The second house is exactly where we would like to buy :) We visited a house on the exact same street when we arrived. It's really quiet and close to everything. As you specify, the history of this district still puts off a lot of Japanese, which means that the prices are still accessible. For the record, the old yakuza headquarters was deserted in 2016 (it seems to me) and the building is being demolished. But it remains the personal home of the city's former yakuza chief, which looks magnificent. I recommend this district, really very nice and practical.

Glad to know you like the Gojorakuen area. It's very close to the French school as well :) The thing is I don't see that many properties being put on sale in that area, might have to wait patiently... Thanks for the info on the yakuza headquarters. I never visited the area when the yakuza were there, but I'm sure the atmosphere was probably very different back then...

I want to thank you for your videos. It really helped narrow down prefectures and areas. I'm curious, what would be better: living in Kansai or living in Kanto for a foreigner who's a minority?
@GoodOldHousesJapan3 жыл бұрын
Thank you Tohru, I'm glad the videos were helpful. I don't think there's a big difference if you live in the big cities of Kansai (Osaka) or Kanto (Tokyo), but if you plan to live in the smaller cities or suburbs, I always find that Kansai cities (Kyoto, Nara, Shiga, Hyogo, etc.) all have more distinctive characters as to cities around Tokyo. As to what would be better for a foreigner who's a minority, I can't really say... better as in easiness of fitting into the local community? or better to find other minorities in that area?

@@GoodOldHousesJapan thanks man! Definitely helpful. I was wondering too, would you happen to know if any English speaking real estate agents there in Japan? Or anyone that would be able to translate and kinda help with the process? I’d pay of course! Any help would be appreciated

@@DestinationJapan95 Do you have a specific region/city that you are looking for? Definitely more English-speaking agents close to the bigger cities. If you are looking for properties in the Akiya bank perhaps try this site? www.akiyainaka.com/ The additional "support fee" they charge is fairly high though so I'm not sure if it's worth it...

@@GoodOldHousesJapan mainly been looking in anywhere in Ibaraki, Yamagata, Chiba and even Aomori. Yeah I’ve checked with AkiyaInaka at the beginning of this year, but not sure they’re the ones I wanna work with after learning what exactly they do. I’d prefer to find either some real estate investors there or real estate agents that can just kinda help with the whole process. I’d be paying for the home in cash, but I don’t hardly know any Japanese for all the docs and communicating with everybody. Not really picky with what I buy, just want a smaller home in Japan.

Wow, you give a lot of awesome and precise info in your video. I visit kyoto as much as i can and always ride my bike around residential areas, loving the older kyomachiya. I especially like the areas around takasegawa and kamogawa...i guess like everyone else. Im actually keen to buy something there. Could you advice other sites in besides realestate kyoto and suumo to look for houses online? Im stuck in australia until covid is sorted..... so until then , l'll just live the fantasy of travel !

Thanks for watching and glad you liked the information! For machiya properties in Kyoto, Hachise (where I used to work) and Iyeya are the two biggest company with the most number of properties. There is this one called Miyako-estate that has really nice renovated machiya, but it's a small company so their update frequency is very low. (www.miyako-es.jp/) If your search is not limited to machiya, this site called Rakumachi (www.rakumachi.jp/) is quite useful for finding properties for investment (entirely Japanese though). Really hoping people get to travel again soon and stay safe until your next visit to Japan...!

I took a look at the first property on google maps street view. It would be my choice of the two but looking at the (pink sided) buildings across the street from it, I understand why the price is so low. Both of those buildings are showing signs of neglect and end-of-life. It seems to be an area that time kind of forgot (economically), the empty lot between them is obviously the remnants of a once condemned building which was removed. 2 blocks north there is some construction but the rest of the 4 to 6 square block neighborhood is piecemeal upgrades, more of a slow salvage effort than renovation. Honestly, if I just had to be in that location, I would rather buy the 3 lots across the street, tear down the 2 buildings either side of the empty lot and build a new kyo-machiya. But, I like views and there doesn't seem to be any there. That said, the streets and hills you filmed in the area look inviting to me, I bicycle for exercise and think it looks like a safe place to do just that. I've spent probably 500 hours over the last 10+ years looking all over Japan for a specific set of must have amenities. I'm not pull-the-trigger ready to relocate now, even if I found the perfect combination of must haves, but I could be in the next 2 to 3 years. I need a near-by lumber mill, tool and hardware stores, groceries within walking distance and some kind of general medical facilities (preferably, where doctors and nurses have some English capabilities because all non native languages vaporize when you are in shock). I am a woodworker and maker so shop space and access to materials is priority #1. If I have to live in my shop, so be it, just that the space accommodates what I do in life. I also prefer to be at least 500 feet (160m or so) above sea level. Moisture, fog, spring and fall condensation are factors in my daily everything, as is having a breeze or some routine air circulation. I tend to focus on mountainous regions but that kind of negates the option of near-by retail materials. I suppose my best opportunities there are on the edges of Kyoto where the streets thin out and the hills begin. Your thoughts on this would be appreciated. Great video, by the way. Thumbs up.
@GoodOldHousesJapan3 жыл бұрын
Wow happy to see such an extensive research on the houses & area I showed in the video. Imakumano area close to the mountains is entirely residential so really not much going on but the view is great. Once you reach to main street with the arcade shopping streets it gets a bit more lively. 500 hours is impressive. I haven't visited enough places in Japan to be able to come up with what you described right away, but have you encountered such place in Japan or in the US? Just my personal opinion but mountainous region in Japan is getting more and more risky to live in with the decreasing population + increasing natural disasters. A Satoyama (里山) area with good access to the city could be something to consider? Recently I am digging more into the area north of Kyoto and Hyogo pref close to Kinosaki onsen.

Thank you for the video! Is the Real Estate Kyoto site tailored at foreign buyers? Do sites like these add a premium, above what average Japanese buyers pay?
@GoodOldHousesJapan2 жыл бұрын
Hi Max, all properties listed on that site (run by Arrows International Realty) have the same info & price as all other Japanese portal sites, so there shouldn't be any premium that foreign buyers have to pay additionally. As to any optional services that Arrows International Realty provides to foreign buyers I'm not so sure.
