and constant turn-over of broke people who dont respect your community or the other tenants that have actually invested in the community ... people are always gonna be hating on others that have been financially responsible their whole lives and have enough money to be comfortable doing something they'll never be able to do ... its makes them feel better about their position in life to pretend those people are bad or wrong for saving and investing responsibly their entire lives ... some people think every single person living in a tiny home is doing it because its all they can afford , and if you can afford to buy 2 of them , youre stealing from broke people ... that cant afford to pay the 10-15k key money in the first place ... i wish everyone good luck in life , but if you cant understand why this business model needs to work this way to be successful long term and why its being done this way with the key money , its because you have never ran or helped run a successful business ... this place is not for everyone , its for those that wanna live cheaply and in a community and will invest key money to ensure they live in a community with others like themselves ... they dont wanna live in a RV/trailer park that will let anybody in that can pay a months rent ... its prepaid cheap rent , which means people will stay there and value the place and respect the tenants and community because they are invested ... not because they had $750 one time or got a tax return and will be broke again next month ... Hans youre doing it wisely to protect your community and provide longevity by charging key money , its a perfect filter

there is always somebody whining ... because one person makes money , it doesnt mean theyre hurting a poor person ... Hans has 54 lots available there and the vast majority of those 54 lots are open and nobody is using them ... is Hans supposed to keep them open and lose money for years until people can save up 40k for a tiny home and lot ? ... Hans do what you need to do to keep this place open and hopefully turn a profit ... dont take business advice from people about how you should help them until they have skin in the game and offer to be a financial partner ... and if you think it should be done differently than Hans is doing it , buy your own spot and do it your way and you assume all the financial risk yourself ... if you cant buy your own spot and try it yourself because youre too broke , stop giving business advice to those who can and are actually doing it because you are not qualified ... you have people who cant do something and have never even tried always telling others that are actually doing it how they should do it ..... makes perfect sense .... Hans , i give you my permission to run your own business as you see fit 😂 ..... good luck to you all !

Haha no worries, opinions are like belly buttons… right? It’s always easier to Monday morning quarterback, and things I would change in hindsight of course also, always learning from my mistakes if I can. But with that said, I’m super happy and excited with how this development is progressing, the wonderful residents that are moving in, and the support and encouragement of the people on this platform and others. It hasn’t been easy by any means, but it’s worth it and we’re creating tremendous value for lots of people is so many ways. So exciting 🤩
