Interesting that your contractor doesn't know code and didn't inform you before you had to change things out. When we did ours we put this in the contract. Anything not to code would come out of his pocket to repair so he was incentivized to do it correct. We passed every inspection. Seeing that this was 2 years ago in LA, you probably had to wait weeks to get an inspector out there every time (Covid). Our city actually allowed facetime inspections. Congrats on your build!

I am guessing you did not have an architect draw your plans because all your problems I passed because they where on my prints. I would suggest do not skip having an architect draw your plans. 2.5k well spent

Thank you for sharing your set backs….you keep talking about “your contractor” what kind of contractor did you get? It seems he didn’t know about sheer walls….or fire walls…or earthquake hold down….your contractor should’ve been hired under the condition that he gets final payment when work passes inspections and any parts that were paid for already that need replacement will come out of final payment unless unless…you hired your brother in law in which case you pay more than you agreed to pay…

In theory that works. In reality if a sub ( Not GC) is busy, they are not going to sign your well thought out contract unless you have houses or projects lined up back to back. The busy contractors set their terms usually in their proposals and you can take it or leave it. In a slower market where subs NEED work this is a different conversation. Had a client who started to require additional insurance requirements that are found in Commerical or large residential work, the problem is that they only build 1 or 2 houses every 6-8 months. Needless to say I passed on the job since that extra effort wasn't worth the profit that I was making. Their is so much stuff behind the scenes in construction that you won't find on YT or even google.

I find it crazy how each inspector basically wants things done a certain way, they are not consistent at all. We just failed the plumbing, framing and electric, all were very minor tedious stuff. Should be fine for the next fo around. Anyway, great job with the ADU.

We just learned that today. This will be the 3rd time switching the has pipe and even go under the dang house to switch them. The inspector even said " I don't know how is miscalculated". Ugh so fustrating. I have 3/4 and 1 inch steel wrapped Pipe sitting here.

Hello.Great video! A few questions I wanted to ask. How much were your design and plans cost? Including structural, site, elevation, title 24, etc? Also, did you use a GC or find the guys to do the construction yourself? Lastly, how much time form beginning to end did it take? And did you use one of those preapproved plans when submitting to the city/county?

I don't believe a license contractor is building this place more like a diy job. If I was the inspector I will also fail electrical for not having wire protection board in attic ,top flashing need to be installed after window . Etc

They failed because they didn't use a licensed contractor. If a licensed contractor made these critical mistakes, then they should have their licensed revoked. People fail things because of safety.

We didn’t go with a contractor for this project We went with a trusted team of workers and handled all the inspections on our own. We saved a lot by not hiring a contractor due to the extreme inflation on cost. Luckily it was an easy fix and cleared the next time around 👍🏼

You should definitely take advantage of the California ADU law! It is currently in place until 2025. But who knows if or how long that will last. The California Housing crisis is real and in high demand, especially in Southern California. The state is making the process very lenient and your local city has to abide by it, or some form. Yep that’s why I said I’m not going that route . Im converting part of my house into studio . I’m in construction so it will be done right . I’m just not going to jump through a bunch of hoops . The reality is every city , state , county and inspector has their own way of saying what is ok and what’s not . It’s all about interpretation. So I’ll just build and do it all myself .

The devil is in the details. Honestly as a licensed general contractor , some of those redlines ( corrections ) were completely the fault of a contractor trying to do all the trades themself. There are many trade codes that change and we have to stay up on the. Fortunately All non sewage drains must be 2 inches or larger below grade. Otherwise you would have had a real problem. All was fixable with some time and money. GOOD LUCK.

bae, next time ask your engineer or designer if she could note 1 1/2" for your vents " your plumbing" than it should have being ok, the problem is that "the new standard" is 2 " so when they draw your plans they just go with what is common they have no idea of what's going on. could have just made a call to them they can fix it in 10 mins.

5/8" type x drywall is required both sides of the wall that separates the house from the ADU to create a 1-hr. wall separation. Sometimes the city also asks for a 50 decibel sound separation between the house and ADU so you don't hear the people in the ADU.

The windows any less than 30" from an exterior wall ( horizontally ) needs to be tempered because the window can shatter when you slam the door. The reason the window sill height needs to be raised , if less than 20" from the floor is the window needs to be tempered. Thats why the easy fix is to raise above 20" to avoid the tempered window and save money and time.

Mine was a little over 60k. I did all the demo, electrical and all the city permit stuff also I bought all the materials and a family members did the cabinets and flooring for a great price. The Adu has its own address and utilities, I charge $1,350/month in Pomona, CA. I have plans to add two bedrooms and will charge $2000/month when done. The other side of the house is a 3/1 I will charge $2850/ month when ready to move to the next one. Our total holding cost is $2300/month for the house with insurance and $1000/month for 4 years on a construction loan for half of that 60k.
