I was building in 1979, 1980, 1981, nothing cash flowed, sold at discounts. My uncle was building in 1950's. Everything automatically cash flowed with no qualifying for a loan and interest rates were 3.5%, 4%. For me FHA mortgages peaked at 18% and people had to "qualify". How the markets have changed every 20 years. Age matters. My uncle is now dead. I am 72. Rates bottomed at 3% mortgages. I never DREAMED rates could hit 3% mortgages when I was building at 18% mortgages.

The guy that needs to do the 1031 should do an opportunity zone not 1031. He can start his own or invest in one. It is very simple and gives a lot of flexibility. You can use the money short term as well. I have an accountant in CDL that could explain it to him or I would for free. I have done 3 Opp Zones funds. I would suggest Moscow which is B market but ratios are good. Boise and CDL numbers don't work.

A lot of real estate agents have sold their rent rolls here in Australia over the last few years. Now they are not selling as many properties and have no cashflow from the rent roll.

I have been in buying single family homes for 5 years, sold my business and had so cash. I have 12 single family with 3 of them being duplexes. units in Maine, as long as the deals falls into my 8 to 9% money over money I am buying. I am a cash buyer and have been. (2.7MM in equity) If the housing market crashes it does not matter to me, I am not selling ever, so as long as they cash flows it works. It's my money not the banks. At some point when and if the interest rates fall to 3 or 4% I may consolidate and go to the banks and cash out? I plan on continue to buy I would like your opinion. I am buying between 160 to 260K per house.

Building mobile home parks outside city limits in RED STATES ONLY, of course. I get the same rent on brand new mobile homes, with retailer license, as brick and mortars 600% higher in cost than the homes I purchase.
