I live in the area. that pond is gorgeous. it is spring fed, so the water is a bit colder but is very clean.

I Love It! I was just talking today about some property up there. This lot configuration is the standard for this price range. It is difficult to find lots with more than 200 feet frontage and when you do, the price will be higher on this lake.

Let’s look at the data. 4 sales in the 12 months in the Town of Enfield on this lake. Average-sale price $262,250. Average lot size 4 acres. Average price per acre $85,954.79. The best comparable was sold on September 16 for $249,000 1.76 acres 202 feet frontage on the lake driveway was installed septic system design available.

@@philmcphail2228 There must be crude oil or gold in the ground on those comps. It can't just be trees and soil. There is a sucker born every minute that would pay $85K per acre.
