You get INSANE value for your money in terms of real estate there in Texas. Florida and many other places too. It's mainly new York and California that have insane prices

True but Texas has one of the highest property taxes in the nation. That house might be 7 million but you'll definitely paying north $180,000 in property taxes every year. Property taxes in L.A County and NYC are more reasonable when it comes to that.

Another great episode Josh! That mega mansion in Houston is one of the best houses in the city i mean the detail, the finishes, the materials are top notch but if there is one thing i want to nitpick about the property is that in my opinion it's not neutral it's more feminine. A prospective guy buyer won't want it but everything else this is a great investment.

Francis Marasigan III its an absolutely fantastic home for sure. As far as it being suited for a certain kind of taste that really depends on the future buyer and the design element they bring to a property. Instead of buying the house with 7 million $ I can produce a cashflow machine which gives me around 1.68 million a year with 50% leverage. Instead of paying off the mortgage I would reinvest the cash flow in undervalued dividend growth companies.

Wrong! The biggest closest is in windermere Florida owned by David Seagal in his 110,000 sq ft home. His wife's closet is 2800 sq ft with an elevator to go to all 3 floors of closets. With 8 kitchens, 27 bathrooms it is the second most massive home in the USA.

As a sales person you need to ask more questions: Does the house come furnished with the closet items? Why are you selling? Are you downsizing or upsizing? Where are you going to put all of your bags, shoes etc? Could have been funny and entertaining but you were too serious and very superficial. Should have said "I'll take it...furnished with the closet items " :)
