Love how technical you get into as opposed to the super high-level stuff others show that is too generic to be useful. Good job!

Hey man, i know this video is years old at this point but thank you for uploading it, i recently got hired on as a laborer on a rough grading crew and while the job itself is fairly easy, i constantly feel confused when it comes to the bigger picture so im always asking people where dirt needs to be dumped and what needs to be rolled and i feel like this definitely gave me a better understanding of the big picture.

Can you do a video on scenarios where you buy a property with existing structures on it, and now want to build new additional structures, and how to check grade, for drainage and how to know if there is a enough slope for plumbing and drainage? And if there is not how do you deal with making sure sewer n rain safely get to light/street/ sewer? Thank you for these videos! Discovered this tonight (2am) and so excited. I work as a civilian on military missile defense systems and building a real estate portfolio; with the goal to replace my income so I can start developing land. So I’m dying to watch this series!! Thank you again!

@landdevelopment1019
@landdevelopment1019 3 жыл бұрын
Hard question to answer as there are many sides/facets to land development, including civil engineering, finance, construction, etc. And there are even Land Development degrees you can get nowadays! But at the end of the day, I would say that your degree is not as important as the path that you choose afterwards. Getting together with a development company just to get your foot in the door would be invaluable. And then move around departments internally; from purchasing, project management, financing, marketing, etc. I got a degree in civil engineering and started as a land development purchasing agent with a large nation-wide home-building company. In conclusion, there is much information to glean from everywhere. Just be hungry to learn and ask questions! (And you MUST learn the numbers!)

I recently got offered a job by a friend of mine in California to work for a rough grade and finish grade contractor as a labor. I was wondering what are the duty’s of a labor in this specific trait?
@landdevelopment1019

Could consist of a few different things. You could be a load-counter (counting the amount of trucks that haul the dirt off a site), you could be picking up a shovel and move/dig certain spots that the big machines can't get into, possibly even reading a GPS system and watching the cut/load operations, etc. I do realize this comment was 3 months ago, did you end up taking the job? If so, how is it going?

Question for who can answer: What are the different classes of soil and what do they mean? I tried looking up a chart online, but I found different charts that said different things. Does it also depend on the area? Any insight on this topic of soil classes and ratings would be greatly appreciated- if there is a video you've done on this topic, then could you please direct me to it? Thank you!

Hi, there! I learned a lot, thanks! What software do you use or recommend for designing rough grading plans?
@landdevelopment1019

AutoCad / Civil Cad is probably still one of the most common programs used. But I've also been hearing about this other really cool program that helps quickly design/layout property for land development. Check out the link below. And reach out to me directly, I may have a coupon code if you're interested. kzbin.info/www/bejne/gaXOooqojpiXldE

What are the duties of land development manager
@landdevelopment1019
@landdevelopment1019 4 жыл бұрын
Wow...the duties can range quite a bit. To name a few: meetings with the city and utility companies, pulling permits with the city or county, reviewing CC&R's and other project documents, meeting with engineers and other consultants, obtaining budget estimates, purchasing/contracting subs, managing the budget, managing change orders, etc.

Are these steps common nation wide?
@landdevelopment1019
@landdevelopment1019 3 жыл бұрын
It could vary in each area. Maybe different equipment types are more favorable in another area, etc. But at the end of the day, the basic process of it would be the same: move dirt, trench for pipe, pave streets, etc. But no matter where you're at, developers/builders will want to construct as quickly and as efficiently as possible. One of the differences I can see is with the dry utilities. Some jurisdictions may install that in the street and others may require it BEHIND the street curb within the Right of Way. Slight differences like that.
