Predicting the yen's future strength is like trying to forecast the weather - there are a lot of moving parts. Right now, Japan's central bank, the Bank of Japan, is keeping things pretty relaxed with super low interest rates and buying up assets, which usually means the yen might stay on the weaker side compared to other currencies where interest rates are going up. Japan’s low inflation and slow economic growth don’t help much either, as investors look for better returns in other places. But the yen has a reputation as a safe bet during uncertain times, so if there’s global turmoil or geopolitical drama, it could actually get stronger. If the Bank of Japan starts hinting at raising interest rates or if Japan’s trade surplus keeps up, the yen might pick up some strength. For now, though, it seems like the yen might keep weakening unless something big changes in Japan’s economic policies or the global scene.

Could you make a video explaining the specific services you offer and the extent of those services? An $8,000 price tag is quite off-putting without more details. I see from your Akiya Income Generator form that you help people find off-market akiyas and assist with the purchase process, but is there more to it? Do you also help with renovating the house and finding tenants, etc.?

I am also from California with an interest in learning more about this. Couple of questions: 1. What kind of services do you provide and at what cost? 2. How long does it take to close a deal? 3. How long did it take from closing to Jim's current renovation progress? 4. Maybe a question for Jim: how does owning rental property in Japan complicate your US income taxes? 5. How do you find the appropriate contractors in Japan to do the renovation work? 6. How do you perform the initial assessment of the condition of the property and estimate the amount of work needed?

I'm pretty sure the cost of his services is around $8,000, which is too much in my opinion, but it also depends on the extent of his services.

overall costs are not too much, it is not investment and will be akiya and zero value for next sale. Shun is good salesman. Good to make yourself happy to own a house in Japan.

Thanks Shu! My wife and I @sunnyhideout are in the middle of taking your REI course at the moment. Please advise on how Jim was able to establish a GK. Did he find a local director or did he pay a 3rd party service? That seems to be the only challenge that we see since we don't have any friends or family in Japan to help form the GK. We're out of Cali as well. From the video it didn't seem like he had any associations with close family or friends in Japan. However we could be mistaken, pease let us know. Thanks in advance!

Great info! You should include property tax rates/ neighborhood fees in your videos. In the 80s Japanese were coming to Hawaii and buying up lots of luxury real estate...times have changed.

Love the price and plan.🎉🎉🎉 I personally will change a little bit of the plan, as it has to renovated anyway. To save a basic unit like studio for myself and rent out or daily hotel the rest. (Make at least 2 units) Btw, i saw somewhere for a person, 3 million yen income for the management visa. And small family with 2 kids need minimum 4.6 million yen annual income. If i remember right. But it's a super good start.

I could imagine a lot more Californias like myself might move to Japan, been here for a little more than a year now. Being from California with a background in Japanese and tech, Japan just seemed to have more opportunity in potentially affording a house and having a job.

Could you please talk about the entire process? I know you have a website and some documents for us to read but I think it would be very helpful if you could also make a video about this. Also, if we invest in properties in Japan (Americans particularly) , will it be hard for us to get a long term visa. I am very interested in starting an airbnb but I want to be able to take care of it myself so I would need to be able to stay in Japan long term. Investing in properties from thousands of miles away can be very difficult especially with Japan being exposed to so many natural disasters. Maybe a live video so we can ask questions and hopefully get an answer. I read part of your documents on your website and still have questions.

There is a threshold for income for that visa but the good news is it is very very low - certainly by California standards.

Can Filipino-Chinese,( we're a Filipino citizen).....can we buy, invest in Japanese properties. We're very very interested. But we are only given 5 year multiple entry visa and still not sure we can get a longer than 5 year multiple entry visa if we invest in Japan properties. Hope we can buy more and stay in Japan eventually

It's not about property but more about you also needing to set up an official office and pay a full time employee as a requirement for the visa.

In 2060 the population of Japan is expected to decrease from 123million to 80million .so there will be 35 million less people in japan by that year that's scary! I don't see how the economy will thrive under that scenario.
