Rental home construction is booming as developers aim to benefit from high home prices and mortgage rates, which are preventing many families from buying homes. In 2023, an estimated 93,000 new single-family homes intended as rentals were built, a 39% increase from 2022 and an all-time high, according to John Burns Research and Consulting. These new rental homes are particularly popular in rapidly growing suburbs in states like Arizona, Texas, and Florida. For instance, Kairos Living, a Chicago-based rental company, has been developing numerous rental properties in Baton Rouge and other Louisiana cities. Following last year's record, about 99,000 new rental homes are currently under construction nationwide, though new project plans have slowed due to tighter lending conditions.

1 of the best things I did for myself was not buy a house in a HOA community, but i did bought my house in 2017 locked in at 3.49 not going anywhere for a very very long time!

I thought outside the box. Moved to Central America, and bought a beachfront home 1/4 of the price of a home in Florida or California! Not to mention, cheaper cost of living, less taxes, better quality of life, and great weather year round. I would never again, even consider buying a home in the U.S.

Indeed. Lease To Purchase, or a Lease Option (that makes 10x more SENSE... in a buyer's market, as one then has the "option, vs. obligation," to purchase!?) And you only RISK the 2.5- 10% down... if you deal with a REI and/ or the property owner, vs. a 'scam' like HPA and P@thlight PM... that works for Wall street, and the big banks. (i.e. Tying to the origin of credit default swaps, mortgage backed securities, derivatives, etc. on Wall St.!)

How about cottage-type homes?! Instead of huge mansions, smaller homes with small areas for a garden is all an elderly person or small family needs today. We don't have to share walls! I lived with a young alcoholic violent couple just above my head & it drove me insane. I refuse to share walls with anyone ever again. I lived in an apartment for 26 years of my adult life, too, & I've had my share of condo/apartment life.😮

And to 'covert' both single family abodes and multifamily units into FAR MORE "creative terms" agreements... using: lease option, lease to purchase, and seller financing... vs. this NAR/ MLS/ Private Equity, REIT, etc. (= City of London, et al Trust "fronts" for their big banks and BAR franchises) and take over these existing "low interest" (2.5- 5% loans) Subject To and via Trust Deed (AITD) vs. taking- out new loans at 8- 10% out the door! (And letting "them" get away with taking over SFR, etc. neighborhoods via HOA, mortgage and tax foreclosure, etc.)

You have no way to stop the build-to-rent trend when it is so expensive to own a home. Even if they build to sell, the pool of home buyers is dwindling because very few prospective home buyers are confident enough to handle monthly payments in which greedy property taxing and insurance are competing for income earmarked for an already hefty mortgage. Builders are offering lower prices plus incentives, but counties are not reducing property taxes, and insurers only want double digit increase in premium (all in the name of climate change, if I may) . It is unrealistic to expect interest rate to go down, it is kept this way to correct the problems caused by the irresponsible suppression of rates beginning in 2000 to near zero till 2022 when the fed finally reversed its direction to combat massive inflation. Now we are having a normal rate, not a high rate. There will be no silver tsunami, because retirees cannot afford to downsize even if they become empty nesters, because when they buy another home, their property tax will double. The culprits are the counties and insurance companies. If those two are resolved, the true demand and supply relation will function again.

In Minnesota a new HOA association decided to put in an additional sidewalk. All.of us are required to pay $950 in 6 weeks.There are 300 units here.

Yup. They built cottages 1 mile from me. Cute little houses just for rent. Soooooo just 6 days ago our subdivision had 15 break ins in 1 night. Sooooo yea. I live in the suburbs of Atl. They also built a factory here that pays 18 per hr. We had an HOA meeting not a yr ago and told the mayor to her face that , that Atl crime was going to make its way down here. I can’t wait until meeting to say to her “ I told you so”.

I just went and looked at a manufactured tiny home. It was built to modular standards, well insulated, drywall, hvac system, etc. This was not a THROW…small , park model, modular meant for semi-permanent location. Loved it for my adult children. Not sure what we will run into if we buy land to put it on. Any advice of what to watch out for? We would like to put 5 on a plot of land to allow two adult children to live in and AirB&B the rest.

Home values are never going to go down again.. and if they did, it would be temporary and not a crash..the mid line on the graph will continue to point upward through the ups and downs. The historic average home value increase is between 3.5%-5% and that will continue if not increase. That is the straight dope on housing prices. Pre-covid values are gone forever and forget about the 2008 crash, it is freaking 2024 now.

Exactly. That $27K ranch-style home in Northridge my parents bought in 1960 will never ever go down to 1960s prices. And now, it's value is $750,000 and who in the world could afford THAT?!

It would be nice if there was a limit on a build to rent where, after a set time, they would be required to offer the home for sale at market rate at the same time as they tried to rent it. So, as an example, after 10 years on the rental market, then the next time it is on the market, it is offered for sale or rent.

I don’t even pay home insurance on my home. I just own a wonderful home warranty on the guts and the mechanics, water well pump, and appliances are all covered.

Outside Baton Rouge. I love it here and I’ve been here now since 2007. Raised my daughters here that have both earned a bachelor’s degree by 18 with the duel enrollment earlier college option. Since they received high GPAs they receive TOPS which is a very large deduction for college at any Louisiana university. I wasn’t born here but it’s definitely home for us.

People need to learn there's a big difference between mom and pop landlords and giant investment corporations. My brother is a landlord, but only has 2 rental houses and not thousands of rental properties. And he has worked really hard all his life, so stop generalizing with your "greedy landlords" BS!

Nationally speaking. It Depends on the jobs market. If the numbers remain in check like they are now then home prices will remain elevated. If the job market tanks then home prices are sure to fall as more people will have no choice but to sell.

They are taking up land in highly desirable areas that normally be built for single family homes. People will have no choice but to rent. There should be options for people to buy. This is not the American dream that was sold to us.

@koobea4859 yes but don't change the subject. Real estate and stock are not the same. For example, you can invest a million dollar in the stock market and that would have no effect on my wealth. Now you can buy an apartment building for a million dollars. Now you want to use that property to create wealth to invest for your family. You jack up my rent as high as you can for that wealth now we have a problem. That is where our society is today.....this is not a game.

QUESTION: Why isn't anyone looking at the MILLIONS of vacant and rarely lived in houses? This housing crisis is a dire HUMAN emergency, and should be treated as such: any SFD that are vacant or lived in less than 2/3 of the time should be taxed or fined at a very high rate. And if the owners choose to sell the house to someone who will live in it, and they price it "reasonably", they can get special rate on the capital gains. Yes, this is out-of-the-box thinking but it will provide affordable housing a lot faster and more earth-friendly than building millions of NEW homes.... THINK ABOUT IT!!

Investment is now setting up "shooting fish in a barrell" scenarios - and built to rent is one of them. People want ROI in ever-shorter timeframes. And the institutions have risen to the call. And also helped to create the trend by informing investors among the public. Someone should survey the Construction industry on the "guaranteed work" versus the social hurt they will bring.

We need to get ALL investors out of the housing market. Small private investors, and large corporations are equally responsible for the housing crisis. There should only be inherited homes to be able to own and rent. We fought a war to get LANDLORDS out of our country.

Makes no sense, thousands of home owners in Florida for example are not able to pay their mortgage, taxes etc...many months behind in payments are in serious trouble, HOAs are bringing new fees to home owners as high as several thousands, for up keep, for improvements etc, some of these places doing foreclosure on people who have no idea this is going on, over the banks these HOA are doing this, and selling the home without owners knowledge..lots of weird stuff going on out in the housing markets. Also if people have planted their mobile home on rented property they might want to sell and move before the land owner raises the rent so high you can't afford to live there, most can't sell their mobile homes because the. Buyers will not pay the high rent price, so your stuck..either pay a few thousand to move the home or just leave it..which is what the land owner prefers..what a mess..

Though we need more houses to sell. We also need more rentals period. Eventually rents will be unprofitable if there are too much supply of rentals and the builders will then build to sell again. If you want to buy just hold off

K- you keep talking about government solutions when the govt is the problem. For example: zoning laws, rental licenses, architectural boards, permitting and review boards, the 30 year mortgage (which doesn’t exist in the wild), and especially white liberal nimbys who won’t allow low income housing. The problem is not profit seeking companies that are providing a service to people who need it- as long as there is competition. Let the free market work to solve this manufactured problem.

We have let the free market do its thing for the past 20 years in turn private equity has become stronger and stronger in the housing market. I don’t think this is the dream we’ve been sold and it’s run amuck.

This housing should only be for owner/occupiers? Is the answer is more govt regulation? Please explain. Who promised you the American dream? Why do immigrants still want to come here if the American dream is dead? As they say in the south, you have some splaining to do….

1 We dont like that they buy older homes to make them into rentals 2 we also don't like when they build new homes for rent. 3 we also don't like when they allow us to rent an ADU or garage conversion 4 we also don't like the quality of the rentals in 5 years, we blame the materials not the renters Lol

I know you wont reply after this. I havent watched your lives in months and coming back to one really is a reality check. But the truth is there is one HUGE hole in your entire argument that is never addressed. Its too controversial, for anyone to touch it. Once you realize it, you'll realize that's the reason rents will never come back down again and the demand will stay high unless this country returns its millions of newcomers back to their homes.

Correct me if my thinking isn't mainstream. The only way to create affordable housing, is to create old houses, whatever means necessary. This increases the amount of product available, lowering prices, and when interest rates do come down, we should have a buyers market. They investors don't want the headaches of property management I don't think. (I hope!)

Own a house and get ripped off by plumbers, hvac, shower contractors. Rent is better for most people who don't own a toolbox. Look at Europeans, they are the most happy countries in the world and 90% RENT so they can have more money to spend on the nice things and experiences in life

Renting is more prevalent in Europe, sure BUT in the UK where I live, there is a lot of unhappiness among renters because of gouging landlords, lax regulations and no willingness on the part of legislators to address the inequalities.

Well. Someone is going to be broke. People are preparing for depression. The recent food increases and the fact that the big four are pressuring small farmers out of business, has made it necessary to move far out into the countryside to raise your own food. And unless you want the multibillionaires forcing you to eat meat produced with bugs, you might want to consider buying a small plot far out into the countryside yourself. A small land plot will give you room for a garden and cost you less in taxes. Border the property with shrubs to hide your propety from would be thieves. These billionaires wont be eating bugs, you can bet. They dont have to worry about keeping employees any longer due to AI and robotics. We can slow them down by not buying or renting from these wealthy corporations. Its my understanding that 10,000.00 robots have been ordered by one of them. Never move into an area with an HOA. HOAs are already taking homes in Florida. A large lot, hedged with shrubs and above ground growing beds would be better than eating bugs.
