We toured these in Mesa, AZ, and really want to work with these guys, but they are unable to give us any idea of a delivery date. You give them $100 to be on the list, but that doesn't seem to do much for you. We are looking at a two+ year time frame, but we need a definitive date they could deliver to us so we can coordinate all of the other site work that needs to be done and not end up homeless if the house isn't delivered. We asked them a week ago: "Can you guarantee a Summer 2026 delivery anytime from June through August?" Their response was "We don't commit to delivery dates". We're about as flexible as it gets, but we need some level of commitment from the builder. If you can't commit to deliver two years from now, it just doesn't work for us. Great product, great price though!

Wow, that's good info! I love the house too, but I'd be in the same position as you.....site prep before delivery...so that's disappointing as hell about delivery dates not given! It's an outstanding price, good affordability, & I love it, but....

Boy do I appreciate this information! I, too, am completely enamored by the product and eager to learn more and to follow though on a purchase, but what you’ve described are very distressing business practices that put the brakes on anybody’s enthusiasm. What are they thinking?

Great house I really enjoyed the tour when I was in mesa. I was a little bit irritated about the $25000 increase before the even Got any on the market..

It's looks cool and all that, but anytime I see these moving shelves and beds, I think about what happens when, after a few years of continuous use, they break. I could see this house being a pain in the ass after awhile.

Also I’m sure it’s adds a lot to the cost of these small houses too. I’m always worried about pets with these electronic beds, shelves ect. What If your dog or cat is sleeping and you don’t pay attention. Will it raise the bed up and trap them (suffocate) or the closet crush them. I’d be so paranoid every time I left the house. Be like wait, my cat/dog wasn’t on the bed or behind the closet with I raised or closed them?

It’s a very nice unit. And very cleverly laid out. My one question for you Kerry if you lose power, are you still able to lower the bed and open the closet? Without a manual back up this might percent a bit of a problem. cheers!

The bed is counter balanced so it is super easy to do it manually, and the closet is just on wheels!

Ori's furniture is counterweighted. You can easily lift and lower the bed without power. Great engineering!

Very nice! One thing crossed my mind… when either the fridge or dishwasher or microwave need to be replaced, wonder whether a replacement will be available? Appliances do expire so being able to replace is critical.

Excellent! I like the dual-use spaces. I also like galley kitchens---they save steps for the cook and it gives me a reason to send people to the living room so they're not underfoot. The hidden closet is VERY cool. Thanks for the video, Kerry.

I get it that you want lots of windows in a small home, but that assumes two things: you've got a place to plant it that has good views and you don't give a damn about energy efficiency. All that glass! I'm wondering if anyone is building highly energy efficient modular/factory-built homes-especially those with sustainable materials and more nontoxic materials (no VOCs, for example). Am I the only one who's looking for these qualities??

I love it when Kerry takes his comedy routine on the road. This is one of the better homes I have seen, right down to the kitchen arrangement. Love the hidden storage and I think a lot of people would be happy to live in one of those.

Kerry: I really enjoy your videos and this one is certainly one of the most imaginative designs you've shows. But being from Canada (definitely a 4 season piece of geography) I am surprised that you rarely talk about the thermal characteristics of the homes. I mean, maybe the folks in Mesa don't care that much, but the home seems like it would be almost impossible to heat. So my suggestion is that you tell us whether these homes come with complete HVAC and, if so, how effective are the insulation properties of the homes. I would go for the Citizen because so much of space usage has been rethought....but in the mountains of Utah (where I live)....would it work? Anyhow, keep up the good work in covering a housing niche where you really have a corner on the market. Thx.

@@ravennielsen0513 R35 is certainly adequate, but with all the window space(?). Thermo-pane windows are better than old single pane windows....but the certainly aren't R35 (unless something has changed recently)....and the Citizen looks like it is about 50% glass on outside walls. So the question stands based on window space.

So you didn't mention that there are no doors to the bedrooms. That needed to be stated and addressed because it's a sleeping space more than a bedroom. Agreed?

I'd be really concerned about a motorized bed breaking down and not being able to use it for an extended period of time while parts are on order. Who's going to come out and fix it?

The one change I would make is having natural light come into the shower via small rectangular windows towards the ceiling, or just add more led accent lighting. Seemed a tad dark in there

Another good option for additional natural light would be a solar tube (very good in hot sunny climates due to their small footprint on the roof)

there will always be something that will stop working. just imagine that your bed gets stuck half-way down. or you can not access your clothes . a bad idea.

This is a very cool house! I just wish there were more prefabs with slanted or peaked roofs. I live in an area where it rains a LOT - sometimes up to 3" at a time, and a flat-roofed house simply wouldn't work. Oh, well. I enjoy your channel and the creativity many of the houses have.

“Flat” roofs are never totally flat, and usually handle rain just fine. It’s snow you need to worry about.

I think this home has a water retention solution. If you choose along with solar, it can be off the grid. There is a slant on the roof.

We do have a small pitch to the roof to encourage water draining. Standing water is never good on a roof. We don't do peaked roofs as we aim to maintain stackability of our units. Hope that helps!

I quite like this home. One thing I have noticed in these homes is no openable windows?! Where's the fresh air? These home made new would obviously be gassing off some impressive VOC's and that concerns me. Does this company offer windows that open? Thanks Kerry ! I am seriously investigating these homes as I want to purchase one and place on a lot with amenities in a small town because housing in the cities has lost it's collective minds.

Glad to see the drop down bed is an option as I have some concerns about it and would likely use the Murphy bed instead. I'd like to tour one however it amazes me how many windows most units have. Personally I can see myself keeping many of them covered most of the time as not into feeling like a fish. Other than that I love the layout and glad to see more reasonably priced units.

The Murphy beds are great as well. We have smart shades on the windows of our prototype units and love the ease of opening and closing them depending on time of day. Glad you like it!

this is a good refab home, i like the attention to detail like the wall hung toilet, it's rare in North America to see those and it's good to see them spending more on quality and modern stuff like that. they've been the standard in europe for over 30 years now so it's good to see them become more "common" in the states.

I love this home that I first saw on your channel. I had a deposit on it for almost a year (they originally said it would be available for Colorado in 2024.) Last month Zenni told me that they would not be ready for Colorado anytime soon. I was so disappointed as I loved this house so much. I think that they got so many orders in AZ that they don't have time to get approved in other states for the forseeable future. Good for them... not so good for me. So I continue to look.

Nice to see yet another long featured prefab company come to life with a finished home. 🏠 Fantastic walkthrough and showcasing of the home. The blond wood they include in the interior really makes the home pop IMO. So as great as the space usage is, the interior looks don’t take a backseat. It’s a good looking home inside and out. 🏅 The futuristic approach to multitasking spaces within the home is both innovative and unique. I wouldn’t be surprised if some other companies find ways of coping this approach/philosophy. 🤔 I love this update Kerry. I’m gonna watch it again a few more times. Bravo. 👏🏽🤩🙌

One thing I am not seeing... breathable windows .. if not...a major flaw and deal breaker. I considered renting a container home in Toronto but with no opening windows it felt like a sealed can. No way.

I like the layout but I would prefer to have a dedicated bedroom; I'd be paranoid that the bed hidden in the ceiling would eventually drop on top of my head unexpectedly while I'm sitting on the couch, or that it would get stuck and won't come down. I also wouldn't want to wet the toilet every time I shower.

You have to love how big spaces seem with a wide angle lens. $125K is a great price for this much home. Add land, site prep, permits and inspections and likely $190k if you get a couple acres in Arkansas . In like Flynn.

This is just me..once again, just me…I hate to see a toilet when the door is open, I’m fine with seeing the vanity or shower…but the toilet needs to be behind a pony wall or??..that’s my only grip…other than that, I dig the modern aesthetics…thanks for the video

So the Citizen has no real bedrooms. The cloud bed is an extra cost and it's only a Murphy bed in a small office space. The extra counter and storage in the kitchen is extra as well. And my goodness place a solid sliding door in the bathroom.

I have been there as well and looked at both units. The 320Sq ft one as well as the 640sq ft Citizen. Despite it being twice as big it's not twice the price which is nice. I was told that the bed and closet is additional cost. The outside decking I was told was included in the price. Impressive and very good use of space. They are in the process of building another factory. They are also going to construct a complex right down the block from these models to have 29 of them stackable for the development of a small complex.

Great square footage for the price but I would point out that you could use that elevated bed in any home. It is a cool system but it’s not a Zenni thing and it’s not integral to the design. The name of the system is the Ori I think aka robotic furniture and it can be purchased separately for any space.

2 Bedrooms!? Come on now, let's not insult anyone even with minimum intelligence. This home manufacturer needs to update the description and sell it for what it is. There are NO 'bedrooms'. This is more like luxury loft-studio that 'can sleep up to 4' people. That's opposite from having separate dedicated rooms to sleep. The selling point is of course the really fun technology. That floating bed being an UPGRADE is a big let down. If your going to sell a high tech home, the floating bed should be standard, windows should have automatic blinds or a more creative high tech way to add privacy, and a master control system that controls all electronics for the entire house built in. The bathroom missing a window just threw me off. It feels very prototype'y or just not completely thought out. The outside looks nice but not sure about the stone base.

Zenni says yes, you can stack two Citizens. They'll have independent entrances, so if you want to use them as one home, you'll have to add an external stairway. They advised consulting a structural engineer. They are currently only shipping within Arizona. We're in New Jersey, so we're out of luck at the moment.

The problem with so many of these prefabs and Modulars is that these new builders don’t seem to understand what’s really required to permit, deliver, and install one of these in any given location and foist off way too much risk onto the buyer. We’ve gone pretty far down the road with two of these new age manufacturers and just gave up because it was clear that between the local builder and the manufacturer, there were all kinds of things that were going to be left in the lap of the buyer. For instance what happens if the foundation is not quite right when it gets delivered. No local builder will take responsibility, and neither would the manufacturers. Try finding a local builder willing to even work with one of these things-good luck. We’re in VT, and nobody wants to build a prefab or deal with a modular because the experiences have been so bad and builders don’t make their usual profits dealing with these things. The only way I’d ever entertain buying something like this is if the manufacturer takes on the entire project as well as assumes all warranty risk of completion. Have yet to see anybody offering that. Until they do, all these prefabs and Modulars are doomed to gather dust on back volumes of dwell as so many before. Anybody who buys one without understanding the risks they are taking when neither the builder nor manufacturer will cover everything is going to be in for a bad surprise. These videos are fun to watch, but there are some fundamental flaws in the whole prefab concept that make these just mirages, and ultimately a waste of time. Just find a good builder and stick build the thing. It’ll be far better and won’t necessarily cost any more or damage the planet anymore.

Very disappointing not at all like their renderings. they've taken away most of the robotic Furniture and upped the base price. then to get the cloud bed that really makes the house a functional home you need to pay even more. not worth it all promise falls way short on delivery. It, just an expensive box.

Tucking the GUEST bed around the corner for no direct line of sight from either (or even the kitchen) is brilliant! And at this size, most in the market for this square footage are not in it for a roommate lifestyle.

I like the bed and closet idea. With the exception of dining rooms the center of most rooms is walking space and not usable, so having the wall move out temporarily makes good use of it.

Thinking I'd rather plan a Murphy Bed. Just in case there's electrical outage.....such as an EMP. Murphy Bed is manually pulled out of wall.

Let’s be realistic, this size is 1-2 people max, size is to small and not to mention electric fold out bed is for occasional visitors at best. Fold out closet every day? How long would that motor, railing and chain or pulley last being used every single day? Better be all solar and also have back up generators just incase (when) batteries fail. Lots of things not thought out for long term. This is a cool add on for backyard, maybe Airbnb. And then the cost. You could have another 300-400 square feet for the same price as this unit without the lowering bed, which is in my opinion what you want anyways, get rid of all the tech that will just be high maintenance long term anyways.

would love to see the toilet come out of the ceiling too, but waiting the 35 seconds would mean the clothes washer would need to come out of the ceiling next and very quickly.

That won’t even sale to individuals. I find that a lot. I live in Ga. I found modern modular out of Canada that ships but they haven’t given you a quote on the shipping so I’m beginning to wonder about them. Maybe Stillwater would bring me one but that cost starts at 750 a sq foot! That’s insane.

The houses are lovely and spacious feeling. But, it's all great until the motors die or the power goes out. Simpler is better. It might be more attractive with a pulley system. The pull-down bed with desk is great. I've considered getting one for my guest room. The only real disappointment is lack of natural light in the bathrooms.

I love what solutions people come up with to make smart use of space, but I have to say that I'm not a fan of this house. There's something so important about having a resting place that is distinctive from living--although it would be great not to have to make the bed. 🙃

The descending bed, dual use spaces, and ample windows are all solid features. I'm no prude, but I'd probably prefer a slightly more opaque door for a bathroom.

When you laid on the bed, your legs from your knees down were hanging off the bed but your head was almost at the very top of the bed already. I am 6’1”, so that bed may not be long enough for me.

Perfect layout and very usable. Only changes I'd make personally is scrap the spare desk/bed in the back for a full size sit/stand to build out a proper office for working at home, and maybe slightly upgraded designer look tile in the bathroom vs the floor to ceiling subway.

This thing is absolute garbage in almost every respect! Everything is particle board and is broken almost instantly! The bed is horrid and it is painful (the edges are sharp)! Pretty much everything breaks with basic use. All the things need to be put together and it is like putting together bad IKEA furniture - there are misaligned holes, etc. The wet shower floods because it is not built correctly. I stayed a couple of days in one of these and it was terrible!. I think maybe if you pay extra for a contractor to fix everything and put this together you might be able to tolerate this - but after 2 days we had enough.
