I've watched a bunch of these videos, but have not been live until now. I do have a question for you. If I find a property, and agree with a seller on a property, should there be lawyers involved or should the trust agreement be enough?

A contract is good for a court if ever a problem, yet the more checking the better. Student lawyers or free online websites are used for various topics. Good Luck 👍

If you desire to use an attorney, you can have them review the contract and close with them - it's up to you and the agreement you have with the seller

I've checked out your website. Found properties in Wyoming and Utah. I'm curious but I'm Canadian. Will the landowner deal. Most of what I see I can pay cash

For the most part, buying land is available to foreign citizens - there should not be an issue.
