FD വീട് പണിയാൻ എടുത്തിട്ട്, EMI വരുന്ന ലോൺ തുക നീക്കിവച്ച് ആ കാലയളവിലേക്ക് SIP ചേരുന്നതല്ലേ കൂടുതൽ ലാഭം?

If I were in Thommichans position, I would do an investment on 1 cr then wait for 2-4 years until 20-30% up then do an SWP of 90k and use it to pay the EMI ! In long term it will still have a corpus after full loan payment ! In this example shown not mentioning the source of Thommichan to pay the EMI !

If Joseychen After using 1 CR to build home and Use the EMI money to an SIP of 90K(Which is Tommy pays) after 20 Year what will be Josy's Wealth? and the Pease of mind without EMI is better than pressure of EMI. Your Scenario is not complete and full proof. So add this as well in next video

ലോൺ എടുക്കാതെ കയ്യിൽ ഉള്ള ആ ഒരു കോടി രൂപയ്ക്ക് വീടു പണിയുക.. ലോൺ അടക്കാൻ വെച്ച 90000 മാസം SIP ഇടുക . 20 വർഷം കൊണ്ട് ആ SIP ഏകദേശം ഒരു 9 കോടി ആകും...

This is also good idea. For a single investment, the amount is ₹1 crore. In contrast, with a SIP, the total investment sums up to approximately ₹2.16 crores. If we take a loan, there's no difference in the comparison. However, the future value of the ₹1 crore lump sum investment is ₹9.65 crores, while the future value of the SIP is ₹9 crores. Thus, the lump sum investment method offers some additional benefits.

സാർ പറഞ്ഞതിന്റെ ലോജിക് മനസ്സിലാകുന്നില്ല. കാരണം തൊമ്മിച്ചനും 2.16 കോടി രൂപ അടയ്ക്കുന്നുണ്ട്.

ജോസ് കടം ഇല്ലാതെ വീട് വച്ചതിനു ശേഷം തൊമ്മിച്ചൻ EMI അടച്ച തുകയ്ക്ക് സമാനമായ 90000 രൂപ 12% നേട്ടം തരുന്ന ഒരു മ്യൂചൽ ഫണ്ടിൽ 20 വർഷത്തേക്ക് sip ചെയ്താൽ 20 വർഷം കഴിയുമ്പോൾ അത് 8.99 കോടി രൂപയാകും. തൊമ്മിച്ചന്റെ കയ്യിൽ 6.5 കോടി മാത്രം. ഇങ്ങനെ ചെയ്താൽ ജോസ് ആണ് മിടുക്കൻ. .

If both of them are having the 1Cr capital in the beginning and are also able to invest 90K a month, assuming the CAGR expected is 12%, then it's definitely an SIP of 90K per month is the better choice. Amount invested in 20yrs: ₹2,16,00,000 Est. returns at 12%: ₹6,83,23,313 Total value after 20yrs: ₹8,99,23,313

If both individuals have ₹1 crore in capital initially and expect to have an extra ₹90,000 per month after building their houses, why didn't the person who spent ₹1 crore on building the house start a SIP of ₹90,000 per month, while the other person uses the same amount to repay the loan? If they had done so, the calculations would be as follows: - Amount invested over 20 years: ₹2,16,00,000 - Estimated returns at 12%: ₹6,83,23,313 - Total value after 20 years: ₹8,99,23,313

Nice video,. Should have included a slide about 1cr investing and swp to pay the 1cr loan monthly and growth of the invested 1cr comparison too,. Which would have given a 3rd option for those who want to pay the emi from the swp,.

Something like corona or 2008 crisis happens investment value become half Same time if he lose job also then what would be his situation. People know this risk factor that is why they are not doing so. If there is no such risk why bank giving loans to individuals why not bank take deposits at 7-8% and go and invest in mutual funds and equity with 12% return? Why banks giving loans at 9%.
