Option 3, which is never mentioned: do both. If you have extra money you need to give a job split it in half. Half towards the mortgage. Half into investments. You're building equity and potentially earning in the stock market at the same time.

Thank you for this. My husband and I are facing this very situation right now. He paid off his vehicle, so he has nearly $700/mo in extra cash flow. He currently pays the mortgage biweekly, so he's on track to pay it off in 12 years. He is 55; I'm 52. It would be ideal to pay it off in 5 yrs.

I just sold most of my stock to pay off my two homes. My condo was purchased Dec 2022. I put half down and finance the other half. My interest rate was 7%. I had no intention on keeping that mortgage for years to come with such a high interest rate. It'll be two years in a few days that I purchased the condo and I already paid it off. I still have some stock and I'll continue to invest. I just wanted my homes paid off.

In the current economic climate, a home is not the best investment. I've already sold my Boca Grande area home, but I want to invest roughly $300,000 in stocks since I've heard that even in challenging times, investors may turn a profit. Any excellent ideas for stocks?

The truth is that if you make the right picks, you could make killer riches very quickly, although such profit usually needs expertise, as in hedge funds or financial managers. I personally prefer the latter.

I like this topic, but haven’t heard any arguments that would sway me from paying off a mortgage early. I just paid off 140,000 in consumer debt in three years and it feels amazing not having any payments. I’m for paying off a mortgage early and investing a small amount at the same time.

Refinancing should also have covered restarting the amortization schedule and paying that higher percentage of the payment to interest again.

We have a 2.75 interest rate for hour home and I think just being approved to borrow 550k at that low rate makes it free money. With length of the term being 30 years and inflation being more like 3% and above each year. It’s lottery like having your money sit in the bank for 30 years.

Depends. You can miss out on stock appreciation or other opportunities. But no job is guaranteed, if you get fired today, you still need to pay your mortgage. Paying it off is one less thing to think about.

Dave Ramsey teaches the same thing. He says put 15% into retirement accts(401k, IRAs, Roth IRAs) and then start paying the mortgage off.

It’s always either/or in these videos. Invest 15% into tax-advantaged retirement accounts (which is actually investing ~20% for those with a company 401k match) and throw extra money at your home principal.

Many lenders do not apply bi-weekly payments to a loan or principal. Both my current and last mortgage company said they would just hold the mid-month 50% payment and apply it at month-end with the 2nd 50% payment.

with respect, my opinion is this. If you even have to debate if paying your house off is better than stocks, your house and/or your interest rate is too high. You probably have too much house. It is always always always better to invest in stocks than to pay your house off. If you don’t want to pick stocks, just invest into VTI

Pay off the mortgage as early as possible. Then invest the monthly mortgage payment in a brokerage account, which doesn't have any limits on the amount you can invest. It's all post-tax dollars that you'd invest. Then do a backdoor Roth IRA conversion.

pay off your home you only worry about paying taxes which aint noting compared to the mortgage. stocks are a rich mans game, better off using your new money buying a rental only rent to people with good jobs. if trump removes income taxes or just OT taxes my house is paid in less than his term.
