In all honesty, your floors are so common for an old Victorian farm home. It’s character! They’re gorgeous!

My recommendation after doing a major kitchen remodel is to measure, measure, and measure again. We completely changed our layout, including moving plumbing and drains, so it had to be right. Be sure you have enough clearance so you can walk past the dishwasher door when it's open, or the oven door, or the fridge door. Don't create a "dead" corner that messes up traffic flow. You can find minimum requirements for this online. Don't skimp on walking/passing space. We used blue painters tape to mark things out and "live" with the dimensions before we made a final floor plan. Also, we chose deep drawers instead of cabinets on all our lower cabinets. I love it! They are easy to organize, easy to access, and look great. I agree with getting multiple quotes. Anyone who would give me a complimentary measure and plan, I talked to. I got 4 quotes before making a decision. It was well worth the effort.

I personally like the floor changing direction. It adds to the charm and Victorian farmhouse feel. Your kitchen is beautiful, the only thing I would change would be to have some counter space on both sides. I don’t like that you are against the wall when cooking. Being right handed I prefer to have a spoon rest on the right.

I love the tip to not go trendy with permanent pieces. A lot of my friends were getting the gray hardwood floors. I gave them the tip to get a couple of small gray furniture pieces or decor pieces. Trends are trends for a reason to enjoy and change.

Lisa, I learned all those same lessons you did. I did way more planning the second time! Daniel looks very content❤️ The floors not being perfect is really a part of the kitchen’s charm. I love it all!! 🏡

Yes, there's something very charming about a home that is collected over time. 💟 the big table island...it feels so Downton Abbey. Major fan of the vintage range, farmhouse sink, China hutch, white cabinetry mixed with naturally stained wood pieces & the plank floors. All truly quaint. The 💤snoozing💤 baby is super sweet too.

Yep! That’s us!! We are in the middle of a 100% DIY kitchen renovation. We’ve had MAJOR life issues during the renovation that have slowed the whole process down and now we are dealing with the lockdown while my husband is working in healthcare. Seriously. I don’t know how we picked the worst possible time for this. On a happy note...every thing that is done is WONDERFUL! 😃

I wish I would have kept our vintage stove when we moved in! It was a huge Caloric stove but it was brown and I couldn’t envision it in our space at the time. Thankfully we found a new home for it instead of taking it to the dump. 😅

I kinda like the floors running in a different direction in this case because for me it emphasizes the age and character of your house vs a bland new build.

I think the floors look great. It gives that farm house look. I’m pretty sure the old farmhouses floors aren’t all going the same way. That’s the charm and beauty of your home 🏡😊.

Great tip about buy the best window for that space (not an area to quickly dismiss). I would l💙ve to stand at your sink & look out at the children & animals freely about the yard. So Blessed!!

My farmhouse is 100+ years old and I have all maple floors and same thing as your kitchen. I love the charm of it. Your kitchen is beautiful and warm and inviting. 😊

Gorgeous, and does look beautifully collected. I sympathize about living without a kitchen sink. When we bought our 1863 apartment, which had been used as an office for the past hundred years, we lived with one sink and no kitchen or bathroom for a while! My biggest recommendation would be one of yours, do whatever you can at the time, biggest things like fixing a floor in your case, or moving a door in mine, are much more difficult-and costly-to do later, if you end up doing them at all.

I can totally relate to the sink issue. Our kitchen renovation took soooo much longer than planned too. Over a year! After a few months I asked my husband to temporarily install a plastic utility sink and I set up a camp like kitchen in our living room with hot plate, microwave (which I hate), slow cooker and we also put the frig in there temporarily. I never want to do another kitchen renovation!!! Your kitchen is beautiful AND functional. I love the vintage sink and stove!!! We had that type of sink in the house I grew up in. I miss it!!!

We finished our kitchen last year (this was our second renovation). We did it the first time over 20 years ago when we moved in (didn't spend much and kept the layout). At the time we didn't know if we would keep the house or not (it was our first) but after several years we knew this would be a keeper so we decided to do a 'dream kitchen' reno. We bought all major appliances first (on sale) and kept them in the basement. We picked a floor finish and cabinet color then waited. And waited. We really wanted to make sure we were not making impulsive choices but really were picking what we loved. I remember putting the cabinet color samples in different light and seeing what the color looked like... so very glad I did. And it all turned out great!! We did make some unconventional choices: we have blue cabinets (except for the island which is walnut) and dark floors (brown, but almost black). We did put in pretty classic choices for countertops and backsplash and it all works.

Hi Lisa... My regret was having a contractor that was so busy, he would work at my home for 2 weeks and leave for 2 - 4 months! I didn’t have children in the house so it was easier for my husband and I to simply go with the flow! But what a mess ! Ours was a 6 month process and all the shiplap sitting in my kitchen for 5 of those months! Which was a lot considering our kitchen is 24 ft long by 22 ft wide ...plus shiplap for the whole ceiling .. yup it was my PRIVATE LUMBAR YARD! LOL!! But all came out well in the end... “finally” ❤️ I love your home and your kitchen is my inspiration...so I have been following it closely ... yes I am not done yet with mine. Would love NO top cabinets ...I really want open shelving. This is my family home and my father built this gorgeous kitchen when I was 15 and I am turning 64 soon! Time for the 70’s coloring to go! I have the orange countertops ( and yes they still are good and stuck down tight! Dad was good! ) and olive green ceramic tiles for a back splash,. Yup... not one is cracked or lose..... geez Dad !!! LOL!!! So much waste in the cabinet area! My parent had an INDOOR BBQ GRILL which turned out to be very messy when used...! So there is that wasted space! The kitchen is large, but lacking in storage in big ways! Anyways...off to see what the other ladies say...I love them also... Sarah is a gem !! Adore her 💕

I currently am in renovation...week 7...no stove, oven, sink. Kitchen was mostly gutted. We still have fridge, bought a small microwave which is on a small table. Using mostly paper plates and cutlery. I do have the instant pot but can only wash in bathroom sink. Lol....today there is such a thick layer of dust from sanding drywall. However, next step is paint and then my new cabinets go in. Can’t wait!

You do so many things yourself and are so good at them and you understand what your generation wants and where they are coming from. I absolutely love your kitchen and you’ve inspired me with all the blue & white ironstone!!! I’ve pulled out some of my old pieces and have been really enjoying them!!! 🥰 We are going through a large re-model, doing most of the work ourselves and I’m praying for the patience that you’ve had!!! We are re-doing most of the house and have our kitchen & master bathroom last to go!!! Whew!!! ❣️

Hi Lisa! Your kitchen is beautiful. I know there’s always something you’d change, looking back 😊. If you ever decide to change the flooring, it can be done. I know someone who has been in the flooring business for about 30 years and even with the new cabinets and island, it can be done. I think it looks just fine the way it is, adds to the charm ☺️.

Wow checked out all your friends kitchens. Yours is by far most beautiful relaxed natural comfortable fun to see or ‘be’ in etc. their kitchens look too perfect and boring not homey and inviting or kid friendly or real life functional. I think you big window is gorgeous. We live a little more than 40 acres and we don’t have curtains and we love it. I like yours too. The floor is fine adds character.

agreed! When we moved into our home we removed all the popcorn ceilings except the main room- just too hard and didnt want tospend the money at that moment- i wish we just sucked it up and got it done- because it will NEVER get done now with us having to move all the furniture. nope.

We did the same thing with half of our house! We are now doing the shiplap ceilings Lisa made a video on (I think in her last home) to cover them. It's SO MUCH easier than the scraping and refinishing we did on the rest of the house. Totally doable without moving everything out of the room, just have to scoot things around.

I always try to choose neutral, classic counters and tile. Trendy colors can be used on a piece of furniture or fabrics which can be more easily changed out.

I would have been the same way as you Lisa doing one thing, seeing how it was and then moving onto the next. I also get excited or tired and want things right away and then have regrets too. My hubby did a reno in our condo we sold many years ago, and he did the whole thing in the planning stage at once and got the contractors set up and it was done in months and looked beautiful. Everyone is different. I think your kitchen is absolutely AMAZING 😉

We had a great contractor. He knew the order of how the kitchen needed to come together. He was responsible for lining everything up. But we didn’t do anything DYI.

I think your kitchen looks great! The look feels collected over time. And I love the large windows over the sink area. I don’t think that it looks modern comparing it to the other windows in your house, especially since you added all the beautiful trim to match. It’s probably one of those things that only you would notice but everyone else just see’s a beautiful kitchen!

fyi wooden windows are a huge mistake so good that you didn't go that way. We have had to replace high end Marvin custom wooden windows TWICE already over 25 years because the casings end up rotting away quickly. Now we have vinyl and it's much better. Plus no warping.

We did the kitchen renovation to the studs in 3 months (me an hubby plus a couple friends pitched in now and then) because we tore out the blown in insulation, were rewiring the whole kitchen and installing a sliding glass door. To get it completely finished it took another month. It was a PITA to do dishes in the bathroom, but the end result was worth it. We planned the job for summer so hubby could do most of the cooking on the grill. I don't cook much anyway except to make hot water in the microwave for instant coffee.

Hi there! I'm just wrapping up a kitchen renovation. I'm at the paint and trim stage. Anyone who is getting ready to start a project like this or is in the middle of it, please know that even if you are a hyper-planner like me, things will almost ALWAYS go wrong and you'll have to change the plan on the fly. This happened with my kitchen on just about every stage, but I'm overall happy with how it turned out. And some things that needed to be reworked are actually BETTER than I had originally planned it. My only regret is not having interior lighting installed on all the kitchen drawers. I did it on the drawers in the pantry and it's so freaking beautiful, but that only worked because I already had electric set up in there. Oh well.

That I didn't do and will never do again. I have had contractors tell me you can't move a light switch. That was the last straw for me. I had my kitchen contractor tell me cabinets can't go all the way to the ceiling and I needed space up there to "decorate." As if. Another told me that putting a faucet on the wall (in my powder room) was impossible when it is in nearly ever builder grade bathtub in the world has the faucet coming right out of the wall and 40 years ago most sinks had wall mounted faucets. I had another contractor try to put my toilet (another powder room in my last house) 8 inches from the wall. It looked like something you would see in a gas station toilet. He did it because he didn't want to crawl under the house to move the drain where a bathtub had previously sat. I took one look at it and said, "No way." He was so angry. I didn't care. There are a few times I wish I did listen to the contractor. One told me to use gray grout for marble tile but the stupid decorator said to use white. I regretted that choice deeply.

@@Kaththee there are grout “pens” that you can buy in many colors. I had white grout with white tile in two bathrooms. You can only imagine how that turned out! It wasn’t long before the grout looked tan from not coming clean. I went to Menards and bought the grout pens in gray and went over it and it looks awesome!

@@ndgrandma1818 Thank you!! We have since sold that house but it was a big bathroom with tile than ran up the wall. It would have been a big job to change the color to gray but if I still lived there I would do it or hire someone to do it. I will never make that mistake again. We have remodeled the kitchen and powder room in our current house but have yet to do the master bath. I dread it with all my heart but we are going to start soon. I despise our master bathroom though. It is dated, charmless and ugly. Plus we are turning an ajacent bedroom into my closet. It is going to be a big mess.

@@Kaththee I get that feeling of wanting something done, yet dreading the process! At one point we bought a Victorian fixer-upper and it was exciting at first and then it was just a pain living in a mess all the time! Best of luck with your projects! I hope they go fast and smoothly for you! 🤞

Never never let a contractor push you around. And my husband is a contractor. Just remember that any changes after the fact are going to be expensive so try to minimize those.

I moved into a house that was completely remodeled. It was a great job. The only thing I would do to remodel a kitchen, put in drawers not doors on all cabinets. One cabinet I’d drawers only, four cabinets have drawers but... first you have to open the door, and two cabinets have doors and you must bend down to find things. Next I would want drawers for under the sink, that would require customization. Drawers are so much more convenient.

Yes I'm into reno....its taken months. We were about to sign the contract when the virus hit. We are retired now, health isn't the best. Will wait until this virus is done b4 we start pulling out cabinets ect. But doing all the diy, working towards the cabinets arrive. This is our second go at this kitchen, so like you learned alot along the way. I'm not negotiating this time around and I'm going for it! And as the farmhouse vernacular said....you don't need a kitchen designer, you NEED a JOINER.....it took forever to find the right fit of company but we have done it. It has been worth the effort. Thankyou for sharing this. My suggestion...Decide the budget , spend time on finding the right contractor, I spent alot of time finding the sink , taps and handles. Purchased the stove and extractor in sales. And ended up swapping out a quartz/ marble bench top for a acrylic top. It was what I wanted . We're in nz and things here are not as available as in the USA and major $$ for everything. It will look great when done. As you said reno has hiccups and its good to be prepared for that. Kitchens are the nerve centre of the home and you have to get it right. Good luck , if your embarking on this journey, do your homework , it will be worth it .

Hi...I found you through Sarah...watching kitchen regrets...I love love your kitchen! The whole time you were talking I was nodding yes, yes, yes! I am approximately 85% through total gut and complete transformation of kitchen configuration...looked at and purchased cabinets beginning of Feb 2020 ....broke my foot 8 weeks bedrest 2/19 husband emptied and packed up kitchen😱...had to give up control! We have a friend who lives on our farm who happens to be an excellent carpenter so I designed...bought 70% of stuff online bc then Co-vid hit! Hubby thought should take 2-3 months...I said 6 bc it’s custom...and yes had to see how things came together before I could make some decisions....we have lived in this old farmhouse for 22 years and now empty nesters for years...I wanted it to look layered in over time...so new cabinets ....but custom built corner cabinet built out of very old walnut and 3 beautiful 1” and a half thick (Marketplace find) pantry doors with hardware in tact, this cabinet will be broom..coat..dog leash etc with one of doors and two door 36” w x18” deep pantry....single door on angle...looks beautiful! Also has an 18” h decorative shelf above with wood and crown molding to ceiling (108” h) . I bought a red/white Hoosier type cabinet and my favorite....which I saw “0” comments on was I found an old farmhouse sink just like yours🙌🏻❤️ and had it professionally cleaned and reglazed.... I got quartz countertops that look like marble and I have been on a six week hold bc countertop people cut straight line down each side of sink....not taking into account the back of sink is wider and gradually goes in toward front! This is one of those issues I will not hurry up to slap something together...finally got someone coming this week to look at....I wonder if you had people look at you crazy when they came to measure or install. I believe I can see you put counter top under sink as well with a lip under front of sink....I have 1/4-1/2 “ gap on each side and that’s not acceptable to me...too big to caulk! Any info you can share on this I would really appreciate....my sink is in my island with decorative shelf 12” wide the length of island like your window sill sits on yours and bar with 12” shelf on corbels on back side...the centerpiece of my kitchen and I love it...will love more when it’s right! We have 6 acres and 2 horses a big dairy barn and stables...big ol trees house originally built in 1847.... lots of changes since then... even a huge fire 10 yrs before we moved in...over the past 7 yrs we have gone room to room changing her back to her glory days...,I wanted the kitchen modern ish with a nod to the past...by placing our sink in the island we were able to install a 6’x6’ window on that wall so we can actually see outside while we sit at the table..,,we bumped the window out and built a bench seat....I have to say the 80s kitchen had to go...I’m so happy with the changes ....I do t plan on going anywhere soon😊 so sorry for such long comment..,when I saw that sink I had to share....any advise about sink please share...thank you😊k

Your kitchen is swoon-worthy. That sink! That gorgeous range. Wow. Most of my kitchen regrets are about the process not the outcome which is good I guess. When it comes to the process I would have done so many things differently. Some of the people I hired I would never hire again. I would have never let the designer come back and photograph because she treated us like dirt after she got her money from us. I would have never hired the first counter top company because they totally set up back 8 weeks with their multiple failures. But I love your kitchen. It is so charming. I am glad you didn't play "hide the appliances" either. Appliances help break up the space in a larger kitchen and integrated appliances help stretch the cabinets in a smaller kitchen. Your kitchen is stunning. I do think a retro fridge would look great in your kitchen but the fridge you have is beautiful too.

I like the way your vertical floors look against the horizontal albeit I can't see the dipping there is something charming about the contrast of run that my eye likes. I do get what you mean about short cuts though, my husband was always great for pointing out to me "do it the right way now rather than regret it later". I noticed the corner of your area rug is turned up, I had that problem and found a hack to fix it, one of those inexpensive stick on floor tiles adhered to the underside corner of the rug, I had a couple leftover from an old project and worked like a charm to keep the corner laying flat.

We are renovating right now. Just finished removing the popcorn ceilings which my hubby did on his own. He also just finished painting all the ceilings. We have been painting the walls and I cannot wait till the floors get put in (currently waking on subfloors). 😫 We are 6 months in from our move 😳

I would not put a kitchen desk in bc it's now just an empty space to try and fill as I NEVER sit there. Also, I would have used the countertop material as the partial back splash bc our white tile needs re-caulking every year or two.

Don’t ever paint wood trim. I did it and I regret it. I painted it a white oil paint. Not only is oil paint super toxic, but it takes a long time and is way more effort to maintain.

My regret is white tile floors and brown mottled countertops in our farmhouse. I can never tell if the counter is clean and the floors always, always, always look dirty even right after mopping. (The house was like that when I moved in, not my choice and no budget to fix it.)

When we built our home we went with a designer's suggestion to add tons of can lighting to our home. It was like the sun was shining inside our house. I had to wear sunglasses!

You are naming things a contractor would do- with your input. He’d say, let’s get water first and a sink, or it’s not doable, & here’s why, etc, etc.This takes a burden off. Love your attitude. PS I’m a grandma drinking French press now🤓 Thank you. Loving good parents raising good kids. Elizabeth

Sounds like planning a wedding. And all the arrangements scheduled so the caterer knows the time to set the meals and table decor in advance of the table setter and place cards, and cattoring and what the main dish will be and food coarses at the wedding reception. Knowing who to place at the table with who. And lining up the baker for the wedding cake and where the cake will be located and dress maker and tux rental and limo service. Photographer & rehursal followed by a dinner for participants in the pre rehusal, and the priest or justice of the peace and flower child, ring bearer. And the honey moon plans, flight arrangements, to arrive four hours early to have bags checked before boarding plane. There is so much that goes into planning a renovation let alone a wedding enguagment. And hidden costs if during the renovation you hit a shear wall or pipes which cannot be diverted unless additional walls involved have to be reconfigured. Or discovering termite damage or wood rot or mold removal services. When planning a renovation it is good to have an extra $10,000.00 In the event of the unthinkable. I used to watch “Love it or Leave it.” And other home renovation shows where the estimates were wrong when certain anomolies interfeared with the removation and had to cut corners due to structural problems. And was up to the home owner if they could afford additional labor to shore up something or work around it. Oops. I left out the Florist and printing shop to send out invitations, etc.

My Grandma had a stove that looks just like yours. What fun going down memory lane when I watch you cooking on it. My Grandma used the left side as a warming oven is what she called it. To keep things warm after they came out of the oven, and she used it to proof her bread & rolls. Have you used it that way also?

Renovation over here 👋 😂 old carpet gone, wood laminate down in living room and hallway. Pass through cut and framed in on a supporting wall. Next up kitchen then drywall repairs, patches, mud, tape and paint. Then trim and custom built things. We started last June...our son is now 1 so we can move a lot faster. 😂 We are also doing it all ourselves and have purchased steals on Facebook market place that happen to match our current cabinets. And we’re funding it wish extra cash. Any from sold items, bonus, or extra paychecks. I’m very cheap so going slow and waiting for deals is fine with me. That and having to work around my husbands work schedule makes it slow process too.

I like the floor boards perpendicular to the other ones in the adjacent room. It's much more interesting looking. I'm not crazy about all white kitchens, but I love your sink, the vintage stove, the open shelving and the large window. I have a 1940s Occidental range as well which I LOVE. However, it needs refinishing and I don't know where to have this done in the SF Bay Area. The thing weighs a ton. I agree that wood windows look so much nicer than the vinyl ones. However, double-paned windows are required now by code and the seals will almost always fail after 10 years or so - especially with wood frames. I know this from experience. Most are not warranted for life for this reason. Yours might last longer. If they are single-paned, you won't have to worry about them as much, but those are not energy efficient. I'm guessing that the rest of your windows are single paned if they have wavy glass? I love the overall look of your home. Nice job!

Love that kitchen!! I think your triple window needed to be three windows separated by trim, etc. But with these windows, you get more light and a less obstructed view - so that’s a positive! Maybe replace the white window hardware with a metal?

We are currently in the middle of a kitchen reno... just waiting for the countertops to be templated. But now everything is on hold. We put up a temporary countertop, just so we can have a work top and sink until this whole thing blows over.

Yay! Your kitchen is beautiful 😀 I have a refurbished Chambers stove that I love so much for my antique kitchen. Trying to find the perfect stove for my kitchen was a crazy journey but totally worth it. About a month after I finally had it installed the person I bought it from told me he had a refurbished COPPER chambers that he’d sell me/trade out. Omg I about died because those are soooo beautiful and kind of rare. But could you imagine the upkeep to keep it shiny copper. So I declined but still somewhat regret it. I cheated a little bit and also have an electric wall Oven but I use them both frequently.
