Congratulations on buying a house that is amazing!! 🎉 AFAIK practically nobody buys a house in cash unless you're an investor, and even though technically you owe the bank you do own the house as long as you keep paying that mortgage. So girl say it proudly you OWN THAT HOUSE!

I became a homeowner for the first time 3 years ago and I can’t emphasize this enough! It has a lot of benefits, but there will be one unexpected expense after another, besides even putting money aside for anything you want to change or upgrade.

House Advice: 1. Set aside money every month starting now to cover big ticket replacements and unexpected expenses like new roof, water heater, a/c etc. Even though the house is new, setting aside a bit now will make it seem so much more manageable when replacement time comes. I have mine direct deposited into a high yield account. 2. After having had two water leaks in my own home, I recommend you call some water mitigation services in the area and find out who they recommend for homeowners insurance. I've seen first hand the differences there can be between companies.

Congrats! I also took advantage of the 3% down payment for a 1st time buyer when I was "reno-victed" from my apartment (they decided to upgrade my unit and raise my rent 30%). Thankfully they gave me 3 months notice. Several of the homes I put an offer on were outbid by the "cash offer" people but I found my place 🙂

Best of luck with your new home. It will be YOUR home even though you are still paying the bank. Keep in mind you need to keep money aside for emergencies. Things can happen to a house and all the things in it. Upkeep will need to be done every so often scraping and painting, maybe new carpets. Of course everyday maintenance like mowing lawns or gardening and things like that. You can't beat owning though. I've lived in my little house for over 30 years and I find maintenance a joy because it's mine. My home paid off a decade or so ago.

You can paint your room any color you want! Mine is purple! When you decorate don't get caught up in "resale value." You can always repaint if you need to. Make it your HOME and a place that you love.

You go on ahead and be HAPPY! There is absolutely nothing wrong with that! Be prepared for the feeling of Buyer's Remorse. It's normal. Get the warranty for all household things, like water heaters, furnaces, cooling equipment, etc. It can save you a TON. Get it sprayed for termites. Any work that needs to be done to it, make sure you get at least three estimates and only pay half until the job is done.

Yay! Congratulations on the house!! I am so excited for the empty house tour…I love walking through model homes and really just touring any home. We bought our house back in 2009 right after the crash. And I think we walked through over 100 houses! Even though prices were really low, it was a sellers market and we kept getting outbid by cash offers. We couldn’t bid higher because the bank wouldn’t approve it. But I loved house hunting! It’s so awesome that everything just fell in place for you guys. Now after being in this house for 14 years 😅…one piece of advice is don’t use command hooks! Get nice hooks when you personalize your space, and install them to be permanent. I had that renter’s mentality and used command hooks in lots of places. I don’t know if it’s the desert air, but after a couple years, the adhesive dries out and gets permanently stuck to the paint. If you’re lucky enough to get the hook off without ripping a hole in the drywall, you still have a big yellow mark. 🙃 So give yourself permission to drill all the holes!

Congratulations!!! So exciting!! So happy for you both!! One suggestion I have when moving into a new home is to cleanse the energy of the house before moving in. Whatever your belief system is- you can do it by burning sage, or praying in each room, or whatever way makes sense for you personally but you definitely want to bring positive energy into the home in each room and remove any negative energy that may be there from the previous owners. :)

Congrats! some advice make sure to know where the main water line is! also I would pick up a tool to be able to turn it off in the 10 years of owning a home I've had to turn off the main line 4 times its a pain in the butt without the right tool (it cost like $20 and is called a water meter key)

My advice would be to just “do” the house for your and Ryan. How you decorate, organize, use the space. Just do what makes sense for you guys. It’s easy to get caught up in KZbin/Pinterest/Insta and feel like you *should* be doing this or that or what you have/like isn’t good enough. Don’t fall into that trap. Your house doesn’t need to look like a magazine spread and no one’s home is pristine all the time.

Great news for y’all. Mortgage rates are not quite through the roof even though they have increased this year. The thing about it is higher mortgage rates make housing prices go down or stay stable and create more houses to pick from. I’m glad you were able to get the house you wanted. It's also worth bearing in mind that it's bigger news for those who already have a mortgage because if it's variable, or when their fixed term ends, that means their payments will shoot up which can be very hard to manage if they originally got a mortgage which was at the upper end of what they could afford when rates were low. But historically speaking the interest rate is nothing super unusual, and if you're buying knowing what it is you can plan and make a purchase that you can afford at these rates. Not saying it's not a barrier of course, on top of many other barriers which are insurmountable to many, but it can be less of a barrier than some people think!

Congratulations! So glad the stars aligned and everything worked for you. My advice would be to read your homeowner's insurance policy very carefully. Don't just accept the general policy they offer; tailor it for the location and type of home you have. For example, water damage is usually not offered in a base policy. If you're in a location that experiences flash flooding during rainstorms, it's wise to add it to the policy. Make sure it has replacement costs covered for the value of the items you know you'll have in your home, not just a sum that they estimate. Once you move in, label and take pictures of all your big ticket valuable items, and keep that list updated as you add/replace things. Most of all, enjoy your new home!

Don't skimp on the insurance! And be sure to have an additional savings account just for house stuff and potential repairs. For example, even if your water heater is new, replacing them is not cheap so better to save up now! Oh, and congrats on the new house! So excited for a house tour. :)

Yay!!! Congrats! We bought our 1st home 5 years ago! Needless to say, it's in an HOA community, which is somewhat of a pain. Granted, some people like it, and some don't. There's many things we can't have without asking, and even then, you have to go to meetings and fight for it and get other people behind you. Then there's the monthly fees. Ridiculous. So, needless to say, next round, we won't be buying into an HOA community. That's just our experience, though. I can't wait for the house tour!!! Congrats again!!! 😊

Congrats!🎉. This very exciting! My husband and I are finalizing our second house in a new state so I know the stress of it. FYI, even for a second house, you don't necessarily need a 20% down payment for any mortgage. It's totally up to the loan and their terms! So imagine my surprise when I told them what I had and they were like 'yeah, ok... 8% no problem'. But you are 100% correct between all the other costs like closing mortgage insurance, homeowners insurance, additional fees depending on the state, and the current interest rates you don't just bring the down payment fee to the closing table. You end up bringing an additional like 3% or more at closing.

Don't worry if your mortgage rate is on the high side, you CAN negotiate with your bank to lower it when the rates drop as long as you've maintained regular payments and keep having good credit; also if you can always try to put an extra 100 (or however much you can) on your monthly payment to add extra equity, which will also help when it's time to renegotiate the rate! So happy for you two and can't wait to see all the house/moving/decorating content! 💖

Check on tax credit for first time homebuyers. I don’t know if they still do that but 🤞I know it’s not tax time but write it down! Another thing, if you’re planning on making changes, do it before you get to settled. Time goes by and you end up never doing it if you put it off more than a year or two in. Just my humble opinion. For anyone wondering, the loans with $0 down or 3% are the USDA and FHA loans. The mortgage industry is kinda crazy and I wish I started working in it before buying our house and selling my moms. I learned so much. Congrats on the new home! I love empty house tours. Don't have many tips. We fell into ours house and it was the only one we looked at. We weren't even in town when we made an offer on it. I would suggest making sure you have numbers for repairmen ready, just in case you need them. It sucks to have something break and have to scramble to find someone to fix it. Either that or learn to fix some things yourself. I learned some minor plumbing to replace the pipes under my sink.

Congratulations! An idea for doing a local cheap move; especially if you don’t want to deal with movers (I used to do this all the time,) is to rent a cargo van from Enterprise. As long as you can get the van back within the correct time-frame (I always did same day) the rental was like $40 or less. I wasn’t moving two peoples’ worth of things, but even renting it for two days is cheaper than a moving company.

Congratulations!!! This is amazing! My advice for you is unless you are make a down payment of 20% or more on a home (most people don’t have that money) you have to buy PMI (private mortgage insurance). It is rolled into the mortgage payment. I was shocked how much it adds up to over the course of a year. I would look into what you need to do to get the bank to drop the mandated insurance. I would try my best to get to the 20% of the house paid so you can save on the expense insurance. Again, congratulations!!! I am so excited for you! 🎉💕

Congratulations fellow homeowner! I'd recommend learning where your main water shut off is, finding where individual shut offs are. Where your electric/water meters are. Mapping and learning about your circuit panel. Buying good smoke/carbon monoxide detectors, learning if they are independent or hard-wired. Finding your air handler and stockpiling some good air filters, changing them regularly. If you have a water softener or water filtration system, getting the maintenance supplies for those. Start collecting local recommendations on professionals for HVAC, electrical, plumbing, a general handyman. The list goes on. I wish you so much happiness in your home!

Congratulations! I’m so glad you were able to work it out to buy! For what it’s worth … mortgage rates are not that high, it just feels that way because the last 3 years have been stupidly low & they are a bit higher than the 10 year average. But they’re very close to the 30 year average rate (lower than the 50 year average and much lower than rates in the 1980s, when rates were over 10%).

Oh, and as an architecture interior designer my best advice is to save 10% of the value of your home every year. That money should be used for general repairs and to make updates as needed. That way to get to enjoy a beautiful functional home the whole time you live there and continue to build that equity.

We had a very stressful time convincing the mortgage company that we do indeed make money from KZbin and stuff, but we eventually convinced them and we've been so happy in our new place and I know you guys will be too! Congratulations 🎉 that’s amazing!! I’m so glad you found something that will work. And the seller working with you that much seems like you found a unicorn. I recommend getting a tool kit, and maybe a book about home repair (I ordered the mercury stardust one, waiting for it to print) if you can, set aside some money each month for repairs/upgrades emergencies. If you have mortgage insurance, see what amount you have to pay to have it reduced or removed and that can lower your monthly costs. 💕💕 I’m so happy for you guys! Now you have all the space you need for your nail room!

Congratulations! I'm so happy for you! Having your own house feel so rewarding! It's fun when the mortgage cost the appartment cost! For us it was 400$ more but where I live before the market was exploding rents were around 500 to 800/months. Now the minimum is around 800 😅

Congratulations!!! I completely understand the feeling of not wanting to do certain things because you don’t know how long you’ll be in your apartment. I didn’t think that living in my own house would feel SO different but it really does. (Also I know other comments have said this, but just agreeing that it’s extremely rare for people to actually OWN their house without a mortgage. When people say they bought a house, 99% of the time they mean they got a mortgage.) My first time homeowner advice is that you’re going to be shocked at how little furniture it seems like you suddenly have, but that’s okay and you’ve got years to finish every room in your house. I tend to focus on one room at a time with things like furniture and decorations because it can get expensive fast to try to fill up a whole house. Good luck and congrats again!!

I definitely think there is a lot of good ideas here. Especially the paying your “House account” for just in case expenses. Second being don’t feel like you have to rush decisions while moving, unpacking or decorating. Just enjoy your new home. I think it would be cool if you did your own wall mural. Either using your pour over art. Or some of the other packaging from your collabs. For me we did the purchase a few months after OPI did their collab with Clark+Kensington. So my bedroom is Nein! Nein! Nein! OK Fine! And my unattached bathroom is You're Such a BudaPest. So that was great for my nail polish heart. 😻 If we were to do an addition or some sort of dedicated nail room. I’d definitely want to really do something creative.

I love seeing how excited you are! This is a big deal and I'm so happy it worked out for ya'll! I'm about to be renting my first home for the first time in my 36 years of life lol! I feel like a "big girl" and I have a "big girl" job now that I've FINALLY finished my PhD (in like 2 weeks lol)! I thought it was a little fun/coincidental that we both moved to Nevada (Reno for me) within the same few weeks last year and now we're both moving to houses! Yay us!

Buying your own home is a huge deal. Luckily I bought mine during a time when it was a really good market for buyers (pre-pandemic) and I got an amazing price for my house with excellent perks (like a new furnace, shower, and electrical) paid by the seller. If I was not also selling my childhood home at the same time, I never would have been able to pay a down payment and closing costs. I believe everything happens for a reason at the time it is meant to happen. So excited for you.

And listen…honestly its NEVER a great time to buy a house. There are always so many factors going on that for one reason or another make it seem like it’s not a good time. Congrats on the house!! Some advice: please build up your savings because even though your mortgage payment is the same as your rent payment, there are a LOT of other costs that are associated with owning a home. There's property taxes, maintenance costs, repairs and upkeep that add up quickly. Also, please have an independent professional home inspection done on the house so that you know everything that is wrong it so there's no catastrophic surprises later. Not saying that there's anything majorly wrong with your home, but it's good to know what kind of shape your home truly is in. That way you can plan and prepare and not be caught off guard with something down the road.

CONGRATS!!!!! One homeowner tip I would suggest is to refinance after a couple of years to get the years off the mortgage. When we first bought out house the interest rates were ok but they dropped a couple years later. We went from a 30 year mortgage (at 6% interest) to a 15 year mortgage (a little over 2%) with only $100 or so dollars more per payment.

@@KelliMarissaVlogs i have one of those and I love it. It’s very soothing. When I was younger I spent many summer nights in my Grandpa’s backyard and he would teach me all about the stars. This is one of my favorite childhood memories. He passed away in September and I got one of these lights a few months ago and it takes me back to those times.
