Same issues as everyone else… way too expensive. Why would I pay the same amount as a normal house for something like this? they’re not addressing affordable housing crisis at all. The prices of homes are EXORBITANTLY HIGH. Which means 10-20% cheaper is not really “addressing the crisis” at all

The Nanapod 430 has the look nailed. 🏆 The two sides of full windows is stunning. I would have the windows tinted so you can’t look from the outside in. Then I would use curtains only for when it’s too sunny. The downstairs bedroom would by my recording studio though I would be tempted to make it a dojo. I guess whichever one would make me more money. 🎙️🥋 I’d sleep in the loft. I’d get a folding Japanese paper room divider as the loft entrance. Those things make any space look classy. Though this interior is already gorgeous. 😍 This was a great update Kerry. Keep kicking ass. 😎

I'm looking to install an ADU. The space I have is 12' wide max, due to set-back requirements, length is pretty flexible. I have zero interest in what the cost or availability is unless it fits. This will interest Kerry: Why do stores such as Target, Walmart, and (the defunct) K-Mart arrange all the underwear by brand? Don't they know it increases the chances that what I grab won't fit? That people put them back in the wrong places by the logos instead of the size? At least if the same sizes are together customers won't waste time studying the other features and benefits on something that won't fit. If the brand they want is out of stock, but they're looking at the right sizes--I'm sure sales will skyrocket.

Terrific new options. I do like the large windows that let in light, however they do not appear to open, so no fresh air. A starirway to the loft seems essential. Perhaps in the future, a larger unit with 2 bathrooms, AND, an off grid unit. That would be great.

The alternating risers for the steps would be a nightmare for me as I only have good sight in one eye, and peripheral vision in the other. It's otherwise a stylish looking unit, but a site visit should definitely be on the cards, Kerry.

Anyone got Expensive modular in Midwest Quality finest ( Kerry check this out ). Nomadic Shacks I never heard of it but found it quite by accident on a rainy day in Minnesota! May be worth a check ? I think the problem with these prefab homes is their price. Stick built homes 4 years ago were at a cost of $88/sqft… today it is $110/sqft. What is the price of this prefab/sqft?

Is it possible there are too many builders entering the Tiny/Prefab industry at the same time? It just seems so limited as to where these things can even be used that it might become hard for any one company to scale production and orders to the level required to really make the industry competitively priced? I'm worried it will only ever be used as ADU for wealthy people and designer Cabins for hard to build locations. We need someone who truly cares to solve affordable housing.

I know they are nice homes. i like them but can’t justify the price when I can buy a 728 square-foot 2024 mobile home brand new for $95,000. i’m looking to build ADU’s and keep the rent Affordable. after I do the Septic, well and monolithic slab, plumbing and electrical hook up I’m at around $165,000 which makes it profitable to rent out at $1400 per month. with the 430 starting at 165,000 adding all the other cost of site preparation the rent becomes more than people are willing to spend for only 500 ft.²
