1.2 million dollars is a hard sell for a property that's only going to generate 10,000 a month, I think most investors, my self included, wouldn't want to spend more than half a million unless we could leverage it some how, but Colombia is notorious for being very difficult to get finance.

Yes it's a harder sell but really, above 400k, most areas whip off 4-5 cap. I agree though.

The investment makes sense in the current political landscape as well, as the country approaches an anti-establishment government for the first time in the history of the country, which intends to heavily invest in tourism as a source of income for the country. Just found out your vids, keep up the good work !

There are 2 anti establishment front runners at the moment...one seems radical the other seems more economically driven. Since my Spanish is weak I haven't been able to read or listen to the talking points and relay on the people to explain why they are supporting the front runners. The answers are a bit shocking because all are echoing change rhetoric and no specific plans. If you can explain to me what's happening I would love that feedback.

@@Karl__Pierre Basically Rodolfo Hernández, who is sort of a Trump-esque figure whose whole campaign slogan has been "No more corruption, less taxes", but with very vague actual plan. On the other hand Petro who is an economist, and has actually described his plan, which he wants to increase the social spendings (elders who don't have enough to retire, single moms with no income, 100% higher education coverage) by taxing the rich. Our version of Bernie Sanders, if you must. There's been a media campaign accusing him of wanting Colombia to become like Venezuela with no actual proof other than him being a social-democrat. The general perception among the youngsters is that the traditional political class has been finally defeated after 24 years of continuous presidents; we just don't really know if Hernández will be up to the task, as he is the least prepared intellectually speaking, out of the 4 principal candidates (ala Trump). But I think it's safe to say that we are far from a Venezuela 2.0 situation, either way.

@@Karl__Pierre Petro stopped being "anti-system" a long time ago, now with the support of Juan Manuel Santos that word anti-system is an offense, a few days ago the W radio interviewed Rodolfo Hernandez and he made it clear that his government plan is connected to the 2030 agenda of the UN, just like the government plan of Gustavo Petro, there has to be legalization of drugs if or if, there has to be peace process with the ELN if or if, no matter the government that remains.

I'm thinking of buying a condo to live in when I retire next year. In Cartagena. One of my concerns is my family having to come and sell it when I'm gone. Are you buying properties in your name or through a llc or a company?

Cartagena real estate is super expensive!! I used to be a broker in nyc so i know. Some properties a client mine bought there costs millions of dolllars

I said list price on this one was 1Million. Needs to be renovated. They are expensive in this area.

The problem with buying in colombia you have to deal with lot of crap you dont gotta deal with it in the states. Come to my house in south hampton ny so you can see part of what i mean. Beach in the back i tan when i want, fresh local food. Everything nice simple. I dont gotta deal with stresses of any kind

Yes some app are overpriced.. for example you can buy 3 room app at floor 28 for 320k.. 10 floors below it is 100k less..it is too much difference…also the prices between 2 and 3 room app is a too big gap.. but thats colombia you can ask what you want… where i live it is more regulated etc… the prices of the same sort of app is the same and not ask what you want.. also you cannot increase your price after you put it online and people start bidding.. it happen in colombia..they see you are a foreigner and 212k becomes 228 k ! They have to regulate the market with some rules etc

@@devanii I think the concern is extreme leftist policies will lead to VENEZUELA/Argentina/Cuba type of situation. I see Petro has overwhelming support for change however I haven't seen any policies other than nationalizing social security fund and limiting fossil fuel production which is currently highly valued and generating revenue nationally. Do you know Petros plan for economic stimulus and what his changes include?. If so please enlighten me, seriously because I need to understand what is happening and how it will effect my investments in Colombia.

@@Karl__Pierre There's a bit of misinformation going around regarding Petro's Economic project. He's proposing an economic model based in tourism in the short term, and the industrialization of the agriculture to the long term. He's not going to stop fossil fuel production, since it is near 55% of the income which will finance his social projects, instead he proposes to stop fuel reserve exploration, which causes tons of contamination. However, the projections are favoring center-right candidate Rodolfo Hernández, since he will definitively get the right's 5 million votes from the primaries, so unless there's a big scandal revolving around him untill the 6/19, he is most definitively going to win. Hernández economic model is fundamentally similar to Petro (economy based on production and tourism) it's just that he is way less clear about it and hasn't gone into specifics, he is even refusing to go to any debates now. Anyways, he is the most optionated candidate right now.
