One lesson I've learnt from billionaires is to always put your money to work, and diversifying your investments. I'm planning to invest about $30k of my savings in stocks this year, and I hope I make profits.

You are right. The best approach I feel is to diversify investments- by spreading investments across different asset classes like bonds, real estate, and international stocks, they can reduce the impact of a market meltdown.

I don't want to get to where your at. I'd like to get to ten to fifteen doors and go sailing around the world on a nice sailboat and enjoy life by going kite surfing in tropical locations and spear fishing for my dinner. I've got a paid for house and am building a rental property now. I've also got about 550k in cash that I plan on using to purchase an apartment complex as soon as the crash happens. I'll wait till the bottom hits and then invest. That's probably going to be enough income to go sailing.

Quick question about calculating the value of your improvements. I actually just added laundry to a triplex but it also gave laundry to the triplex next door that I own. You used: rate of change x annual value / 0.03 cap rate. Do you find this applies in most markets as a rough benchmark? I've been looking for a rough calculation like this for the improvements I've done on my propties. Many thanks.

Calculation is Additional Monthly Income x 12 then dividend by cap rate to arrive at Value Add. Cap rate varies widely by market, location, property type and quality. I doubt you can get a 3% cap rate on a triplex, those cap rates are usually for commercial only and even that’s low (I see 4% in my area). Triplex may be in the 6-12% range but again this can vary. You’ll have to research your particular market and property for accurate cap rates.

He spent $100K+ in machines, but the valuation of that is over $3M. Valuation is what the bank uses as the potential value of the deal based on the sales (income) that it produces.

1. I don't think works in all countries. 2. You have to be in the industry you mentioned+ in the right places etc. 3. I tried doing it but from real estate agent side as kiyosaki says to do sales and learn real estate (which not work out as i can't sustain the cost of the crazy insurance/medical bills with not so intense jobs... Kiyosaki says to prepare to fail so i also needed to work on day trading in case this real estate thing not work) so i had to leave usa and just do something else. + MUCH MORE LONG LONG LIST IT HAS TO DO WITH LUCK!!!

Go to LA, Miami or Scottsdale. The 850 units are not in one unit. They are usually spread out over 3-5 high rise buildings.
