I guess he’s using the fact that it’s a 5 year guaranteed contract to pay down 25% of a $750m asset over 5 years. So the mortgage starts at $713m in year 1. The rental income stream covers the mortgage payments plus a guaranteed 6% of the funds paid in starting in year 6. GC arranges everything and takes a management fee on the whole, including managing the mortgage to get the best terms, building and tenants, which is probably the ongoing profit.
