Fairly sure that Christmas comes on the same day every year... Starting in January, I remind my tenants every month how many days they have until the next Christmas so that the can't use the excuse that they forgot it is Christmas. when it comes to their Nov/Dec budget

Yes, to answer your question about certain companies trying to pass/push what they are calling a modular home when it is nothing more than a trailer/ manufactured home is a company named Clayton homes. At least the one in south Mississippi is. At least lately when visit a site by Clayton at the time we were told sorry we don't have any models of modulars on our lot for you to look at and are very much pushing their manufactured trailers. If you look close at the actual materials that go into them they are using are 2×2s for their rafters instead of 2×4s and walls they use 2/3s instead of 2/4s.They try to fool you by fancying it up a bit on the inside with a bit of modern fixtures that can resemble better quality but trust in the facts that what you see is not what you are really getting. Opt for a true Modular as Kristina states.

We lived in an HOA about 29 years ago. Went to Home Depot and bought some flowers to plant in the front. We got FINED because we didn’t provide the “plan” to the HOA 30 days prior and the color of the flowers, blue, were not an authorized color. We immediately put the house for sale and moved. We move a lot. All our houses since we’re not in an HOA.

I bought an Oak Creek home a little over 2-years ago. Water comes in from my kitchen window, and mice come in through plumbing and electrical holes that were drilled in the bottom of kitchen and bathroom cabinets for wiring and plumbing because they over drilled in some areas 1/2 inch or more. People have told me to stuff steel wool in them. Really? A brand new home? Stuff steel wool in the cracks? The dirt foundation they placed my home on because there was mysteriously no room in the budget for a pier and beam foundation has shifted, and I haven’t been able to open or close my front door for a year now! Talk about buyers remorse!

In Miami-Dade County there no other way around it. If you buy a house be ready to fork out 800k+ and pay big money for homeowners insurance, which could end up dropping you if there is a hurricane. Other than that, you are practically forced to buy a condo unit or a townhome and share the property maintenance and insurance cost.

Cities love HOAs. Cities can make neighborhoods looking nice. But why do that? Better off to collect property tax and give nothing back. That sounds like a great idea! HOA tythes pay for things cities used to pay for like parks, roads, neighborhood structures and so on... Citizens pay double. Cities mismanage more. Whats not to love? Unfortunately, 100% of all new developments within 100 miles of me are now all HOA developments.

Manufactured homes CANNOT be financed if they are moved more than once. That is something to keep in mind. If you are planning on reselling your manufactured home DO NOT move it.
