This bunkai is highly impractical. I'd advise you to look into other experts interpretations of the Tekki/Naihanchi series.

When do attackers actually use a lunge punch in a front stance? Never! This is not how the original bunkai was done.

I want to comment on the notion of 'original bunkai'. There is no 'original bunkai.' Bunkai means analysis. This is a process, not the interpretation anyone has settled on for the meaning of a given movement. In short, bunkai is the process of arriving at an interpretation. According to Kenwa Mabuni, founder of Shito Ryu, this process involves pulling an individual movement out of a kata and exploring all its potential applications in drills with a partner. For instance, does the movement (such as a parry) work with a straight punch, a roundhouse/hook, or blow from above? What follow ups/counter-attacks can be applied after this parry? This requires the training partner to execute an attack in various ways, not merely the oi tsuki seen here, which is sadly so common in demonstrations of an interpretation. This means in practical ways as attacks may be done by boxers, muay thai practitioners or common street fighters. The touchstone is always whether the application you have settled on is practical against a real opponent. Thus, according to Mabuni, the 'bunkai' or the results of the analysis are infinite. (Well, probably not infinite, but he and Choki Motobu thought that there were so many potential variations that they could not be codified or reduced to partner drills as seen in the kata of old jujutsu.)

Oi zuki is not a fighting technique. Bunkai is meant for real fighting, not what is shown here.

Since 90% of all fights start in close and with a weak hand grab followed by a strong punch, these techniques would be very ineffective

Unfortunately you are correct. HOWEVER, this kata does have very good applications against the attack you describe but none of them are displayed in this video. I’d recommend looking at Iain Abernathy and Andy Allen’s KZbin channels for much better applications
