For a small project i would suggest you go for the lower floors; like 1st, 2nd etc.As you know lower floors values more for small projects.Hence you would maximize more profit out of it.

That is a secondary part of consideration.Usually a separate aggreement is needed to be executed for the same.It needs not to be mentioned in the Principal agreement.

No security deposit is required specifically. Rather a part payment may be demanded by Land owner from developer considering the payment to be adjusted later from Land Owners allocation value. The amount and percentage of demand may depends mutually upon any consideration between Land owner and developer.

Any supplementary agreement executed due to change in conditions or clauses in the main agreement, needs to be registered to fulfill banks requirement for loan. However for General Power of Attorney it is in favour of Developer in respect of the Developer share only - no GPA is given by Owner on his share of Flats . The Owner can directly sell the Flats allotted to him as he holds title on them and he/she can take a declaration from the Developer that all his claims for construction of the said Flats are settled and he has no claims.

Sir, our developer agreement is already registered. Now do i have to give the original copy of the land deed to the developer? And will I get the duplicate copy of the developer's agreement from the developer? Is that the process? Also i want to know , the land deed I m giving, the developer will give a receipt copy stamp signed only on a piece of paper or it needs to be notarized?

You can keep the original with yourself if you can provide it to developer whenever required, alternatively you can also keep a certified copy of the same with you. It's better to keep the land documents with you and provide it personally to developer whenever required for any compliances. If you decided to provide the original copy of land deed to developer, you can take a declaration of receipt made on Non judicial stamp paper worth Rs 100/-, notarized from the developer.

I can't understood you clearly, although I hope you want to explain about expiry period of DA & POA. In this scenario you can execute the alternate clauses mentioned in the agreement with regards to expired period and you can also file a civil suit for injunction & can ask for compensation.
