I am a landlord in another state, so I have no horse in this race. It’s widely accepted by many (if not most) rental housing providers that what is considered “affordable” for renters is for the monthly income to be at least three times the rent. So for rent of $1200 per month, monthly income would have to be at least $3600. That times twelve gives you an annual income of at least $43,200. Then you look at what parts of the local population have that income to see how affordable it is. What they should have done to calculate the rent for the “affordable” units is to see what the annual income level is earned by the population intended to be served, and divide that number by 36 to get the corresponding monthly rent. It’s not difficult to do. But it just shows that these elected officials have no inkling of what to do when they just come up with a number arbitrarily.
@charleskaufman58262 жыл бұрын
Yes, That is correct, but why does affordable housing mean that the tax payer is paying the Rent bill for the people living there? The government is already giving the builder a tax break so they can produce the housing at a lower cost and then the government still comes in and pays a big percentage of the rent owned. It is time for people to start taking personal responsibility for their financials obligations, just like you said if you can not afford $1200 per month then you must find rent in another area that you can afford and start changing your own monthly finances, lose the IPHONE, CABLE TV, ETC. A Roof over your head is the FIRST bill that you pay and NEVER stop paying. If you make $24,000 a year then look at rent at $650 per month.
@stevebabiak69972 жыл бұрын
@@charleskaufman5826 - I can’t argue with that. Many decades ago the Section 8 program came into existence, and it pays housing costs for renters. Section 8 renters are required to pay at least 30% of their income toward the rent (and no more than 40%), but if their income is zero than the government pays the full thing. @Ty Dye Politicians are trying to increase the wage to $16 by 2026 but most likely that will end up an empty promise like always. The truth is that we don't have a sustainable and profitable market. Local businesses open and close within months. Buildings are being torn down into empty lots and what isn't torn down are abandoned buildings with no potential buyers. The mall here is struggling and will most likely close. The best job you can get here is a factory or warehouse job which has more demand. In short, there's no revenue from stores or local businesses. People make enough money to pay for housing and groceries but not enough to invest in entertainment which is what makes KC a hotspot. Kansas doesn't make enough in taxes to give back to the people through the market. If people don't make enough money, there's no money put into things like shopping, recreation, etc. If there's no shopping and recreation, the state creates less taxation to put back into businesses. Less business means less wage. What taxes we do get we end up using to fix roads. It's a vicious cycle and people are getting poorer here because of it. Not just that, but since there's no market and people are poor, most resort to crime for income. Our property crime rate is above the national average. I think the chances of being a victim of property crime is 1 in 30? (I don't remember the exact number). In my opinion, it would be better if KS legalized weed and taxed that. It's passing through our borders anyways. It would give us a small push in funding to restart our economy. It might also give us a chance to thwart drug crimes.

In fact, it's probably helping since illegal immigrants take contract jobs that no one else wants in KS. Immigration isn't the issue here. If we keep promoting politicians that say it is, we won't be able to tackle the real root of the issue. I think politicians just use immigration as a scapegoat instead of actually addressing and prioritizing key economic developments.

Sorry but you can’t expect to live in 2022 on the rent prices if 1999. Building and maintenance costs aren’t discounted for the builder and property manager. The way to resolve these issues isn’t by discounting everything it’s by creating education and job opportunities that will elevate people out of poverty.
